A new fresh home away from home

The building feels very homey and cosy due to the different architectural epochs. The fire place, is a lounge with an electronic fire place and plenty of seats/ sofas/ armchairs.
The gym is of a good size and has some good equipment. The different lounges on each floor can be used to relax or work in. Also, the big lounge next to the gym is available to everyone to use as a work space or a extended living room eg to watch movies or simply to hang out. Vending machines / coffe vending machines are available too. There is also a professional meeting room to work from with a big table and a white board.
Further the games room has a table tennis, pool table and dart available. It is cozy due to the newly added sofas. The building is all in all very cozy and plenty of lounges make is very homey. Parcels are dropped off at the management office and are safe and do not get lost or stolen. Postboxes are used for letters. The management is friendly and surely do their best, but there is always plenty of room for improvement.

The location is great:
-very close to the city center, hospitals (LGI), the University of Leeds campi, Leeds Beckett University, Hyde Park.
-has a convenience store close by, a Pizza delivery service ( Papa Johns), ATM
– 5 min walk to other shops eg Tesco express, other take outs and restaurants
– 15 min walk to Aldi and Cinemas etc
– close to places of worship for different religions
– nice location as it has its own compound/ garden area with BBQ places
– looks luxurious
– it is safe due to on site security
– parking spaces available

Please share one thing (or more) which you wish you had known before you moved in:

– the walls are very thin, you can listen to neighbour’s conversations
– unfortunately the studio flats do not have an oven ( would be great if they did)
– the courts has no roof terrace that was not clearly described on the website
– the house doors slam shut, very loud
– maintenance takes long esp for gym equipment
– even prio to the pandemic the gym didnt offer disinfectant or wipes
– the sensor – light and vent in the bathroom is annoyingly loud
– most annoying is the tap both in the bathroom and living room, you can chose between arctic cold water or boiling hot water to wash with… it is nearly impossible to find a comfortable temperature.
– bin store sensor light … basically it does not switch on unless you perform some sort of dance in the dark for it to switch on. Also, this has been mentioned to the management but the reply was to throw the trash away during the day and not at night. …. this makes no sense esp if you are someone that works nightshifts.
– further the management team needs to step up their game.
– tip: do not use the circut laundry app but get the card… the app frequently does not work
– taxi companies need to be made aware where and what CQ is
– security at the site is friendly and very helpful
all in all a great place to live but has greater potential than yet realized.

The facilities that are on offer especially the gym and the lounges.

Great place to live – modern, elegantly designed building with lovely apartments and numerous good quality facilities including study rooms, games rooms, lounges, large garden area outside and well-equipped on-site gym which are all included in the rent.

Property is also very well managed both in terms of cleaniness and maintenance.
Management team is very atentive and usually responds within hours to any requests or enquires from the tenant.

Building is located within 10-15 minutes walking distance of the city centre making it perfect for anyone working in the city.

While close to the city centre the area around the property itself is safe and quiet with no significant traffic nearby.

There’s also a large park nearby with tennis and basketball courts, overall a very good location for any professional.

Please share one thing (or more) which you wish you had known before you moved in:

Everything was well presented and explained to me during my viewing, wasn’t really surprised by anything.

What is the best feature of your home:

Defintely the location, being able to simply walk to work within short amount of time is great.

A good place to live in worth the price, however there a few Internal issues which require improvement.

A lot has changed since we moved in the building. For example ( before covid) the charging of the shared facilities when booking, it just meant that if you wanted to spend a little time with your family people could just walk in as the prices where quite high hopefully this will change after lockdown. Communication requires improvement from the management team including the manager herself.
Building maintenance requires more staff as work is always delayed.

It’s close to the city centre and coffee shops. The compound makes tenants feel safe within the area.

Please share one thing (or more) which you wish you had known before you moved in:

That not all bills are included and that you do end up paying extra and sometimes it doesn’t make sense on how the extra charges appear.

How has the building management responded to any problems or issues you have raised:

Usually you get a response within a day however for the work to be carried out can take anything up to 2/3 months.

Decent modern and refurbished development in a historic building. It’s a very good place to live in terms of location. Stays warm in the winter and cool in the summer. The grounds themselves are very well maintained and decorated seasonally.

Very friendly staff with lots of optional events throughout the year. The ability to collect parcels from the reception after work is very convenient and useful. I’ve never had a problem with the management of the building. Having a gym and washing facility onsite means all core amenities are present.

Very good area. Very close to city centre with good local amenities.

Fast internet but caveats about its network.

If there is one thing you would change about your flat or property what would it be:

More recycling bins in the refuse store, as these bins in particular are often overflowing and put me off recycling. This is especially true for the one glass recycling bin between all the residents.

The design of the property is great, however things within the property often don’t work/break down (lift, washing machines loose connection to the app, gym machines, pieces of the steps outside, etc). It is a massive bonus to have the reception on site, however, it often seems that the internal communication is very very bad. It seems like nobody knows what the other person is doing.
A positive point is the cleanliness of the building. The building feels very safe and the security guards are very friendly. Also having a gym onsite is fantastic. The laundry room is great, but quite pricy.

Pro:
+the location is quite close to the city centre
+there is a little McColls around the corner
+restaurants are not too far away

Con:
-public transport is not super close
-no bigger supermarket in walking distance (considering you have to carry the bags home)

A few times a year they need to enter your flat, which happens often without you even being at home.

How has the building management responded to any problems or issues you have raised:

Saying that that’s my fault and I have to fix it/look after it.

I have been really happy here (6 months) despite the COVID lockdown. I’ve met some great people, and I’m completely satisfied with the management team. They’re working really hard in difficult circumstances. The rent is affordable for a one bed studio (pretty much market rate), and I have had no issues remote working on the Wifi.
I have literally only one concern: the security of the development is compromised by the issues with the security gate and outdoor locks. I know they are working on this, but it is taking some time.

The location is perfect. There are security issues with the local lighting in Hyde Park, but this is a council issue.

Please share one thing (or more) which you wish you had known before you moved in:

The ovens in most of the flats are very small combi microwave ovens.

What is the best feature of your home:

The working spaces are a real standout: this is unusual in properties which are suitable for professionals/key workers.

It’s well designed, has a lot to offer including gym facility, lounge areas and social gatherings when permitted. The administration is friendly, prompt and appropriate. Bills are not as expensive as in other developments. It is affordable. Has a large parking area for people with cars. It promotes recycling.

The good aspects about living in this area are a corner shop (McCauls), near Hyde park, no robberies, near University and city centre and walking distance to Headingley (full of social activities).

The bad aspects of the local area is it’s 30minutes away from the train station.

I wish I knew that there are no separate ovens in the flats.

They are quick and have managed to provide quality services.

Never had any issues with property management. Design of the main building is beautiful. Back is functional. Flat can often get extremely hot as a result of modern day insulation. The facilities here are really good. Multiple work spaces , social spaces and a small gym. Good community. Overall a happy place to live.

Short walk from local shops/takeaway. Twenty minute walk from city centre. Parking available within accommodation at a cost. Local roads permitted. Accommodation is secure.

To get a mattress topper and be prepared for some warm nights

Fixed quickly. Reception open most of the time and they are always friendly.

Generally Good Quality but Slightly Expensive

The design of the studio is good. But the lighting can be a bit harsh as it’s quite a cold white light. One negative is that if you are trying to contact reception via email or phone, they don’t often respond or take a lot of prompting to repond. However, the facilities are good and are kept clean, no traffic noise and I feel safe in my property. There is always some form of security and the site is gated which adds to the feeling of safety.

Please tell us what you like and dislike about this area:

We are very close to a corner store which is nice. The location is not too bad as its only a 15 minute walk to millenium square and about 20 minutes to the city centre. You are also very close to hyde park and about 10 minutes from the university campus (when it’s not closed due to Covid19).

Please share one thing (or more) which you wish you had known before you moved in:

That the landlord was going to stop reimbursing credit that wasnt used for utilities.

If there is one thing you would change about your flat or property what would it be:

The walls would be thicker, insulation/heat-wise and noise wise.

The apartment’s design is modern and minimal. The common spaces follow the same design patterns. It is a good quality for what you pay. In my opinion, the shower doesn’t fit the overall standards of the room but I guess you can live with that. Finally, what I don’t like is not having a desk in my room as I had to buy it and the small table that comes with the apartment is very small to work or eat more than a person.

The area is quiet and peaceful both during the night and the day. However, the best part is how close it is to the park. The bad side is that it is far from the big shops.

That the bathroom light is automatic and you can not turn it off.

If there is one thing you would change about your flat or property what would it be:

The shower power and the table. Especially now that we work from home there is a need of having a desk or bigger table or more comfortable chairs.
