Great developers

The development feels safe and is quiet. There is a communal gym that we can use and a concierge. The developers have been really good and we are really happy with the quality of our housing and how problems have been dealt with.

There are some good restaurants but it would be nice if there was more variety available. The transport is quite good but it would be nice if they increased the frequency as the number of people living in the area increases. It would also be nice to have more retail shops available in the area.

I live here with my boyfriend and his mum.
I really enjoy the area, it has a spacious car park, the design of the inside flat are well done.
The area is quite well connected, however missing of nice restaurant and coffee shops!

Quiet area

Good building quality, my flat is very nice. It feels really safe and the design of everything looks realy good. We don’t really use any of the communal facilities. It’s quite quiet in the development and the area surrounding it.

There is a train station really close so it’s easy to get around. There isn’t too much nearby such as shops and other amenities.

Very happy with everything

There is a communal courtyard and garden which is really nice. The building is very well built and I really like the look of the development. It feels quiet and safe. The developer delivered everything on time and also did final checks to ensure the quality of the property.

There isn’t much around such as restaurants. The transport is good and it’s quite quick to get into London.

Well managed development, bad transport links to West London.

The development is well organised. It’s brand new but there has been some minor issues and breakages which have been dealt with very quickly and efficiently. The management team is very responsive and helpful. The insulation in the flat os very good, with a good soundproofing. The space is ventilated in summer and warm in winter. The neighbours seem to be friendly although not all of them have moved in yet so it still is very empty and quiet.

Well organised area, with many shops and grocery stores.
Transport links are not very functional, the train station is not very close and there is bad connection links to West London. However, it’s a very safe area.

Great transportation links

The flat is nice. They are nice and spacious. I dislike the repairs, we had an issue with the water. We had no warm hot water and it took 3 weeks to repair it. Because I am renting a flat, I am not allowed to use the gym here which is a bit of a downer.

The information about energy supplier was incorrect.
I was told that the flats where by E-on but it ended up being with British gas

Good location, a bit pricey

A bit pricey. The development is very friendly, I have very nice neighbours. There’s a lake behind the property which is nice to walk and jog. I think the flat was smaller than I though and the layout isn’t great.

Well connected area but poor choice of restaurants and coffee shops.

It’s a new and nice looking development. The management is helpful and easy to contact. The flat’s layout is good and it has a good size rooms. There is a balcony as well and big windows. In summer it gets very warm, but in winter is well insulated. There is an internal gym and a common garden and the concierge service is also good.

Good transport links to central london and elsewhere. There is good supermarkets in the area, but quality restaurants and cafes are missing.
The area is very safe.

Nice and modern development, I love living here

I chose to buy an apartment at Hendon Waterside because it was fairly close to where I was living previously, and I knew the area well. I also liked all of the onsite facilities at the development. I purchased via Barratt and it was a super simple process. I was shown the showroom by Foxtons and they answered all my questions very quickly and efficiently, so much so that I put my deposit down on the same day to secure the flat.

Barratt weren’t as clear on the timeline for moving in and there was a lot of back and forth messaging and there ended up being a delay of about a couple of months before I was actually able to move in. They did however always let me know and kept me well informed throughout this period. I was assigned an individual member of staff at Barratt who took me through all the steps, and she was very good and helpful. She went through the process in stages as to not overwhelm me and as a First Time Buyer this was great.

When I moved in, all was mostly ok with the flat. It was super easy to customize, and I would describe it as ultra-modern with a minimalistic design. When I purchased it, I was able to order a number of different things, like choose my flooring and particular kitchen cupboards and these were all fine but one of the things I ordered – a built-in wardrobe – wasn’t done by the time I had moved in. However, this was completed almost straight away within a week. As well as this, some lights were slightly damaged, but these were also fixed quite quickly. They were very responsive to any issues I had. I am happy with the flat itself, it has great storage space and is sized quite big for a one-bedroom apartment. One downside is that the air conditioning is cooling down too slowly and I often have to open the doors.

As the development is a new-build, all the electricity and internet etc, are hidden away. I was given a tour of the apartment when I first moved in so that I knew how to work everything, and this was very helpful.

The move in process was quite easy and everyone moved in around the same time. There were some initial issues, for example the lifts didn’t work all the time and the landscaping wasn’t quite finished and it felt like we were moving into a 95% completed building. These were all eventually resolved. The management company and the concierge were very good at dealing with furniture deliveries and when I missed a large bookshelf being delivered, the concierge took it in for me and provided me some help in getting it to my flat even though it was very heavy and large.

There are few facilities on the site including the concierge, which is open from 7am-7pm every day. All the staff are really friendly and accommodating. Every day they inspect the security of the building, which is great. They always keep us well informed of things going on at the development and sometimes keep the office open until 10pm for those who work late. We also have a gym on site, which I use a lot. It isn’t as popular at the moment, but as the complex gets a lot bigger, I imagine it will get used a lot more.

On my floor, there are six apartments and I am friends with all my neighbours – one I even end up commuting into town with. There is a real mix of different people here, some families and everyone is very nice. It’s really quiet and I have had no issues with noise from other residents. We have a shared terrace between us, and I use it every so often when the weather is nice.

The development is away from any main roads and is really quiet, which I enjoy. Some of the buildings in the development overlook the Welsh Harp Reservoir. On site there is a Co-op store as well as a dry cleaner. The Co-op can get quite busy but there is also a Sainsburys, only a 10-minute walk away. We are also only a 5-minute walk away from the train station, which is handy for commuting. As I have family in Leicester, there are great transport options to get to Kings Cross via the Northern line.

I wish I had known there wouldn’t be much guest parking available as it can be a struggle sometimes.

Convenient location , not too safe

The neighbourhood is quite rough so it doesn’t feel too safe. The phone reception is very bad I find it hard to have kind phone conversations because It is always breaking up. However it is quite quiet so no complaints on noise.
