Nice, modern flats and pet friendly

We’ve been living at Fizzy Walthamstow for 6 months now and are really happy so far. The flat is well planned with modern amenities. Our flat is facing a busy road so unfortunately it gets noisy if we open the windows/balcony, but with everything closed we can’t here much from the street at all. It feels well built, it stays nice and warm in the winter.It’s great renting from company rather than a private landlord. We feel safe we’ll get to stay in this place and have made it a real home. They usually respond quickly to issues and if needed we can pop down to talk to them in office.It’s nice they receive parcels when we’re not at home on weekdays. Occasionally I’ve had a delivery in the daytime on a Friday but not been home in time to pick it up before the Fizzy office closes and have had to wait the whole weekend to pick it up which can be a bit annoying. I think they’re meant to drop parcels off at the flats at the end of the day but it doesn’t seem to happen every day.

Please tell us what you like and dislike about this area:

It’s super close to the tube, and on the Victoria line which is really frequent and fast. There are some corner shops, a Coop and a Turkish restaurant but not much else around. I would have liked more options for food. Walthamstow Central is only one stop away though and there are shops and nice restaurants and bars there. It’s great being so close to Walthamstow Wetlands and Lea River for walks and bike rides.

The bathtub is very shallow!

Smooth, easy living experience

Not knowing the area, we were both sold as soon as we saw the property. Clean, modern living with a great commute into central London. The staff were brilliant, answering all our questions and helping us through the reference process. Fizzy living genuinely feels like the way moving forward. It’s great to have that one person to talk to as and when you need something.

Location is great for us as we travel into central London and head out to Essex a lot. With great links to kings cross opening up the option to going north and a easy access to all major airports. The area we haven’t explored a great deal yet but have heard great things

Would be great to have a clearer scope of tile frame on the building works going on near by.

Finding our feet

Really like the flat and it’s proximity to everything. It’s undeniably expensive but after struggling to find somewhere in London that accepted a dog and had parking we thought we’d take the hit. The flat itself is really quiet. The positioning of the radiators and light switches is a bit odd which makes locating furniture in the rooms a bit awkward but there is plenty of room for storage furniture if you can get it in the lift (flat packed!!). The kitchen is well spec’ed (minus a microwave) and the bathrooms are lovely. Bedrooms are nice and large. Kitchen/diner/living space is a bit small. Balcony is nice and ours is south facing. Neighbours seem nice.

Size of kitchen/diner/living room. Not as clean as it could be when we moved in. En-suite flush doesn’t work. Downstairs access doors are very very heavy to open especially when you’re moving in with boxes

That there weren’t shelves in the storage cupboard

Great Living!

Love living here, the fact that pets are allowed is the definitive factor for us moving in. I would say that the only thing that bothers me is the reception and the work space areas within the reception. I work 9 to 5, Mon to Fri, the exact times when the space is open. I would really love if they would allow residents to use it over the weekend. I know that there might be security issues, but I am sure there are systems in place to ensure that all is in order and users behave accordingly.

I love the flat, the court yard and our amazing Bobs! The only think that I hate is the opening times of our reception.

Well, I guess the quality of overall work on the flats is not amazing, and there have been a couple of issues with our intercom.

It’s so refreshing to see innovation and a shake up in an old renting market

Fizzy Walthamstow gives you a renting experience that is all wrapped up in a tidy package with a bow on top. Renting in London is the bane of most Londoners. It’s typically slow, frustration and you often feel that you that, as a renter, you are the last person to be considered.Fizzy makes you feel that you are in control and that someone actually cars about you. My 2 bed flat is a great size and 6 months in there is no sign of dodgy workmanship or cutting corners in the building process.The customer service is ever present but not intrusive. The ‘bobs’ are always at hand to help out but luckily we haven’t had a big enough issue to really call on them.

There are quite a few other building going up around us which means we are surrounded by building sites. However, we are never disrupted by noise. Transport links are awesome as it’s right by the station and the Victoria line is easily the nest line on the tube network.The local co-op is quite small however, we are about 10/15 min walk from a number of larger shops if the co-op doesn’t have everything we need.

Buy slippers. The floor gets quite cold

Wonderful builds with very accommodating staff. Great location and amenities with a reasonable price for so close to London. Oh yeah, and they allow pets! 😀

I love being so close to the Victoria line, and also that it is generally fairly quiet. I am excited to see the area continue to develop.

It really exceeded my size expectations! I thought I would be living in a closet and I was very wrong!

Recently moved and happy so far

Positive: dog friendly, part time concierge service, safety, new development, yearly inspections, included wifi, email communications.Negative: poor signs for visitors (street address only tiny labeled on intercom), poor delivery instructions (no sign on street address informing there is a concierge service during week days from 9-5 at 5D Blackhorse Lane).

like: transport link (very close to Blackhorse Rd Station), sense of community (local shops), dog friendly environment, nature (wetlands, parks), separate cycling lanedislike: nothing so far

Please share one thing (or more) which you wish you had known before you moved in:

– how much direct sun the flat gets at different times of the day/year. – street not yet mapped on some GPS (delivery / uber can get lost)- how many mosquitos and bugs there are from being close to the wetlands- nearby construction site (how much noise it actually makes and how far along am I from losing the window view to the reservoir)

First steps

From start to finish, moving in to our Fizzy flat has been a piece of cake! This is our first place together as a couple and we were very daunted at the prospect of flat viewings, security, and those pesky agent fees! Fizzy made it easy to come and view the flat – rent was black and white and no fees meant it was a no brainer. The flat itself is light and spacious, with state of the art appliances in the kitchen and a big balcony to enjoy this summer.

Location is amazing! 22 minutes into Oxford Circus, overground to Liverpool Street & all the amenities of Walthamstow Central only a stop away.

Make sure the heating is definitely switched on to avoid a chilly first night!

Great Bobs but frustrating company

The BOBs at Walthamstow are great and dedicated to the tenants at Fizzy Walthamstow. Unfortunately we have had a lot of issues with Fizzy changing the terms of our arrangements since we moved in in January 2018. Due to this our experience has been tarnished somewhat. The costs associated with living in a Fizzy building are significantly higher than other rented accommodations in the Waltham Forest area, something we felt we were misled on when signing up. Carparking: The biggest contention at present is the price for parking, as we are in a new build we are exempt from street parking in Wlatham Forest which costs £35 per year for our car. When signing up we were given a deal as we had a budget to work with, instead of paying £100 per month per car. George Amos suggested and confirmed in writing that she was able to do a deal so we pay £50 per month per car. This was a deal that was to the length of our 36 month contract. In January 2019 after the rent went up in line with RPI, we were told we were now expected to pay £100 per car from now on. After some back and fourth with the BOBs, the last word was car parking charges would increase in line with RPI. This isn’t correct, as the cost for us is doubling. This is a topic we are still questioning and will seek further advise if not resolved between us. I believe there needs to be more transparency when signing up to live at a Fizzy apartment especially when buying add ons such as carparking. A side note to this the car park is not well kept, we got a puncture as the needles put up to deter the birds were scatted on the floor. Along with rubbish and other items constantly littering the area. We also had the misfortune of being locked out of the car park, were had to pay for an on the day train ticket to Devon for a funeral we were going to. Fizzy did repay us for the tickets (via the help of Jason and Meena) but we got no compensation for all of the premium numbers we had to call trying to get the matter resolved. The issue was the emergency exit button failed to work along with the fob. My partner still has trouble using he car park, sometimes the fob doesn’t connect to the sensor. She works in Cambridge so if the car is locked, she would be unable to get to work. Kitchen surfaces: Kitchen surfaces are very easily marked. Tenants were told in December (this would be 11 months after we moved in) not to use certain cleaning products (products with bleach) or we would loose money from our damage deposit. We emailed back stating this can’t be the case, if tenants were not aware of this prior to moving in. We sent photos of the light white marks on the surfaces and were told this isn’t caused by cleaning products but caused by burning the surfaces which is not the case. This matter is still unresolved. Building Noise and intercom There is constant building noise of the Taylor Wimpy flats have made living in our apartment unbearable at times, we have had very little support from Waltham Forest or Fizzy as a company in getting this resolved. We all work full time and this impacts all aspects of our lives. Building works would be happening during the weekends from 8am. Weekdays as early at 7am. The intercom for our block is constantly broken, due to lack of street lighting and groups of men smoking and drinking in the evenings. I feel unsafe going down at night.

I like there is a shop and tube station near by. I don’t like the lack of doctors surgeries and dental practices. The shops seem to be over whelmed by the new arrival of tenants in the new builds.

I wish I had known about the car park situation, as mentioned previously there is an ongoing dialogue about what we were promised and the service we are receiving. I also wish I knew dealing with Fizzy as a company was more straight forward.

Good but could be better

We are very happy with the Fizzy team and with the whole set-up here in Walthamstow. However we are disappointed with the slow response from the builders in rectifying items on our snagging list.

The location is great for ready/fast access to London; the local area with its renewal program and the nearby Wetlands are a delight.

Positively: Promoting the nearby Wetlands could have been much stronger. Negatively: More info on the adjacent building project should have been made available
