The design of the flat is very good. The bedroom, living room, kitchen are perfectly designed. There are also large storage spaces . It would be better if the wastes be collected more frequently. The facilities are also modern. I recommend the facilities.

The location is really good, very close to the shops and restaurants. However the area is very close to DLR and lcy airport, sometimes it is too noisy.

How has the building management responded to any problems or issues you have raised:

Yes, they answered my request about a paint repair in my bathroom.

Please share one thing (or more) which you wish you had known before you moved in:

Before moving to this are, we did not know how much noise DLR and LCY airport can cause.

Great Amenities, Slow Management Response

The development offers fantastic amenities, including a well-equipped gym, a dining room for events, a co-working space that's perfect for remote working, a lovely terrace area for relaxation, and a cozy TV room. The maintenance team does a great job of keeping the building clean and organized, and they often host fun activities for residents, which adds to the community feel. However, the property management can be quite slow when it comes to handling repairs and complaints. It often takes a long time for issues to be addressed, which can be frustrating for residents.

Please tell us about the good and bad aspects of living in your local area:

Living in my area offers a number of positives. It's a safe, green, and family-friendly neighborhood, with plenty of parks and open spaces for outdoor activities. It's also conveniently close to the tube, which makes commuting into central London easier. However, there are a few downsides, such as the limited number of grocery stores, making everyday shopping less convenient. Additionally, transport options are mostly limited to the DLR (Docklands Light Railway), which can be restrictive if you're looking for more direct connections to other parts of London.

How has the building management responded to any problems or issues you have raised:

The building management responds very rarely, and when they do, it's extremely slow, often taking a long time to address issues or complaints.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is that the management's attentiveness seems to drop significantly after you move in; they don't handle complaints or repairs efficiently. Additionally, the DLR is often closed for maintenance on weekends, leaving only bus options, which can be inconvenient for commuting.

Facilities could be managed better. Most of the light bulbs in the communal areas don’t work or are very faulty. Staff are often non- chalant about working here & have a very bad attitude when residents asks for help. Staff play favourites & help some residents more others. Maintenance issues often takes weeks & some cases months to be sorted. Facilities & amenities could be much better.

Please tell us about the good and bad aspects of living in your local area:

Perfect location to be in. Close links to central London & very close to the station. Area isn’t tok noise once you get used to the planes & DLR. parking is the area is very bad tho. Often guest have to part very far & walk down. No residential parking for guest.

How has the building management responded to any problems or issues you have raised:

Very slow response turn over. Some issues have taken weeks & sometimes months to resolve. Poor management of building facilities.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew the rent would be increased each year even tho facilities & amenities will decline.

Design - building exterior design looks fabulous. Interior design could have been slightly better but experience is still nice. Facilities- are good. Building management and property management team is prompt. It’s been sometime staying here. Would love to renew again.

It’s a great location, literally next door to pontoon dock station. Sainsbury’s and Nisa Local are less then 5 mins walk.

How has the building management responded to any problems or issues you have raised:

Prompt. Fixes within a couple of days. Responsive.

Sunlight directions would have been great. Residents interaction.

The design of the building is nice but we suffer from very strong high winds

The design of the building is nice but we suffer from very strong high winds which can be noisey and prevent us from using the windows and balcony efficiently. The access system can also sometimes be complicated for visitors to use though it’s very safe for the residents.

Please tell us about the good and bad aspects of living in your local area:

The range of local shops is quite minimal however you can get what you need. Parking availability is minimal but perfect if you don’t drive as it’s right next to the DLR station. Area is generally very nice and the station is not too noisey but there is alot of construction work going on in the area which at times can be quite loud.

How has the building management responded to any problems or issues you have raised:

Sometimes they can be quite slow to respond and sort maintenance issues but overall are very kind and helpful people.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that it would not be flexible with furniture. Due to it being a furnished property if we want to replace the furniture with something of our choice we are unable to do so.
