Location is great, but being over a train station, not enough sound insulation or Aircon. No major issues with flat except a door not up to regs. But many issues with communal areas and facilities such as building door, plumbing and lifts.

Fantastic location, right outside tube. Supermarket, markets and local shops all on your doorstep.

The wind ventilation system has issues. It will whistle loudly and can cause air pressure issues.

If there is one thing you would change about your flat or property what would it be:

Better doors, windows, and lifts. the main door is needlessly automatic and struggles in wind. Lifts often oos, doors not well sealed.

Very nice location and solid style, fittings and design for value.

Facilities are good – access to bins and bike Locks are good.

It would be good if we had a concierge in the reception. I think this could be funded at a reasonable rate by the residents and would add security and mitigate minor issues we have in the reception area.

Reasonably well. I understand that they have to manage many people with their respective concerns so generally happy.

The design of the building is great – it’s exterior has a really nice finish to it and it’s really a standout building from the outside. Property management is good most of the time but there have been multiple occasions where it has taken weeks; sometimes months, to solve a particular issue. What would have been great is a rooftop garden – given space is finite, some greenery is always a welcome surprise.

The community is great in Walthamstow. There are so many different cultures that come together, whether it’s in the markets or just crossing people on the street. The amenities are great – you have every shop you could need on your doorstep combined with gems like the Village and Lloyd Park. The transport links are fantastic – friends are often surprised how quickly they can get to Walthamstow from central London.

It would have been great to know more about the local area and amenities, as well as any potential upcoming developments and where these might be.

What is the best feature of your home:

The modern finish combined with high quality appliances. Even better, you get all of these things PLUS space, including generous storage space compared to similar flats elsewhere in London.

Great home for first time buyers – but get a professional snagger to flag issues pre-move

We were one of the first leaseholders in the building is key in this review. The designs of the flats themselves are fantastic, high-specification and the rooms are laid out well. We really appreciated all the pre-installed utilities, appliances and design features.

However, as time has went on, a lot of this has proved to be a bit of a facade. We’re 18 months in and still resolving snags in our property, and almost every single appliance or facet has experienced a fault or a design flat that has prevented our enjoyment – the attention to detail, reliability and foundations were overlooked and rushed despite a 4-month delay on the original completion date.

The building management and facilities is also very poor, the communal doors and lifts break regularly, several of the residents voluntarily self manage the building to point out issues yet no timeline or commitment is rarely given to fix them. When one thing fixes, another breaks – for example, the communal lobby is experiencing a water leak & minor flooding right now, you’d think that’s an urgent issue but it remains unattended.

Perhaps in time these issues will be a mute point due to the flats being slightly older – all snags resolved and ideally in time a different management company other than Alexander Faulkner Partnership LTD. In their defense, the service charge is slightly lower than comparable buildings but I’d rather pay more if it meant issues resolved.

Walthamstow Central has an amazing number of great local shops, restaurants and bars – the nearby village, Lloyd Park, Walthamstow Wetlands are real highlights.

You should hire a professional snagger and have them produce a list of existing issues and get a timeline on fixing them before agreeing to completion.

What is the best feature of your home:

Living room space is large and spacious, and integrated kitchen appliances are fantastic.

The exterior and interior design isn’t anything great, just clean and functionally. The white goods in the apartment are really good. Not as many snag issues as I thought there would be. The balconies are a bit bad, the slats don’t close so you can see people above and below you. The apartments are sound insulated, with the windows closed you won’t hear the station outside.

– Close to Walthamstow Central station with the overground, bus terminal and Victoria line
– Lots of pubs, shops and places to eat within walking distance.
– Lots of footfall between station and building, since a walk way leads to another Overground station
– Lots of small pieces of garbage around the area and looks messy

Please share one thing (or more) which you wish you had known before you moved in:

– Make sure you test ALL appliances and make sure all switches work
– Use pressure to see if things aren’t affixed

If there is one thing you would change about your flat or property what would it be:

– I would wish the balcony to be more enclosed from the top and bottom.

The building is next to the traintrack and you will hear the train running by ever 30 min, the isolation could have been better. The apartment is designed in a modern and luxerious way. The bedrooms are spacious and the two bathrooms are well designed, the seperate utility room with washing/drying machine is a big plus.. The lobby gives a luxurious feeling, but is not always cleaned properly. There is only one entrance (automatic door) and no other fire exit. Certain maintenance and property management issues have not been resolved as yet or not smoothly.

Great location close to the overground and underground station, market and central area of Walthamstow. Plenty of restaurants and entertainment in the area. Close to parks and recreation facilities.

Please share one thing (or more) which you wish you had known before you moved in:

I did not realize that we could here the trains running by in our bedroom that well, I think this could have been prevented with better isolation/windows.

How has the building management responded to any problems or issues you have raised:

I was not pleased with this, we had to wait long before problems were resolved and continue chasing them. There was a lot of unclarity and push back from their side.

Lovely building, super clean and modern and inviting. Love the apartment layout, really good use of the space. Would be nice if there was a bit more counter space in the kitchen as when you utensils etc on it there’s very little room to prepare food. As the room is quite long and there’s a lot of space it seems a shame to not have maximised this aspect. Haven’t had much experience with the building or property management but whenever there is any mess etc in the communal areas it’s always dealt with really quickly. Overall super happy with the apartment itself and facilities

Perfect area, right next to station and local shopping centre. However the open car park behind the property leads to people hanging around at night.

How loud the train would be next to the apartments

Noise from train tracks and infra red switch on the mirror is very temperamental

It’s super clean and functional and in a very convenient location. The building management seem pretty on the ball. The views are amazing but the train station is noisier than I realised when I viewed the property. Overall it’s a great apartment in a really nice location.

Great links to central London. Walthamstow is fun, very multicultural, and had lots going on.

The dishwasher didn’t work and it was very time-consuming to get it repaired. Twice!

Overall, I’m happy with the development though I think I’ve been quite lucky as some of the other flats have had issues which mine has avoided (eg trouble fixing snags). The management company could also do better with communicating with the leaseholders.

If you buy off plan, you probably won’t get a chance to even see the property until after you are committed.

Solum commissioned The Six Collective to design the Lobby Area at their Walthamstow Gateway Development, Station Approach. The brief was to create a stunning, impactful entrance, which would resonate with the young Millennials who had just purchased their first home in the building! The space is open and airy with glazing along the entire facade ( giving those passing backward and forward to the station a stunning view of the interior!)

The palette comprised cool, classic black & white, lush leafy greens and a zingy orange accent.
As a backdrop, the team decided to draw on the heritage of the area, with a nod to its most famous resident, William Morris, who spent his teenage years in Walthamstow. This took the form of a stunning large scale Persian Design Arts & Crafts mural from the V&A Collection for the main wall with resident’s letterboxes. This fresh, contemporary take on a classic wallpaper gives the lobby a classy, sophisticated, yet youthful feel. A funky sofa and two fabulous black woven loungers (based on a classic 50’s Danish design by Hans Wegner) make a real statement and provide the residents with a welcome spot to sit and drink their flat white as they watch the world go by. Three gorgeous, over-sized sculptural black planters with fresh greenery completed the scheme, bringing nature and softness into the space.
The residents were thrilled with the finished result – a gorgeous, welcoming entrance to enhance the every day!

Walthamstow is a cool, vibrant location with excellent connectivity to the city making it an ideal choice for young professionals. With great bars, breweries, quirky shops and an abundance of green spaces it ticks all the boxes for those seeking a balanced lifestyle where urban living meets leafy tranquillity. Victorian and Edwardian houses, pretty cottages, warehouse buildings and stunning new developments all have their place here. It also has a rich and fascinating history showcased in the Vestry House Museum and William Morris Gallery.
