Nice place for summer but not winter

The hot water system is awful. It is not stable in winter. Always can only get water in room temperature. The management staff are friendly and polite but they can do nothing to fix the problems. It's a new build and not supposed to have so many repairs needed. This is disappointing.

The good side The location is good and the area is quiet. The bad side Bins are always not collected

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the hot water issue (both inconsistent supply and high cost).

What is the best feature of your home:

The living room is spacious. The equipment in kitchen is very good and user-friendly.

Very high heat tariff and disappointing property management

Property management is poor. Management fee is around £2,000 a year for a 2-bedroom flat, but there's no staff on site to look after facilities or provide immediate help. It usually takes a number of weeks to get a problem fixed. The area is totally open to outsiders. Privacy is minimal. Anyone can park and go for free. The developer charges a very high tariff for heat and hot water under the communal heating system. Residents have no say over the charges, and are excluded from the government's energy price guarantee as they are treated as non-domestic users.

Please tell us about the good and bad aspects of living in your local area:

The location is good, just a few minutes' walk to the city centre. It's alongside River Wensum. It provides a quiet and comfortable environment.

How has the building management responded to any problems or issues you have raised:

Totally unresponsive! They always turn a deaf ear to the problems raised by residents, especially the heat tariff issue and the unauthorized parking problem.

Please share one thing (or more) which you wish you had known before you moved in:

If I had known the heat and hot water tariff could be that high (several times higher than the retail gas price), I would not have bought the current property.

I love my flat

A lovely quiet place but close to so many amenities. Well constructed, well insulated and pleasing to the eye my flat overlooks the river and the weeping willows. It is just a short stroll along the river to shops, pubs, cafés and entertainment and only a 15 minute walk from the main train station. And you can even paddle board along the river!

Please tell us about the good and bad aspects of living in your local area:

Living in my flat is a relaxing experience. There is minimal traffic noise though I do face the river and not the main road. I manage well without a car so parking isn’t an issue (there are visitors’ spaces and a car club). There are bicycle racks in the cycle store which are very well used. Bin collections are carried out - there is plenty of space in the bin room anyway.

How has the building management responded to any problems or issues you have raised:

Very quickly and courteously. And they didn’t mind explaining something more than once.

Please share one thing (or more) which you wish you had known before you moved in:

I need lots of help with the technology including programming of thermostats! Even the cooker controls had me flummoxed.

Super Flats near River

The development is immaculate and so well organised. Any little snag is immediately sorted. From the very beginning the service has been superb - informative, up front and honest. I feel they care and also care about me.

Please tell us about the good and bad aspects of living in your local area:

Lovely area-the development itself is quiet but nearby is bustling. Station and town centre within a 20 minute walk alongside the river which itself has canoers and paddle boarders. Shops and pubs plentiful and close by. I can find no fault with the area or amenities. A lovely place to live.

How has the building management responded to any problems or issues you have raised:

Immediate response -even helped me out with my internet connection. Also had 7 and 28 day personal visit to check everything was fine.

Please share one thing (or more) which you wish you had known before you moved in:

I knew the area before I moved in. The only surprise has been there have been no surprises.

The design is very nice , there is very near river can enjoy walk and running along the river, and there is health center to swimming and sporting. The garden is very beautiful and environment is very clean and peaceful. There are car parking ,and the management team is very responsible.
