The apartments are the Keel are modern, a good size and beautifully decorated. Many of the apartments also have amazing views of the river. The team who work at The Keel are lovely and happy to help 24/7. The parcel system is great and I never have to worry about getting expensive items delivered.

Great place to live, I’ve been here for 3 years and wouldn’t live anywhere else in the city centre. The apartments themselves are spacious with high ceiling and decorated to a high spec. The communal areas are well kept and feel luxurious. The new property management company are great, very organised and friendly.

I love the area – the location is great because you’re in walking distance from the city but it’s still quiet and calm by the river. The views are of course beautiful too! Only downside is that it’s a good 10 minute walk to the nearest shop.

How windy it can get along the river! Nothing else comes to mind about the flat.

How has the building management responded to any problems or issues you have raised:

Quickly and efficiently – there are occasionally issues with hot water but they are on the ball in getting an engineer out within a few hours

Overall The Keel is GREAT

The apartments are nice and modern, the walls are soundproof and all management, staff and facilities are class! Would definitely recommend! My apartment comes furnished and all is good quality, you can tell they care and haven’t just splodged a couple of quids. The beds and couches are comfy and the wardrobes are reasonable space.

So far this community has been nothing but a joy to move into. I have no negative comments.

I can honestly say I have no complaints, overall the keel is great.

What is the best feature of your home:

The best feature of living at the Keel is the peacefulness of the area and your surroundings. Also great for walks on the docks. Andddd they allow dogs!!!! I love bumping into the fur baby owners and their babies on my way out!

The apartment layout and provided furniture are good quality and maintenance is fast and responsive. Post is easily accessible and reception is friendly and helpful. The gym is an absolutely excellent feature. Online portal for selling items and talking to other residents is great. Privately operated carpark is too expensive.

Absolutely beautiful area with a view of the river and the city. Close to the arena, exhibition centre and Albert docks. Little bit of a walk to a train station or supermarket but not excessive.

Please share one thing (or more) which you wish you had known before you moved in:

You can’t hear anything from flats either side, above or below. You can hear people in the corridor going past so if that bugs you pick one further away from the lift. The heating in the building can be a bit finicky but it’s never off for too long. Guest parking is outside the main gate and is twice as expensive as inside the gate.

What is the best feature of your home:

The service from the front desk and maintaince is fast and reliable

The keel’s location is what drew us to it in the first place. It is a great area to live in and there is plenty to see only a short walk away. The flat itself is spacious and nice to live in however the building is not well maintained and therefore we have had a lot of ongoing maintenance issues

Excellent management, cool building design. Great views from apartments. You couldn’t get a better location and lovely riverside walkway on doorstep. There is an on-site gym and outdoor seating area which is nice to have in summer months. Pet friendly

Apartments are nice, you have green areas and the building is dog friendly. The administration is always organising activities and are very cooperative and friendly. You have bike racks, someone 24/7 at reception and parcel pending lockers that make life easier. The building app also salirla great for announcements and maintenance bookings.

The keel is amazing, far enough of the noise and trash of the city but walking distance to good coffee shops, bars and restaurants. Few cars in the streets and excellent view.

Building app works fantastic and having a reception with someone 24/7 is really helpful.

The building is very attractive design maintaining links with its past whilst staying modern. On site gym is well maintained, and the area surrounding the building is secure and kept clean. Staff are very friendly and always quick to help.
Re-occurring issues / failures with hot water in the winter have been the only sour note.

Shops are a 15-30min walk away. Restaurants, rail and other retail facilities are 30+ mins walk via the docklands or the city centre

Insulation can be a bit of an issue in colder months. Issues with the hot water & boiler have been re-occurring
Pet friendly is a big +ve in such a key location
Parking space cost additional to rent

What is the best feature of your home:

The view is great and access to the city centre means that can do most things whilst not having to worry about travel or other issues.

The building and property management are great, they are always happy to help. They’ll send out maintenance for any requests ASAP.

The concierge service is great for answering any questions and receiving post, they also put on social events for the building which is a nice touch.

The flat design is spacious, well-lit and stylish.

Close to local amenities, e.g. local Tesco express in walking distance and the restaurants in albert docks are a short walk.
Walking distance to city centre and train stations.
Its great living on the docks, you can walk outside and have a great view!

I would have like to know more about what bills companies the flat had already set up to make the transition a bit smoother.

Yes they respond the same day and will usually have someone out to fix the issue the same day or the following day.

A nice place with great views and close to town

Good location with a nice layout and design. Always kept very clean with friendly staff on site. Maintenance always arrive soon after problems are logged. Lovely modern design with welcoming reception and communal areas. The gym and on-site parking are also welcome additions

The maintenance for the site is handled by contractors which sometimes makes you feel like logging a problem with the keel staff is just dealing with the middle man

Facilities are good, when no lockdown, all communal areas are clean and email chains keep us up to date

However it is very expensive and I am sadly going to be moving out next month as a result. I have loved my time here and will be sad to leave. It is my home

The Keel is a fantastic place to live for small families. Very secure and serene. It has a very good front desk team which are available on a just a call and are happy to help. The concierge and parking facilities are very good and all the apartments are decked up very nicely. Slightly expensive but I think that is a good price to pay for the location.

The best thing about the location is that it is very central. The property is very close to the central shopping area of Liverpool, all the tourist attractions as well as all public modes of transport. The startgeic location on riverfront adds to the beauty of the place.

The Keel is a great place, to live. I’ve been a long term Tennant since its initial opening several years ago. The building management team at present are really helpful and have made real changes in terms of the overall Tennant experience; they are to be commended. The flats themselves are bright and spacious with good quality appliances and furnishings.

The only downside of living at The Keel is the cost, although that is probably more of a reflection of the Liverpool waterside property market as a whole.

Love living at the Keel. Amazing waterfront location, great views, very close to town (only a short scenic walk). Right next to the Marina and Liverpool Watersports centre for swimming. Friendly and helpful staff. Spacious rooms and quiet neighbours. Great facilities!

The design is a great layout, large bedrooms, living areas and public areas. Biggest apartments I’ve viewed in Liverpool. The building management are kind and polite, 240 apartments and they remember my name and apartment. Goes a long way. The grounds are kept clean and tidy also, wonderful ground keepers

I love the area, it’s clean and tidy. The roads are great to get too in the morning and night as the traffic is always going the other way.

How windy it is, you don’t feel it in the building but outside wow!

Lower the rent when you’ve got great tenants. Or incentives, as we know that many others in the building get a reduced rent.

This block of flats has a welcoming wide reception area at the North entrance with seating and a drinks machine(when there is no Covid lockdown) and a welcoming airy entrance at the South with seating. Both areas have parcel lockers as well as post boxes for the flats. There is secure parking which is paid for separately. The lifts are roomy and corridors wide so easy to move around and very easy to manoeuvre in if in a wheelchair. The common areas are kept clean and tidy and the cleaners are cheerful and friendly.
Pets are made welcome.
The reception staff are friendly and helpful. Any maintenance issues are dealt with very promptly as there is a permanent team on site. Reception is open all day and the nights are covered by security staff, so any emergency is dealt with swiftly. There has been an issue in the block with hot water, but management have spent a lot of time and energy trying to get it sorted – and it does seem to be solved.
There is a well equipped gym on site which is open when Covid restrictions allow.

The Keel is on the waterfront so conveniently close to lots of amenities. It is a few minutes walk from the Albert Dock complex of shops, cafes, restaurants, art gallery, museum . It is next door to the Conference Centre and Arena on one side and the Water Sport dock on the other. It is within 15 mins walk of Liverpool One shops and bus station and has a small bus that passes in front of the building hourly. The riverfront footpath is in front of the building and goes from the north of the Liner Terminal to the southern end of Otterspool prom. It is a 20 minute walk to both James Street and Brunswick stations, with frequent trains. and the same to the ferry terminal at Pier Head.

If you are interested in a flat in this development it is worth coming in and speaking to reception, not just rely on estate agents advertising vacant flats.

If there is one thing you would change about your flat or property what would it be:

It would be great to have access to vehicle electric charging points. We would then buy an electric car!

Best of the both worlds, close to town but pretty quiet with respectable neighbours

Like: waterfront location, mostly quiet neighbours (mix of families, students, young people, retirees), outdoor communal areas, the view, not in the thick of town but close enough to walk. Secure parking. 24/7 reception access and security is very reassuring. City centre circular bus stop is outside (not as frequent as it used to be!). Flats are modern and minimal, nicely laid out. Gym is small. Hall and lobby is cleaned frequently, long-term cleaning staff are brilliant and friendly.

Dislike: too many neighbours have pets that don’t belong in flats and that moult/defecate/smell, management can be aloof and all talk no action when it comes to repairs, old office windows are ugly, quality of tenants has dipped a little (more domestic students than there used to be). Rent is a little too high given some of these downsides. None of that would stop me recommending this as a place to live though except for: the new management are obsessed with technology. An app for repairs, an app for the water company, an app for your parcels, online yoga nonsense…it’s alienating for the older tenants. Collecting parcels is more complex than it needs to be. No shops right on the doorstep too so that’s something to consider. Also disabled access is abysmal (getting in the front door and navigating the corridors, lifts serve all floors). They also need to shut the main gates to stop kids getting in.

Overall: pros definitely outweigh the cons but I would say that the management need to do more to attract respectable tenants. We miss the mix of international students from the Gulf, local pensioners, young couples, and families with kids that there used to be!

Like: waterfront area, not in the thick of town but everywhere is walkable (if you don’t mind a 15/20 minute walk into the centre), lovely weather in the summer, nice area to walk around the docks, not too far from the local Tesco express and Spar (10 minutes each way). Easy to get an Uber. Secure parking.

WARNING: they use a district heating water company not United utilities – bills are VERY high. They switched companies recently and the new one is even worse as everything is done digitally and they don’t even offer Direct Debit!!!!!!!

Dislike: tourists, non-locals clogging up Kings Parade oblivious to the fact that some people have places to go. Very harsh weather in winter. If you’re old or don’t driver or disabled consider: bus doesn’t run as frequently as it used to, can be a bit lonely after dark.

The building itself is a showcase as it was converted from the previous HMRC building. I’ve found the facilities team ok to work with, I’ve had several jobs that need fixing and its taken quite a while however I don’t think COVID has helped. It would have been nice if the flat came with a kettle, toaster etc rather than having to buy my own, as if I move somewhere else, there will be provided so I’ll have duplicate kitchen appliances. The concierge staff are all very pleasant and are happy to answer any queries you may have. There is plenty of parking spaces which is a big positive as I know some other nearby developments have a waiting list.

Being on the waterfront is peaceful however there aren’t many local shops. Albert docks is less than a 10 minute walk away.

Well as the above comments states, I wish I’d know that the smell in my apartment was more of a serious issue. I just assumed the flat had not been properly aired for a while and thought leaving my window open for an afternoon would’ve solved the problem.

How has the building management responded to any problems or issues you have raised:

An online ticketing system is used to report problems which is good. One unfortunate problem I’ve had is there’s been a strange odour in my flat since I moved in and me and the facilities team have not been able to find the cause so far. The problem has been narrowed down to the HVAC system and I’m hoping the problem with be solved soon. I would say this is something that should’ve been flagged before I moved in by building management.

The building management team onsite are generally very good and most issues are sorted quickly. I had the paperwork sorted within 2-3 days of agreeing to take the property. The bills are better than they used to be but can still be a little expensive, but the hot water supply and heating is almost instant after recent improvements. It would be nice if one parking space was included with every flat instead of extra, however.

Unfortunately it is still virgin media broadband only (although soon to change)

One free parking space would be nice, and a bigger radiator in what is a large bedroom.
I would also provide a normal terestrial TV aerial input for those who don’t want to pay virgin,

The location is great for city center access and also nice walks along waterfront and Albert dock. The apartments are a good size and furnished to a high standard. The maintenance of building and apartments is very good and any issues are resolved swiftly.

Great living at keel

The keel is a good mix of city living together with adequate outdoor space. Apartments are spacious and have great views either of the waterfront or two cathedrals depending what way you face. Pets are welcome which is an added bonus for city living. The staff here are brilliant, professional and friendly nothing is too much trouble. Great community feel

The Keel is a lovely place to live. The apartments are clean and spacious with plenty of light through the large windows. The location is perfect with nearby access to the waterfront, shops and the city centre. There are excellent facilities including secure parking and a gym which has everything you need.
