Pinpoint is a residential development, built by St Modwen and now owned and managed by Annington. It is a Build to Rent development and features 249 apartments in a range of studios and one, two and three-bedroom apartments. The development is located in the heart of Uxbridge, and is only a 10-minute walk away from Uxbridge station, which has links to both the Piccadilly and Metropolitan lines. Adjacent to Pinpoint is the 40 acre Dowding Park, which has the River Rinn running through it and Heathrow, the M25 and A40 are less than a 15-minute drive away.

Living the London dream

The flat is awesome. Everything is high class and modern. It is also so well designed and so spacious!! And it has lots of storage space. I could never imagine so anything else like this in London. I also got a large balcony with a stunning view.
Another great thing is pets are allowed. I am planning to bring my dog and my cat from Romania. It is just so nice living in a place like this as everyone can have their pets and the building is full of life.
Despite the pets, everything is extremely clean all the time. The neighbours are all really friendly and respectful, and take a lot of care of the communal areas of the building.
It is really nice and quiet inside the flat. I know that is an issue with most modern flats in London but here I cannot hear the neighbours at all which is amazing. I cannot even hear things going on in the room next door which is great.
We got underfloor heating and good insulation to make sure it is always warm inside! The ventilation is also really good, and with the balcony and the large windows you can always fight the heat too.
The building also feels extremely safe as there are so many doors in order to get to the flat. And we got CCTV everywhere. It is perfect.
Another great thing is we got a large communal bin area in the bottom floor where the parking lot is. This is perfect as you can take the bins put any day of the week without having to bother about collection dates.
I showed inside the building to Dafne and Nick from Home Views so they could see themselves how amazing everything is.

Please tell us what you like and dislike about this area:

Perfect location, between the great town of Uxbridge and a beautiful park. Transport links are conveniently round the corner. You got both the metropolitan line and piccadilly line, and it is great being at the end of the line as there are always seats available. There are also lots lf buses that connect everywhere around the area, and even the N207 in case you miss the last train from central London.
I feel very safe, and happy to walk around at night too. The area is only going to improve…Cant wait for the gym to be finished in front of the development. There are two great gyms in the area as well, and the Uxbridge leisure centre a bit further which has a swimming pool. There is also a primary and a secondary school, and even a university a couple of minutes away, so it is a great investment if you got children.
Uxbridge is so amazing. There are so many things to do you do not even need to travel. You got a shopping mall, cinema, probably more than 20 restaurants, bars, pubs etc. Everything 5 to 10 minutes away from the development. To sum up I would have never imagined such a good location where to live. I am extremelly happy.

Please share one thing (or more) which you wish you had known before you moved in:

I could never imagine such a great place inside of london. One thing that might be useful to know is that you need to pay a bit extra for parking, but I do not have a car so it is not an issue for myself.

Why did you choose this development:

It has absolutely everything I have ever wanted from a flat in london. I am renting now but i am hoping to buy the flat off the developer asap.

My little crib

I love my flat. I call it my little crib. The one bedroom flat is perfect for me, my husband and my cat. It comes with all the essentials you need. It is nice and compact.
It is also very well insulated. Heat really stays inside, and we got underfloor heating. The hot day was quite bad but it is London so it is only occasionally that it gets this hot, and having a well insulated flat helps save a lot during winter.
Building management is alright. I have had a few issues, though. The bins area is a bit disorganised at times. I have also had some issues with people smoking inside their flats, which is technically not allowed, and people being throwing parties at night being quite noisy. I emailed them about this but had no response. I am happy these type of reviews are completed as I feel more heard, and hope these issues are solved, as overall the building is very nice. Building management has done nothing about people smoking and the parties, despite my emails.

Please tell us what you like and dislike about this area:

The area is very nice. I love it is close to town. Uxbridge station is a couple of minutes away with lots of buses and the underground. For travelling the area is perfect.
I am still exploring around but there are so many thinga to do. I love going to Intu Uxbridge which is our local shopping mall, which for being local it is quite big. We gpt the cinema and lots of nice restaurants. A new Mexican one opened recently which is amazing.
The area also feels very safe. I have never had any issues.

Please share one thing (or more) which you wish you had known before you moved in:

You are technically mot allowed to smoke inside your flat but people do so, so it is quite annoying as gets into your flat.
Some loud neighbours too.

How has the building management responded to any problems or issues you have raised:

Building management has done nothing back about people smoking and the parties, despite my emails.

Don’t waste your money.

I moved to PinnPoint Uxbridge in mid June 2019 due to my career. Previously I had lived close to both family and friends which I had grown up around, so the fact that PinnPoint had advertised that they were keen to create a community within the three blocks of ‘luxury apartments’ really enticed my daughter and I to move here and to create a new life for ourselves in a new city.
Soon after moving into the apartments, we realised that we had been sorely mistaken about the kind of establishment we were going to be living in.
On moving into the flat, it was clear that it had not been cleaned and made ready for someone to move in, something that didn’t leave a good impression on me or my daughter. Further to this, issues that were highlighted to the main office on the day of moving in were not sorted until 3 months later when I chased them up again and asked if they knew how long it would take for the repairs to be sorted.
In addition to this, the community spirit that we were promised by the marketing suite wasn’t often promoted and the events that the suite ran were during normal working hours, meaning that people like myself who were at 9-5 jobs could unfortunately not attend.
The biggest issue however was that there was a lack of security within the buildings, this being the main reason why my daughter and I decided to move out. On multiple occasions, we heard from other residents that bikes were being stolen from the underground car park because the doors were not locking automatically as they should have been after residents had gone through them. Furthermore there was occasions where teens from the local area gained access to the car park and vandalised cars and the walls within the car park, as well as gaining access to the actual apartment buildings and vandalising the inside of the lift and stairwell, as well as the hallways between flats. This violation of safety in the apartment building was a scary time and meant that I no longer felt comfortable in my own home, requiring me to leave and go where I felt I would be safer.
Furthermore, enhance and exit gates were you need a fob to enter and exit the premises have not been working for a while and are instead left open so that anyone can walk into the communal gardens and use the facilities that residents pay for. During these times, it was almost impossible to get a hold of a member of staff in order to talk through a problem and the emergency number for mainstay was extremely unhelpful.
I understand that the pandemic will have made it very difficult to orchestrate a lot of the things that were planned for the flats, however over the 2 years in which I lived at PinnPoint, there was very few times that I was completely happy with the service and the experience of living there. It very much feels like you are just there to pay rent and are not valued as a resident at all. I know I am not alone in feeling this way and when it is bought to the attention of the marketing suite you are met with hostility instead of hospitality. For some this may be the perfect place to live, however when I cannot feel safe in my own home because the security features that are sold to you are not working, I simply could not stay there any longer. ‘Luxury living’ is very much miss-sold to the potential residents of these flats.

By no means “Luxury Living”. Unhelpful on site staff. Security doors always not working., High vandalism due to lack of security. Expensive for what it is and just remember it’s extra for parking (ranges from £100 per month to £250 per month depending on what they can get out of you). Poor emergency service.

We were sold a dream but it was never fulfilled. Disappointing.

What is the best feature of your home:

It had underfloor heating and standard appliances. However, would expect this in any new build apartment.

An absolute ridiculous **** show, stay away.

Where to start, the building, the main doors to the building have been out of order for 6 months, the door locks fail on a weekly basis allowing anyone to enter the building and roam the halls so keep . Reports of teenagers gaining access to the building and running riot and parcels being stolen from the post area. The intercom doesn’t work so anytime i get a delivery they have to phone me and I end up going down to open the door for them or collect from the curbside. Inside the apartments are ok, they are a “good” spec, but certainly not the “luxury” as advertised, if you enjoy taking a bath your out of luck as the baths are more like oversized shower trays capable of holding 3 inches of water.

Advertised is a “community” however the only community i have seen is antisocial dog owners having their dogs off lead during a pandemic, cigarette and pot smokers on balconies making your apartment smell like and more recently a torrent of flies all around the development meaning your unable to open your balcony door without having 20 flies enter your apartment from outside.

Recently there was a fire in an apartment in our block which was attended by 6 fire trucks and a aerial appliance, I am not sure what the damage was but how do you set fire to an apartment that by law must be fire retardant takes some doing. No fire alarm, no warning, no just in case evacuation, and no news until 16 hours later from the building management team saying they are investigating and couldn’t share any more information.

All that combined with its a building site, apartments in construction. Derelict houses awaiting demolition. There’s a terrible park that when it rains is intransitable. Patches of dead grass where the excessive number of dogs have killed the grass from excessive urination. BoJo has his Uxbridge church thinking its Big Ben and rings bells from 5am to 1am every hour and at other random times during the hour. Sunday you get a barrage of out of sync bell ringers ringing bells at 10am where not even the double glazing and curtains can save you. Monday and Tuesday is bin collection day, sometimes you have 100+ apartments worth of stinking bins put out on a Friday and have to walk past it for the next three days until its collected. There must be an Ambulance station nearby due to the frequent screaming ambulances you hear from the main road.

This place is not for peace, quiet and stress free living.

The internal door to the apartment is pretty sturdy. Boy does it need to be!
