Best of Both Worlds

I have lived in this development that’s actually called Parklands (and not Bulmershe Campus) for four years and find it a great place to live in. There are actually two builders: Cala and Bewley Homes. I own a Bewley Home and have been satisfied with that developer. It seems they’ve done a bit of a better job than Cala, which built 2/3 of the homes. All houses have a similar built-out standard and provide good value for your money. The resell value is good, too, plus houses have moved fast giving you good flexibility in that regard.
I especially love the fact that we’re so close to Reading with good bus connection directly to Reading Station (orange line 13/14/19) right by the development and major road arteries not far away. At the same time, you enjoy a very calm suburban/rural lifestyle with lots of open areas (sports fields, open well-kept grass fields, woods, lake to walk, play & relax all around the development). A big bonus is the well-stocked & modern Co-op store in the development that’s open 7 days a week 7am to 10pm. Also nice is to have many schools nearby (state & public) plus a brand-new leisure centre in walking distance that just opened on Woodlands Ave.
All this makes for a very relaxed living in a contemporary family-oriented environment. It’s the best of both worlds: close to the city & rural feel plus all the amenities you need.

Pros:
– beautifully situated next to sports & recreation fields & woods
great location with good transport , shops & amenities links
– well organized neigbourhood community

Cons:
– management company Cala subpar, not easy to get heard now that the development is finished and they left
– pretty tightly built with smallish backyards (but that’s to be expected with these new compact developments)

It would have been good to have known how hard it gets to keep things up-to-date in the neighbourhood (public shared spaces). The management company we have is quite poor plus as Bewley owners we’re still at the mercy of Cala to get the management company to do anything right. It’s been a bit of a struggle for all of us living here. Of course, it could be worse, but it hasn’t been a pleasant experience to deal with the management company. Other from that, it is all okay. Neighbours get along with each other very well and there’s a good spirit of community with families helping each other out and being there for another.

How has the building management responded to any problems or issues you have raised:

The initial after-sale service was excellent. Now that the initial two-year period is over, you are at the mercy of the guarantee company which is a whole different ball game.

A great choice

The communal areas have been landscaped very nicely and are maintain well. The development is kept tidy and clean.
The rooms are spacious and the hallway and stairs are very ample for when you need to move things around.
My garden is south facing so get plenty of sunshine which is great too

The houses are lovely homes. They are situated close to lots of convenient shops and public transport. I have really enjoyed living here.

The properties are built to a really good standard, with high spec fittings and appliances, we felt comfortable moving in straight away.

In terms of property design, we love the layout of our townhouse, but aren’t very keen on the houses with the small kitchen at the front.
The building and property management has been great from the start and we’d recommend Bewley to our friends and family.

Location is great for families, it’s also good for commuting into London.

Please share one thing (or more) which you wish you had known before you moved in:

We wish we had known that one thermostat (1st floor), covers the ground floor too. Makes it very cold in the winter, we’ve since had to install a smart heating system (as have our neighbours).

What is the best feature of your home:

The best feature of our home is the layout – it really works for us having a large kitchen diner.

Smart, modern development in a perfect location.

The development itself is very aesthetically pleasing, modern and smart. The building layouts are spacious internally as well as across the development, giving lots of room to manoeuvre vehicles. One downside is the very minimal number of parking spaces, which are also difficult to manage and this creates a lot of poor parking, lack of space to park and regularly being blocked in by the development grounds maintenance or builders. Getting support from property management can take unnecessary time but they are eventually very helpful.

Being net to the M4 corridor this is based in a fantastic area that has quick links to the whole country. There are a few restaurants in walking distance and straightforward bus link to the town centre.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to discuss the poor parking design if I had known it would cause such issues.

What is the best feature of your home:

The property is the brightest and lightest space I’ve ever seen! Always so much sunlight in each room.
