facilities are very good, pool and the community aspects especially - such as the big screens and the meet ups organised. Communication is also very good re window cleaning and outages etc. Concierge and gym staff are all extremely nice and helpful. There is a trend that the development is losing its character as a great place for young families/ professionals and may turn into a development for students.

As an architect overall the building design does not feel very high quality, however, on an individual level, the experience of living in an above average size flat is great! Views of the internal courtyard and the reservoirs really elevates this experience. The gym and pool are handy and really well maintained. There have been issues with an occasional smell in the entrance lobby, that is always quickly resolved.

Design of the sandpiper building is great- not too much glass meaning the flat is warm and heating is hardly ion during winter times. The balcony is sii spacious and has beautiful reservoir views. There is a private garden as well as gym and pool that can be accessed by all residents. This helps to save on gym fees and makes it very easy to keep active as the are both located within a few minute walk!

Lovely development. Some features I really like: extremely quiet at night, well maintained, flats well designed, nice views (with some excellent weather drama), good neighbours, friendly reception and love the gym and pool. Less good features: heating relatively expensive for a new build, can also get hot in summer. Still very pleased to have moved here.

Design is good in relation to UK and London standards for new builds. I like the green areas which is an important aspect for me and all residents. Facilities are good, can’t complain. There have been some issues in the building (eg. with the lift, that took over 1 month to be fixed) but overall the level/quality of management is medium-high.
