Genesis Housing Group is in the midst of transforming the old Grahame Park Housing Estate into New Hendon Village. This huge regeneration scheme is set to complete in 2023, and will provide 3,000 new homes and community facilities such as a health centre, retail outlets, children’s activity centre and a brand-new Woodland Walk, connecting New Hendon Village to Heybourne Park. The development is ok but it has some shady aspects. For example you pay for solar panels that do god knows what, you pay for unadopted roads which do nothing for you other than add costs. Its a way for the developer to cash in on the freehold and charge tenants for EVERYTHING. Shared ownership buyers be warned! You'll pay slightly reduced rent but the service charges will skyrocket and are completely overpriced. They'll lure you in with some decent initial figures but after a year, they got you. After only 2 years of being here I am looking to sell and move on due to incompetence and charges.

The building and apartment are very poor quality. In the summer it it absolutely boiling whereas in the winter is is freezing. They have done nothing to fix this which is really disappointing. Overall I would really not recommend living here - I really want to move out.

The apartment is nice - we moved in when it was a new build three years ago. The design and quality are good but it’s not that big (as only a one bed). It’s not noisy which is good. The security on the building is fine - we never have any problems inside the building. The building management is pretty poor - they take ages to fix things and will only come in working hours which means I have to take time off work (the building is managed by Notting Hill Trust/Genesis).

The flat is great, the rooms are a good size and am happy with the design. Im happy with the management here and the surrounding area is always kept clean. There is also a great gym. Although im renting i would seriously consider buying here. I would be happier if the children's play area was updated. Another thing is the parking facilities aren't that great.

The apartment is good both in terms of quality and design. The development can be a bit noisy though. The security is terrible - my motorbike was stolen from the car park (which was meant to be a secure space behind the building). Overall though I would recommend this as a place to live - it’s good if you work in London and need to commute as it’s not far from the tube. There are also lots of good shops and facilities nearby.
