Pros: - beautifully designed & well-maintained - feels like a private community, and very safe - 7am-11pm Sainsbury, 7 days a week - security on site - concierge/mail room - the estate is very clean - amenities - security/concierge are VERY efficient Cons: - I wish there were more buses and convenient night buses. Considering 3,000 homes were built there, it’s hard to understand why transportation is so poor after the DLR stops working - while the estate is very clean, some residents trash communal areas in the building I live in and it’s reoccuring. Lifts, entrance … I understand it’s hard to monitor but it’s a bit annoying that I clean after fellow residents (found a sheet on the floor in the entrance yesterday, a few days ago it was a suitcase, litter often left inside the lifts, many mailboxes are full and letters end up on the floor …). - some residents smoking weed which travels through vents and other residents’ flats - I wish they were more proactive with fixing the gym/pool locker system that’s been broken for a while. It’s annoying to leave your stuff there and hope no one will steal them - jacuzzi is too cold. Feels like a cold bubble bath - I wish the gym/pool/jacuzzi hours were extended to 6am-2am everyday

The design is decent and so far there is not really any problems like water leakage or electricity issue with the property development as I have lived there for a bit. It would be great to have a bigger clubhouse given the new Riverscape and more residents from there. It would be good to get rid of the clubhouse induction as it charges a bit of money and is useless given the small size of clubhouse.

Excellent design and facilities. Love the cafes and pub and nail bar and shop. Sometimes the building flower beds look scruffy and unkempt. Entrance hall is also scruffy but is being painted this week which is good. The glass on outside of balcony could be cleaned once in a while!

Even though you are paying extremely high management fee for the estate, the concierge, aftercare and management team are unhelpful in resolving issues. It is very disappointing. The worse is that they kept lying and gave you fake promises that they will pass the case on to the senior manager and nothing happened for the past 2 years.

The set up of the Royal Wharf is fantastic - a bustling “mini village” with everything from hairdressers and dentists to local coffee shops and our own spa! Jacuzzi included. The community & people I have met have been incredible too - lots of like minded people, great activities & events, and a great food market on a regular basis. I haven’t had too many issues with property management - the pool/spa can be closed at times for maintenance but nothing too strenuous. The gardens & parks are kept in great shape and there’s a high number of security personnel at all times. Location is quite far out for Central London lovers but apart from that I would certainly recommend!
