Flat is nice and spacious but lack of natural light. Lacking cupboards as well. It's very hot during summer and as we are on the ground floor we only have UPVC which we can't partially open them from the top. Property management is lacking - since 3 years, we have changed 5 or 6 times our property manager without any communication to residents (sharing new contact details might be useful as s/he should be our key person within L&Q). You need to go with their own contractors for individual repairs which means repairs can take ages before being fixed. When you complain about the delay, they just save time saying they will send somebody who either never has been booked or either never showed up. Job is done by cowboys so things will broke again soon. Repairs or complaints for sharing area are even longer to resolve - car garage door broken half the time, door to go in the garage has been broken since 3 years, bins collection issues since 3 years. Even though the quality of the management is very poor, the rent will increase every year exceeding the local area average price after a couple of year.

Design is ok, however facilities are not great. Due to lack of trimmed bushes, unable to use simple facilities such as opening a window due to scare of bugs. Building management is poor, prams left in alleyway and lack of cleanliness. Lack of maintenance overall.

Facilities not so good, failures happen often. Garage door not functioning, which is a security risk. Fire exit doors sometimes left open, releases a very bad smell and a lot of bugs into the building. Not reflective of the price. Management is OK, responds to issues but not quickly, good customer service.

The regular fan will not help to cool the atmosphere inside the flat, so I suggest you to design a proper hole in the wall of the living room to let air conditioner pipes and hoses through it. The blinds of the windows are not efficient so it is better to fix curtain rod over each window and let the residents buy the curtains they want.

Very poorly managed properly. The management really struggle to maintain the property. The complains are not taken very seriously and take too long and sometimes totally ignored. The customer care staff is rude at times.
