Building is neglected. Front doors are constantly broken meaning the post room is open to anyone. Lots of parcels have been stolen. People regularly use the room to smile crack and look at you like you are invading their space when you leave in the morning. Building management are hit and miss. Roof terrace is nice but never cleaned, has no water supply (it used to but was cut off) and doesn’t get weeded. Residents do it. Lift often breaks and takes a while to repair. L&Q have recently repainted all of the communal spaces which is nice but it won’t last long as the company who cleans the block does bare minimum - mops floors, wipes glass. L&Q won’t fund to have the outer windows cleaned on this block which is quite annoying as other blocks get theirs cleaned

Good facilities in the flat. There is security issues with the front doors. They do not lock and post gets stolen regularly. The management say they will fix but they are broken all the time. The management have turned off the water on the roof terrace so we can’t water the plants up there. The building isn’t clean enough and management allow people to dump their belongings when leaving. The building is well insulated meaning you don’t need the heat on at all. They don’t clean everywhere much and the carpark is full of cat mess.

I’ve been renting from L&Q for over 4yrs now, the inconsistency and their disregard for their tenants is something that must be looked into, as I have try to describe my overall experience renting from L&Q, and I was even considering purchasing a home from L&Q in the near future but since all I have had were negative experiences, I am finding difficult to believe that L&Q is a reliable Property Development Agency. I’ve also had a horrendous experience when terminating my contract with L&Q on my previous rented property.

The building and management are a joke. Countless homeless people living in the bin room, leading to someone being raped in there and an attempted stabbing of one the bin men. Homeless people sleeping INSIDE the building and pulling knives on residents, mailboxes and bike sheds being broken in to and parcels constantly being stolen. All because the front door and the bin room door don’t close properly and L&Q did absolutely nothing about it despite numerous people complaining, numerous times. Apparently their tenants safety isn’t important enough for their budget, which is ultimately why we moved out and I would not recommend living here.

The flat itself is spacious and comfortable for a couple to live and work in. Good internet connections. There is a constant security issue with the block. The front doors are constantly breaking and are not secure. This has lead to the post boxes being vandalised and post often stolen from the post boxes and within the the hallway. In addition, the front cycle store is not secure at all. It has been broken into several times and many bikes stolen. The second rear bike store is also not secure and the lock there doesnt work. Has never been fixed despite reporting this. The lift often breaks and takes a long time to fix. The central stairway is extremely hot and very poorly ventilated. This is very uncomfortable in the summer and especially when the lift is broken. Property management team are very slow to respond to any queries and be proactive in fixing problems. Communication is very poor from the property management team and should improve. i.e. address all emails related to the flat to BOTH tenants not just one. Notify all residents when the lift is broken and when it will be fixed to save spending 30+minutes calling to log the issue. This block does not have access to the roof terrace like the other blocks. The bin store is completely overflowing and packed since the neighbouring block had security issues with their bin store. This has been an issue for over a year and is still not resolved with no plan to fix it.
