A flat that feels like home

From the viewings to now living in No16, the whole team has been amazing.
The staff is always available, the moving in process was super smooth and they all are very quick on getting back to us about any matters we may have. On top of that, the flat and building are amazing, it truly feels like home!

We are a family of four who were accustomed to living in a detached house with a spacious garden in our home country, Turkey. Considering the disadvantages of living in such a house with a high maintenance cost, struggling with vermin and pests and vulnerability, we decided to live in a flat here in Sutton when we moved to England. Before moving, we meticulously researched places where school offsted scores should be high and where crime rates should be low. Sutton came out from many resources.
Of the various alternatives around the area, No 16 Sutton Plaza seemingly has the greatest number of amenities in every respect as public, natural, safety and so on. This alone is enough to decide to move in. Over and above, you will see more inside. Staff is at service at all times, which makes you feel exclusive. Perfect sound insulation, adequate ventilation system and fabulous panoramic London skyline which, of course, is eligible for my apartment, Flat ## and the flats above us, are all the valuable assets of this development.
Nowadays we all feel tense, nervous and strained isolating ourselves during this lockdown. Under such adverse conditions having all negative feelings, you open the door and find three packets of quality teas on the threshold with a letter on saying good appetite. These people in the administration know how to make residents smile. We thank you very much for your generosity and efforts to make the residents join activities online to stay relaxed and well.
As for the cons, rental for a flat with two rooms is as high as a house with four rooms around the immediate area. It was much cheaper when we moved in June. House rentals in the area appear to have decreased.

I should have learned whether the flat is eligible for homeoffice. Window cleaning twice a year is not enough for flats with huge windows.

What is the best feature of your home:

Day and night panoramic London skyline view seen from my flat makes me relaxed. Window frames are big enough to provide such a view.

Lovely place, lovely people, great size.

Very close to the station and local amenities, no complaint on the location at all.

Local community is questionable at times, and even though the flats are well sound proofed you can often hear the people out on the street letting people know they’ve been out for a few beers 😂 (not recently though thanks to the current climate)

Everyone is incredibly friendly, couldn’t pick a better place for transport links and local shops are a treat.

Total cost (rent + bills) is going a bit more on the expensive side.

The building is very modern and well clean looking. There are some issues with design flaws such as wood in a place that can leak, poorly chosen materials that has led to damage over time, and cracking around door frames where the door closing assist is too strong.

Parking is an issue. People park outside on the road that leads to the garage which could have been enforced better by management, and has also made it impossible to access the bin storage at times.

The bin storage is terrible as people do not put rubbish in the bins and just leave it laying around in the storage room. Management have said people will be fined but as it still happens I doubt any have been issued.

Main issue is how expensive the properties are. Nearby you can get 2 bedroom houses for £1400pcm with a garden off street parking and garages in some cases, but a 2 bedroom flat with very limited food storage for the possible occupancy, non inclusive parking I pay £1665pcm and an extra £100pcm for my parking.

The building is well situated at the top of Sutton high street with easy access to shopping facilities. There is a train station with lines to London Victoria a 5 minute walk away as well, giving good commute access for uptown

Management have been very good at responding to maintenance issues when raised

Sutton No 16 is a very cosy and high standard residence. Perfect for couple, families, pet firendly. Actually you feel yourself like in a hotel but it is your home. Very modern, practical, close to every shop and amenities. The team is the best team ever as they are always available for you and let yourself feel really at home.

Since moving in to the property at the end of May, my partner and I have had nothing but positive experiences. The building itself is modern, spacious and has great accessibility. The communal areas are always kept in perfect condition and provide a perfect space to work from home. All of the staff are incredibly friendly, approachable and helpful. We have had minor issues fixed immediately and always receive perfect service from the concierge. Our apartment provides great value for money, even without considering the great location, communal areas, under-building parking and soon-to-be gym.

The local transport links are perfect for our commutes into London and work. We are a couple of minutes walk away from the town centre which is ideal.

I would recommend viewing a furnished property as I initially feared that the rooms would be too small with furniture in – though that’s definitely not the case!

Good quality apartment, excellent location. Bit noise of the trains in the morning but in general the apartment is good noise isolated. Amazing smart meters to control your energy consumptions and Hyperoptics installed in all the apartments. It’s a bit hot on Summer, the apartment accumulates a lot of hot during the day and you don’t have aircon to cold the apartment at night. A weird smell from bedroom carpets, probably because they are new but its a bit annoying smell. A lot of space but very few shelves and places to organize your things, specially in the bathroom. Very good quality in general, ventilation system, Bosch appliances and underfloor heating.

Excelent location, a lot of shops and restaurants close to the building and the rail station just 2 min walking. In the other hand the connection to Gatwick airport is not perfect by train (1 hour) and the best option is National Express buses (30 min).

I relocated to London very recently. And I struggled with the pain of being able to find a nice place for myself and the family which is in good condition. Greystar not only provided us with a great flat in wonderful condition, but also showed unparalleled customer experience. On our first day of moving in, we found a nice personalised card on the table with my name and my wife’s name on it to welcome us. The team gave us a 20 min induction to teach us how to use utilities in the flat and building. They made connecting the internet easy as a breeze – I only needed to go online and put my card details and that was it. They managed my intro to council, electricity, water and everything in my behalf so I don’t have to bother. I had a few issues in the flat (normal to have issues), and they literally chased it without me having to ask and sent me twice a day emails to update me until it was fixed, not to mention their great detail of quality in the flat finish, and choice of products which is 7 stars, and eco friendly home.

I like everything except for the construction site facing us it’s too loud. On the bright side they finish work at 5.30

The construction noise. We were worried about the train noise and we didn’t expect the construction to be that loud. Though I don’t think it would have changed my decision. The flat is amazing and location is super.
