We believe the best information about a residential development comes from the people living there. Owners and tenants have a lot of useful information to share with their prospective neighbours, not just on the property itself and its locality, but also on the developer and the building’s management.

Design of most houses is good, and early houses were relatively snag-free, but I’m aware that recent houses have had many issues, including poorly-fitted doors and windows. All people in the village contribute to the upkeep of the shared areas and open spaces, and these are well maintained with resident’s views being listened to.

There is a reasonable variety of styles of houses on the estate. However, we are all crammed into every available space beside one another. there is not much generosity on a Persimmon estate. There is almost a complete lack of bungalows, so there is little opportunity for cross-generational living. Many houses do not have step-free access or an accessible downstairs toilet for those with mobility challenges, so not much imagination or consideration when it comes to design for through-life living. Building and property management is a little haphazard. Houses had to be remediated owing to the failure of the fire-prevention insulation, and the organisation of this was not good and did cause concern and worry. However, the estate management in terms of the green spaces is very thorough in my opinion. It would be great, however, if more imagination could be implemented around having wildflower areas to encourage more biodiversity then that would be welcome. We have a functional solution, not an innovative solution being implemented.

The development is well planned and laid out, the houses are not on top of each other and thought has been given to the aesthetic look of the estate. The parks, playground and communal areas are well maintained and the facilities are great - there is something for everyone. It is lovely to have the Greenway on the doorstep and it is a pleasant 7 mile bicycle ride into the centre of Stratford upon Avon. Any 'new build' issues we have had with our property have been resolved promptly and we have been happy with the service we have received.

The development is well laid out, with frequent significant green-space areas. Tree preservation orders and the course of the stream running through the estate have helped shape this. The design of the houses is generally excellent, and the estate is well managed.
