This development was constructed by Barratts and has various blocks. Woodall Court and Peebles court these 2 blocks looks identical to rest of the blocks however Woodall court quality is not the same as they were built for affordable housing. Peebles court has a communal garden on level 2, Concierge service/ reception is only available in Peebles court, post room, covered parking. When buying here keep in mind all apartments are different and comes in various shapes and sizes so prices will differ for same number of bedrooms. Overall the cleaning staff always ensures to keep the place clean and tidy. Highly recommend this place. Would suggest to check the specific apartment you are buying as mentioned before the pricing will be based on the quality and size of the apartment. Avoid the apartments facing communal garden as they will be noisy as limited privacy when you keep the patio door window open.

The design of the flat is great, large windows allow the flat ample natural light. The property faces inwards and overlooks Wandle Park and the River Wandle (although more like a stream). Most flats come with a balcony or outside space which can be a nice sun trap. There is no visitor parking which can hinder your ability to have friends/family over. This resorts to people parking on the pathways and on double yellow lines, which looks unappealing. The development counter this with over-zealous parking fines from P4 Parking. All the problems on the development stem from poor management and could be easily overcome by HML/Barrett becoming more open and honest with its residents.

The design of the buildings are the biggest asset. 4 of the buildings are circular by design with views into the main space, and external flats facing the opposite direction. Access to the team like is a benefit. Designs of the flats are well thought out. Facilities are adequate. Property management is adequate/disappointing with little updates from the management team. The management team do not do much repair work to the building unless essential. We’ve noticed rubbish takes longer to clear than previously. There should be allocated times every few years when the property undergoes painting in communal lobbies and corridors. Carpets were specified in the communal corridors which is a design flaw. Instead this should have been wood effect vinyl or something similar. There is no visitor parking which is extremely difficult when you want to entertain guests. This could have easily been addressed at the design and feasibility stage by allocating 5/10 paid for spaces. This could have then put money back into the development.

The design of the buildings is really nice and modern, some are grouped with similar design, some are different. I would say, a small balcony is definitely missing from most apartments, but the property is well isolated so is very warm during winter which means you spend less on bills. I was a bit disappointing to find there is no gym near by or in any of the buildings. The property management is very helpful and they try to sort out any problems as soon as possible.
