Glacier Point by IPE Developments is currently listed on HomeViews. The development is only a five-minute walk from Bethnal Green tube station and features a collection of 64 apartments, duplexes and penthouses split between two buildings, Moreno House and Margerie Apartments. The Walworth Collection is a brand new IPE Developments property in the middle of up-and-coming Walworth. It features a collection of modern studios, apartments and a three-bed penthouse.

This is a low-rise, purpose-built block with four floors right on Walworth High Street. It’s just a short walk from Elephant and Castle tube station and Kennington. Both are serviced by the Northern line, and Kennington is where the Northern line splits into two branches. This means that when residents are not making the most of the buzzing Walworth local community, there is easy access to Central London and the City. There’s also a National Rail service from Elephant and Castle should residents need wider transport links in and out of the capital.” – HomeViews Property Pro on The Walworth Collection

Very Happy First-Time Buyer!

I’ve had an amazing move-in experience. IPE (the developers) have been brilliant. They provided a dedicated Sales & Aftercare Manager (Kelly) to answer any questions about the property – as well as provide an in-person tour on move-in. Kelly provided a personalized manual for the flat – detailing all the important information for a new buyer, as well as all the documentation and instruction manuals for the appliances and utilities. I had just completed a round of chemotherapy when the flat was completed, and they made every effort to accommodate my situation and answer any delayed questions after I’d recovered. You hear a lot of horror stories about buying your first property – this was the complete opposite. I came out of the hospital into a new home – and immediately felt comfortable.

I’m incredibly glad I bought a new build. Everything just ‘works’ and was ready to go when I moved in. All the appliances (oven, washing machine, microwave, dishwasher) were the latest Bosch technology. The boiler and hot water were ready to go. I discovered an odd noise coming from the oven – and the developers replaced it the following day with a brand new one. I had an independent team do a snag list, and almost everything was resolved before I moved in – and everything else was ticked off within a couple of weeks.

The construction company has also been brilliant. The Site Manager (Jas) and his team have answered a bunch of random questions about how the flat was built – and have made sure any snags are finished to the same quality as the rest of the flat.

I bought the flat off-plan, so was a little nervous about the finished spec. I’ve been pleasantly surprised across the board. Everything feels premium, from the bathroom fittings to the kitchen and engineered wooden floors. The intercom system works perfectly, and they’ve integrated security systems into both the front door and the lift (so deliveries can only access the floor they’re visiting).

The latest Open Reach technology was plumbed in before I moved in – so turning on a 1GB fibre internet connection was sorted within 24 hours. Even the plug sockets have USB ports (a tiny thing, but shows the level of attention to quality of life).

Overall – very happy buyer!

Please tell us what you like and dislike about this area:

I’ve lived in Shadwell for four years before buying a property here. It’s one of my favorite places in London. Walking distance to Brick Lane / Shoreditch / major parks. Right next to the DLR which is one stop into Bank. Now we have the Elizabeth line in Whitechapel that’s a few stops to Paddington.

It’s more famous for its pubs than its clubs (like the George Tavern), and there’s no shortage of restaurants. Especially Indian restaurants like Tayyabs which is just around the corner and does the best lamb chops in London – FACT.

The development doesn’t have parking – but there are plenty of paid-for spots outside. In the four years, I’ve lived here I haven’t experienced any anti-social behavior. The community is pretty tight-knit. The development is off the main road and completely soundproofed – so zero traffic noise.

No downsides.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d done more viewings as the development was constructed. Just so I had a better understanding of how it’s built and where specific utilities were plumped in.

How has the building management responded to any problems or issues you have raised:

See review above. Every request had been addressed within 24 hours – sometimes sooner. Brilliant aftercare support.

What is the best feature of your home:

The fact it came pre-installed with modern appliances with brand new warranties and support. Everything just works. I looked at lots of pre-owned properties before buying a new build – and I’m very glad I chose the latter.

Will be great eventually

High standard flat. Design and finishing of my building quite good and I’d say above average for a new build flat. Quite happy with the fact that they are low rises as well. However, I wish I had been prepared all the delays, snags and malfunctions I would face in my own flat and in the building. I had huge snags in my flat which were purely caused by carelessness of the construction company that didn’t order some parts, didn’t connect some pipes, forgot some some steps etc.. ( goes beyond the usual snags). They are also beyond delayed in finishing the development, the communal areas of my building are still not finished even though we completed 6 months ago. Other blocks still ongoing as well way behind schedule. Aftercare is quite slow, although I cannot fault the team- they seem to be overworked with very little help and resources from the management of the construction company- but when they did fix my issues they always did it well. I am a bit disappointed in the developer for not putting more pressure on the construction company to finish and fix the issues. Property management is okay. They fix the main issues when prompted but don’t seem aware of much without residents chasing. Overall, thanks to the high standards of my flat, the design and facilities we are meant to get at one point, I believe I will be quite happy with the development, but it hasn’t been an easy ride.

Please tell us what you like and dislike about this area:

Earlsfield is a good area as close to both Clapham and Wimbledon so easy to get to big green spaces. Overall high street has some nice local shops such as butcher, dry cleaner etc.. nice couple of pubs as well. Probably one too many real estate agents and average nail bars at the expense of independent coffee shops, grocers and restaurants. I’d say that bin collection sometimes appears to be an issue, with bin men leaving some trash behind sometimes ( Wandsworth council side not Merton it appears). Although close to the railway I am not disturbed by either train or traffic noise at all. Huge plus for me is the Wimbledon Farmers Market on Saturdays.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing- someone moving in now wouldn’t have the teething issues I’ve had I suppose. If anything I’ve been pleasantly surprised by the area.

How has the building management responded to any problems or issues you have raised:

They have yes, even though both I and my neighbours had to prompt several times on some occasions.

STAY AWAY FROM IPE

STAY AWAY FROM THIS COMPANY. Staggering lack of understanding of the emotional investment in buying a new property. Appalling communication. Frightening attitude towards safety of buyers. We have been asking for an electrician for weeks – as everytime we use our  water the lights flicker. Last night all our power cut out, we had smoke in our living room and when we called IPE emergency helpline, we were told there were no electricians available and to ring the fire brigade. 6 months delay in moving in. (Our initial mortgage offer ran out) Charged for things that don’t exist (non exsistant bike shed) . Extremely poor finish throughout. Not boutique more like botched. 90 point snagging list. (Which after being in our property over a month very little have been addressed). This company is all smoke and mirrors with very slick advertising. If you’re considering buying a property with them DON’T. It’s been the most stressful year of our lives. With no light at the end of the tunnel and the stress not seeming to end any time soon. For your health and safety, peace of mind and the excitement and happiness that should come with buying a new build STAY AWAY from this shambles of a development company.

Please share one thing (or more) which you wish you had known before you moved in:

Walthamstow is amazing. The area is wonderful. Or flat is not. IPE are a joke of a company.

If there is one thing you would change about your flat or property what would it be:

Of there was one thing I would change about the flat or property it would be – that it was finished to the standard we were promised. That we have hot water. That we have safe electrics.

Nice flats in the heart of Earlsfield

The development overall is very nice, nice flats and quiet area. There is room for private car parking and a bike storage.
The only bad aspect was the developer and his/her poor/slow help for addressing the snags.

Please tell us what you like and dislike about this area:

The area is perfect for families or professionals. Close to different hotspots. 10 min to Wandsworth and Clapham, 2 minutes from the train station in Earlsfield. There is a friendly farmer market every Saturday morning and Wimbledon park is 15 min walk distant.

Please share one thing (or more) which you wish you had known before you moved in:

I would have checked parking rules first

How has the building management responded to any problems or issues you have raised:

They have responded but very slowly. They are finally managing everything better after a few months
