Nice and modern development, I love living here

I chose to buy an apartment at Hendon Waterside because it was fairly close to where I was living previously, and I knew the area well. I also liked all of the onsite facilities at the development. I purchased via Barratt and it was a super simple process. I was shown the showroom by Foxtons and they answered all my questions very quickly and efficiently, so much so that I put my deposit down on the same day to secure the flat.

Barratt weren’t as clear on the timeline for moving in and there was a lot of back and forth messaging and there ended up being a delay of about a couple of months before I was actually able to move in. They did however always let me know and kept me well informed throughout this period. I was assigned an individual member of staff at Barratt who took me through all the steps, and she was very good and helpful. She went through the process in stages as to not overwhelm me and as a First Time Buyer this was great.

When I moved in, all was mostly ok with the flat. It was super easy to customize, and I would describe it as ultra-modern with a minimalistic design. When I purchased it, I was able to order a number of different things, like choose my flooring and particular kitchen cupboards and these were all fine but one of the things I ordered – a built-in wardrobe – wasn’t done by the time I had moved in. However, this was completed almost straight away within a week. As well as this, some lights were slightly damaged, but these were also fixed quite quickly. They were very responsive to any issues I had. I am happy with the flat itself, it has great storage space and is sized quite big for a one-bedroom apartment. One downside is that the air conditioning is cooling down too slowly and I often have to open the doors.

As the development is a new-build, all the electricity and internet etc, are hidden away. I was given a tour of the apartment when I first moved in so that I knew how to work everything, and this was very helpful.

The move in process was quite easy and everyone moved in around the same time. There were some initial issues, for example the lifts didn’t work all the time and the landscaping wasn’t quite finished and it felt like we were moving into a 95% completed building. These were all eventually resolved. The management company and the concierge were very good at dealing with furniture deliveries and when I missed a large bookshelf being delivered, the concierge took it in for me and provided me some help in getting it to my flat even though it was very heavy and large.

There are few facilities on the site including the concierge, which is open from 7am-7pm every day. All the staff are really friendly and accommodating. Every day they inspect the security of the building, which is great. They always keep us well informed of things going on at the development and sometimes keep the office open until 10pm for those who work late. We also have a gym on site, which I use a lot. It isn’t as popular at the moment, but as the complex gets a lot bigger, I imagine it will get used a lot more.

On my floor, there are six apartments and I am friends with all my neighbours – one I even end up commuting into town with. There is a real mix of different people here, some families and everyone is very nice. It’s really quiet and I have had no issues with noise from other residents. We have a shared terrace between us, and I use it every so often when the weather is nice.

The development is away from any main roads and is really quiet, which I enjoy. Some of the buildings in the development overlook the Welsh Harp Reservoir. On site there is a Co-op store as well as a dry cleaner. The Co-op can get quite busy but there is also a Sainsburys, only a 10-minute walk away. We are also only a 5-minute walk away from the train station, which is handy for commuting. As I have family in Leicester, there are great transport options to get to Kings Cross via the Northern line.

I wish I had known there wouldn’t be much guest parking available as it can be a struggle sometimes.

Calm

The area is filled with great facilities, a gym, a supermarket and great transport links! I feel very safe and I’ve never experience any crime or seen any taking place. The house is spacious, and very comfortable. I have no issues with dust however, the hot water doesn’t work consistently and building management take a long time to fix it.

Can be noisy

Lovely area and very convenient. There’s a lot of greenery in the area, that includes York park which a 30-35m stretch on greenery that leads to the beautiful Welsh Hart reservoir which is a preserved landmark. The transport links are great here, I can get to Central London pretty quickly using the Thames link! There are shops and restaurants nearby as well however I do wish they had a bank and building society near me. The area was advertised to be posh and of high quality however, the gang activity, multiple stabbing and assaults prove otherwise, also, the non-stop building work creates a lot of noise pollution. The traffic noises are apparent when you open the double glazed windows but when closes this isn’t much of an issue. Its pretty clean around where I live, minimum litter and pretty sites. My flat was a blank canvas when I moved in, which meant I could personalise it to my heart’s content, it was great. The rooms are bright and airy however they do get very stuffy during the winter.

Like – Lots of transport links into London.
Dislike – There are still a few gangs living on the estate.

Theres no gas to the properties so it’s all electric and we can’t switch to another supplier as the other supplier can’t service the energy because Metropolitan housing trust and Barratt did a deal with Eon meaning that only they can supply energy to the new builds on the estate. This takes away our consumer rights and I have been attempting to bring awareness to this for a while.

Management hard to reach, good area.

The flat presents many issues, many breakeages and its difficult to get in touch with the management. Once you contact theme thend they are helpful and they provide the needed repair. The flat is well Insulated and the neighbours are friendly. The concierge service is not bad.
The layout of the flat is odd, as the entrance is directly into the kitchen.

Beautiful, good location , built in a rush

I feel like the flat was built in a rush was in complete. The taps can be too cold and too hot. There’s missing pavements. However I do like the location. It is very easy for travel. There are plenty of shops nearby.

I like the area and the outside design of the building they are very nice and beautiful. I dislike the management, it is hard to get in contact with them and the waiting time is long.

New development and fairly nice are

It’s a new development but there have been some small issues. The hot water hasn’t been working a few times. The management, however is helpful and deals with repairs quickly. The flat is well insulated and well areated with an extractor that works both as a fan and as a dehumidifier.
Inside of the building is well kept and welcoming.
The Security is very good and there has never been any issues.

Developing area, central area. Coop is nearby. Nothe many cafes. Lots of takeaway

Decent property to live in

Since moving into this flat, i have had no big problems with the property itself. The interior of the flat is decent and the neighbours and community are both very friendly. The pricing of the flats are quite steep but still worth it. The downsides of the property are it’s lack of instructions on how to measure and use the thermostat and water meter; I currently have no idea how much I’m spending on my bills. The management of the building is also below average and they take a while to reply to complaints.

Lovely area and good looking development

I have been living here for 5 years and haven’t had any problems yet. The development looks good, we have a gym which opened 2 months ago. We have got 1 parking space on the ground floor parking. Each resident is normally entitled to 0.4 spaces for a unit. I live in a 2 bedroom flat and this is why had the option to buy a space. The view from my flat is fantactic, I live on the 4the floor. The terrace is overlooking the water .

The area is 80 hundred miles away from where I work. Close to the Welsh reservoir. I often go jogging there. The nearest shops are Sainsbury’s and Co op.

I am genuinely quite happy.

A lovely and well-maintained property

The quality of the design and finish of the building is very nice and I am personally very satisfied with my current flat. The management of the property is of a very high standard; I find that I have no problems or complaints in generally but whenever there are issues, the customer support is very helpful and responsible. The transport links however are relatively poor due to how inaccessible the London Underground is.
