We knew as soon as we walked into the building. Dressage Court has great facilities and the quality of the apartments is exceptional (it stood head and shoulders above the previous flats that we have rented and viewed). Most important to us, and why we have recently renewed our tenancy, are the fantastic Residents Team who are a friendly and very helpful bunch and the building’s wonderful rooftop that overlooks London. It has been perfect for sharing barbecues with friends and we love yoga on the rooftop in summer.

Please tell us what you like and dislike about this area:

We really enjoy the proximity to both Bethnal Green tube and overground stations, as well as the frequent buses. There are also more and more cool restaurants opening up under the railway arches in BG and Hackney is a quick jaunt on a bike or bus.

Please share one thing (or more) which you wish you had known before you moved in:

We didn’t realise a gym was being put in Dressage Court when we moved in, so it was a very pleasant surprise to know that after doing one £10 induction session we had our own gym to use free of charge!

Really love living in Dressage Court—the building itself is in an ideal location, and the facilities are really well-kept. Love the communal area, and it provides a nice place to work in if you’re working from home. Gym is good—small, but that’s never been a problem and it’s quite easy to time it so that you’re not competing for the equipment.

The roof terrace is epic, and a great location for hosting friends and dinners. We’re really sad that we’ve not been able to make the most of it this summer due to coronavirus, but that is not Essential Living’s fault in the slightest and I only mention this to emphasise how great it is! Same applies to the resident events…they had to stop during the pandemic but they were really fun.

Our flat is good, probably on the smaller side but this is because we have a very large balcony. Design is nice and simple (in a good way), and we get a lot of sunlight…plus great views of Canary Wharf. We can hear teh passing trains if the door is open, but it’s not too intrusive and when the doors are shut, there’s very little noise whatsoever.

The Dressage Court team are always very helpful and friendly, which really makes the building a pleasure to live in. I’d say that Essential Living’s response to flat issues can sometimes be a little slow, but not so much to spoil our experience.

Please tell us what you like and dislike about this area:

Love the proximity to Shoreditch and Hackney, whilst also having the convenience of a tube and overground station within a 5-min walk. Really close to a huge Sainsbury’s, which is really useful, and lots of good restaurants, bars and cafes in walking distance. Not to mention Victoria Park, Columbia Road AND Broadway Market!

Very little I dislike about the area—there are some dodgier areas that I would avoid at night, but this becomes pretty obvious and easy to find alternative routes.

Please share one thing (or more) which you wish you had known before you moved in:

I’m glad that we are in a flat with a balcony / window that opens, as I’ve heard that other flats which don’t have this can rack up high bills with the comfort cooling (and as it’s a new build, the flats can get quite warm)

How has the building management responded to any problems or issues you have raised:

We had some mice on our balcony (which started coming into our flat) and Essential Living said they’d sort out pest control. It’s been a bit of a slow process getting it sorted, but I’m not sure if this is a problem with Rentokil or Essential Living. Other than this, they’ve responded relatively quickly to any issues!

Lovely building, with really nicely designed flats. Building management are incredibly friendly and quick to help. The roof is amazing and offers amazing views of London. The gym is very well kept. The other facilities, such as the snooker table, are nice additions as well.

Very well connected and lots of nice bars around. Location near Bethnal Green and Victoria Park is also excellent. Only issue is that it can be very loud on the street with cars and trains.

How loud the street can be.

How has the building management responded to any problems or issues you have raised:

Haven’t raised any issues. I’m sure that it I did, management would be quick to respond.

Design is modern and user friendly. Gym is well kitted out. Roof garden is wonderful. Resident Team are excellent and the best thing about the place. Not enough space for bike storage, which needs resolved.

Great location for tube, bars, restaurants and parks. Well connected and a nice diverse mix of people.

East London is not inherently dangerous. Most people are great, but you do need to stay aware, as you would in any large city.

Slow response to request to address bike storage issues.

I particularly like the features of the building such as the roof, bbq & pizza oven. This along with the gym and games room make the (admittedly high) rental costs satisfactory.
All staff at the building are exceptional and work very hard indeed so that we enjoy living here.
We really appreciate the security and convenience of having 24hr concierge too.

Plenty of transport links, green spaces, bars & restaurants.

That rent would be increased despite a pretty poor market & economy.

This is a great place to live. The residents team are great – very helpful with any queries (they deal with any questions quickly) and always a friendly face. The building is very secure (thanks to the residents team) as only residents or verified guests can access. The communal areas have everything you could need and in more normal times there are often events held. The apartments are well maintained and stylishly furnished with everything you could need. I love living here and would recommend to anyone.

Lots of parks within walking distance and plenty of bars, restaurants and shops nearby.

East London can be a little rough round the edges but it is a great place to live

We’ve loved our apartment since we moved it. Modern finishes, dog friendly building, unbelievable rooftop and some of the best furnishings we’ve seen for a rental! Everyone at reception is welcoming, supportive and helpful. It’s been a great improvement for us.

The close distance to Victoria Park, a large sainsburys and some great pubs and restaurants makes this a great spot to live. Yes at night it may not feel the most safe however the property has great security in place to mitigate any risks.

Wish we realised it had an induction hob! Easily fixed!

Amazing place to live

Absolutely love living in Dressage Court. The Residents team is amazing and superhelpful. The rooftop terrace is a great asset to the building: perfect views on city and nice and sunny. The living room / games area downstairs as well. There is a gym, but we hardly ever use it, so can’t really comment on it.

We live on the 7th floor, which is amazingly quiet: we never hear neighbors or anything. Apartments are well maintained and furniture is good. Residents that we meet in hallways are very friendly and there are also sometimes residents events to meet people, although now during the corona times that has obviously been put on hold.

Would definitely recommend living here. We have some very different experiences throughout London in the past, but ever since living in Dressage Court, we feel relaxed and at home.

The Bethnal Green area is a very vibrant area. It is still in walking distance from City, which was a big plus for us. Central line is also one stop (but wouldn’t recommend in rush hours or during hot summer days). Victoria Park is really close by, so excellent for walks (it is my favorite park in London, I must say).

Please share one thing (or more) which you wish you had known before you moved in:

That Victoria Park has a very nice market on Sundays where you can get all sorts of fresh goods.

If there is one thing you would change about your flat or property what would it be:

If I would have to say one negative, it would be that for an estimate of your utilities usage, you have to be proactive and ask for it. Other than that, everything is perfect!

Incredibly friendly staff! The rooftop is amazing – what a view! (See photo attached) Very thick doors which means peace and quiet 24-7. The building is also regularly cleaned so it always looks spotless. Very easy living – from bike storage, to under bed storage to 24/7 reception to a building gym.

Walking distance to many places such as shoreditch, Colombia road. Many cafes – both local and chain which are excellent! Zone 2 and good transport links so easy to get to most places in London!

I wish I knew about the Facebook group, discount card and more about the social events

If there is one thing you would change about your flat or property what would it be:

More bike storage and bigger gym. Ideally a bit further away from train tracks too as I can hear the trains often

The flat is a little small but very high standard, awesome showers (tall enough for me at 6″4!) very nice overall. The amenities are also excellent – roof garden and private gym make up for the high rent price. Gym is extraordinarily well equipped for a residents gym – if you like lifting, you are in luck as there are two power racks. There is also a nice communal space for guests although given the current pandemic we haven’t really used that yet.
Finally we have a 24/7 concierge team who are awesome – probably the best feature, as they are all lovely, and enjoy playing with our dog!

The area around Bethnal green is really good for small independent breweries (like the excellent mechanic, just round the corner from Dressage Court) and a short walk to Shoreditch. Additionally the transport links from Bethnal Green are decent in terms of getting into the city. The area certainly has an east London feel, which can be a little grimy but if you can deal with that, it’s very cool

Please share one thing (or more) which you wish you had known before you moved in:

The only thing that really sucks is the development is right next to a busy trainline so there is a lot of noise during the day. At night it is fine, and if you have all the windows closed it’s not too bad, but on a hot day it can be very annoying – especially when on work calls!

How has the building management responded to any problems or issues you have raised:

Generally very good – when things have broken they are fixed very quickly. Only issue would be with landlord comms for bigger problems – i.e. the WiFi which is included with the rent went down and the comms around that was very poor considering how many of us work at home

The Good Life at Dressage Court

The development overall is amazing, incredibly friendly staff, lots of friendly tenants and my favourite bit, how dog friendly it is. My dog has never been happier living in a flat. We love our daytime residents team, they love my dog and they always give him loads of snuggles when we come in or leave. The overall design of the building is super modern and the furnishings match that. The gym is very well equipped and nearly always empty. That goes for the rooftop as well. It’s so nice having a grill we can use and it’s hardly ever in use when we want it.

We absolutely love living at Dressage Court. You are just a short walk away from the Bethnal Green underground and overground and a few further minutes from Stepney Green and White Chapel Stations. Next to the building is a great pub with awesome food and a lovely patio. We’re a stones throw from the park which makes our four legged friend very happy. Lots of nearby restaurants and shops as well.The location is great but we are next to the train which can be loud if you have the windows open. However, the location is excellent and it’s just one of the trade-offs of living in a busy area of East London.

Please share one thing (or more) which you wish you had known before you moved in:

Living next to the train tracks is really loud when you have the windows open, which for us is nearly all the time. We would’ve preferred to live on the opposite side of the building. Also, all of the stoves have induction burners which no one told us, so when we moved in we weren’t able to cook anything until we bought all new cookware.

If there is one thing you would change about your flat or property what would it be:

More storage would be great. We have a lot of closet space but no shelves in the closest to put any folded clothes. Some additional shelves would be very handy.
