Beautiful building, well-designed apartments, management a bit lax


The building is a converted school and has tonnes of charm and character. The building has been thoughtfully renovated with a very good eye to design and cohesion. The flats are nicely designed and have the same attention to detail, and the mezzanine/studio setup coupled with the large traditional windows is really an excellent design. The facilities are good (gym, common area, roof deck, garden) and well thought through in terms of design — we had limited use from much of these given the Covid lockdown, but that’s hardly the fault of the development. The building management was initially great, but standards have lowered an awful lot since we moved in — Covid was the original reason for much of the services being rolled back, but it seems to be more of an excuse than a genuine reason at this point. Generally we’ve been very happy with the flat itself and the building, but given the high rental cost and an assumption of commensurate facilities and management, less so with the overall value.

Please tell us what you like and dislike about this area:

Leith is one of the best parts of Edinburgh. Leith Walk and the Shore are both close by, so it was great for pubs etc. in the before-times. The development is next to St Mark’s Park which means you can be straight onto the North Edinburgh cycle paths, so it’s been great for walks and cycles during lockdown too. The development is right next to a school playground which has been a bit challenging noise-wise while working from home (once schools returned), but in fairness the management was very upfront about noise from the school being a ‘feature’ of living here.

Please share one thing (or more) which you wish you had known before you moved in:

The building is run on a single heating system, so it’s not possible to choose your supplier. Bills aren’t too bad (£70ish / month for heat and power) but I didn’t know I wouldn’t be able to shop around for a better deal.

How has the building management responded to any problems or issues you have raised:

Generally they’ve been quite responsive, they were excellent when we moved in, but have been less responsive/proactive as time has gone on.
