We believe the best information about a residential development comes from the people living there. Owners and tenants have a lot of useful information to share with their prospective neighbours, not just on the property itself and its locality, but also on the developer and the building’s management.

The Reach is in West Thamesmead, SE28. There are private outside spaces to all apartments (with either a balcony or garden space) and some homes have private parking.

The design of the building is very good - it looks nice from afar and the flats are pretty. The building has a yard with a small playground for children along with a nursery that is planning to open early 2023 which will be good for families. The management could be improved as sometimes there are problems with the building such as there being no hot water due to the boiler man functioning and it takes a while for them to be fixed.

The Property management of the Reach and contacting Peabody is poor, when you email the team its extremely hard to get a timely response, there seems to be a lack of structure and internal communication. The building management team are hard to reach and you can't seem to get a clear response on issues such as parking, they constantly give conflicting information which is extremely hard to decipher. The actual cleanliness of the development is great as our steward Brian takes great care of the building and communal areas he is wonderful ! The design is good however the orange panels and metal balcony's look quite cheap and I feel glass would have looked better. For the price paid I feel it has been cheapened.

Two and half years later I still really enjoy how the building looks and the size of my one bed flat. There are not many facilities here apart from the communal garden that people no longer use due to various reasons. The hallways and lift are pretty clean and kept that way. The negatives are that Peabody does not respond to emergency works in timely matter but that might be at all developments. Also we only have under floor heating that is extremely expensive to run.

Overall the development is nice, all brand new and looks great and modern from the outside. Great grounds and public garden that is always kept to a high standard. Onsite caretaker visits a couple of times a week, very friendly and thorough. Never had an issue with the bin store, again, always well kept. Unfortunately, no onsite parking for housing assoc. tenants, which is a bit frustrating. Also feel the design of the building could have been better. There are concrete slabs throughout the building floor which are stained and look dirty very easily. Also feel the rooftop of the apartment building could have been a communal rooftop garden!!! Missed a trick there.

The design of the apartment block is modern and stands out amongst all the other buildings, I like the brick work as it feels modern whilst still having a sturdy oldschool factory esk vibe. The balconies are spacious and nicely spaced out, the only issues with them is that they are metal instead of glass, so it means you cant see as clearly off your balcony compared to others in the area. The building is well maintained and the communal garden has a real buzz and is a great way to meet your other neighbours. Overall I am pleased.
