We believe the best information about a residential development comes from the people living there. Owners and tenants have a lot of useful information to share with their prospective neighbours, not just on the property itself and its locality, but also on the developer and the building’s management.

Bellway's poor design for our interior roads has no possible way of making us the (mostly) car free zone that LLDC's planning permission. Realsing this, to prevent unauthorised cars from parking on site Bellway installed a barrier, contrary to an access clause in our leases. Bellway, the Property Management company (the appalling, now defunct DJC - replaced by the even worse FirsPort) and in particular the Concierge provided entry fobs to anyone who asked that was willing to cross their palms with silver (ie backhanders, no questions asked). This included (and continues to include) a car dealer who displays his line of Fiats and other vehicles on our site. He is not a resident. Bellway are fully aware as they have allowed him to park his cars for sale on the Phase II grounds. Bellway's promises for an even greater car-free zone for Phase II is simply not achievable in their hands. They are not capable of designing such a site and they do not care.

The apartments themselves are nice, high quality with good fittings and large balconies. The kitchens are lacking a dishwasher which is disappointing for a new build. They are however not soundproof to above - footsteps are incredibly loud. Building amenities include a nice courtyard and a large gym but that hasn’t been open since I moved in. The concierge isn’t 24/7 but useful for parcels. Transport wise you are fairly close to Pudding Mill Lane station and Bromley-By-Bow so you aren’t short of connections really. The entire development however is ruined by the immediate surroundings. It’s located in an area marked for complete redevelopment but that is several years away at least. For now the area is a wasteland with nothing around it and a foul smelling waste plant which will be there until 2022. In 5 years this might be a nice place to live.

Spacious apartments with high quality fittings & finish. Property is still being managed by a third party rather than a designated development management company so a few issues with speed of efficiency relating to communal/block issues, however any personal issues I have raised with the customer care team have been resolved to satisfaction.

The development is sensibly designed with a central communal courtyard/garden. There is a concierge 5.5 days per week and a 24/7 gym. The current building manager is attentive to issues raised and has begun circulating a helpful newsletter to keep us up to date.
