Most of the apartments, if not the balcony ones, are airtight, and the windows cannot be opened! It would be okay if the bills for AC weren't incredibly high, but believe me, they are baffling hefty! On top of that, the ventilation system is unreliable and has not been working for a few weeks now in my apartment. I rented through Life Residential, and they have not clarified how expensive this AC would be. On top of that, they knew I had a pet but NEVER explained I had to apply for a licence. Of course, because my pet was mentioned in the contract, I assumed that the cost was accounted for together with the move-in fees. One day when dealing with other subjects, I was surprised that there was a fee (more expensive than mentioned when negotiating the place) to be paid for having the pet. No induction was made either, so 3 months in I am still finding my way around things.

- Before confirm the renting, the property agent said the car parking bay was cost 100 pounds per month, After confirmation, they said there were no more car parking rent by them, ask to contact the property parking team for enquiry. The real charge should be 200 pounds per month. - No guest parking, just checked with concierge, they had no guest parking to be offer but there a lot of empty parking space within the building area. - No flexibility of rent of parking bay, only offer 6 or 12 months without any flexibility if the apartment renting only few months left. - Ignore the tenant reporting, all of the lockers in gym room were unable to work properly, reported to building manager but seems no intention to fix it which was already over 9 months. - Ignore the tenant reporting, no response on reported to the building manager due to suffering the frequently of big steps, jumping, dancing on the upper floor's tenant to make the whole apartment suddenly shocking and feel scary. - No further follow up action on the damaged appliance by Agency Property Manager, the old appliance had been replaced after the problem happened for few months. Unfortunately, the new appliance also had issues but no response at all. - No initiative and investigate the issue, reported no hot water supply in the apartment and explain how worst the situation and suffering for a certain time due to the matter happened at night time and suspended suddenly during bathing, only treat this as normal case and assign the handy man on day time to check then everything normal. When reported the situation didn't resolve then they started to place order a parts but needed to take few months, no one confirm the parts must be worked once replaced, in the meanwhile they offer you took the shower at the building facilities.

I rent in this complex and I must say, the ground staff are great. There are many things that let this place down and I shall list them. - no soundproofing in apartments, particularly studios. You can literally hear your neighbours chatting, amongst other things. - building isn’t kept clean. Sneeze has been left on the lift mirror for 5 weeks. - residence aren’t held accountable. We’re a non smoking building but people still smoke cigarettes and weed in their property. - some studios and rooms aren’t equal, even though priced the same. - Galliard Homes did a big of a rushed job. They’re not well made and use shoddy fittings. - can’t open windows. - They allow pets!!!! Tiny studios, should be illegal as it’s cruel and they use the only green space in the entire complex and area as one large pet toilet! - full of noisy and inconsiderate tenants. - Gym is fine, not clean - sauna and steam sometimes work and then take ages to come on when you book - cinema room is always booked out. - tenants can’t recycle - tenants have no respect for the communal areas

The building is nice and looks luxurious. Facilities are good and relaxing. Cinema isn’t available much anymore as people can book and not attend as many times as they wish. I like the Skylounge as it’s usually quiet and sunsets are very nice from there. The studio flat was good sized and enjoyable and I didn’t personally mind the windows that don’t open. Property management needs massive improvement.

The design is very nice and the facilities are great (gym, sauna, steam and cinema rooms). The reception staff is very friendly and ready to help if anything happens, just as the property management. The only thing I’m not a huge fan of is that the windows don’t open, however, there’s air conditioning so it’s not a big problem.
