Layout of the flat is very good and spacious. The design of the balcony lends itself to pigeons constantly festering however. It is also surprising that there is very limited recycling available in the bin area. Cardboard is the only material, no glass or plastic.
Contracts are limited to 12 months and the rent seems to increase every year which is also irritating.

Excellent location with very good amenities. Churchfield road is one of the best streets in Acton.
Can sometimes be noisy at night with close proximity to the high street and with busy shops below.

Please share one thing (or more) which you wish you had known before you moved in:

It would’ve been useful to be given more information on the heating, hot water, smart meter systems which are in place. This had to be worked out for ourselves and wasn’t very easy.

If there is one thing you would change about your flat or property what would it be:

Showers are limited to a maximum temperature which isn’t hot, only warm.
I would also change the blinds as they do virtually nothing to block out the sun with an east facing, full height windows.

Pros and cons of living in an L&Q property

Living in this building is great. All the apartments and the communal areas are a new built, with a modern design, kept clean and in a great spot in London. The only con of living in this building is the time that in takes for some of the L&Q employees to respond and fix a problem you might have!

Please tell us what you like and dislike about this area:

Living in this place is great. The transport around is pretty good, you have both underground and overground 10 minutes away, also the buses are frequent and on time. Because most of the apartments are facing inwards to the communal garden/park area you have almost no traffic noise while in the property.
Great supermarket are 2 minutes away and shops in the area are good as well.

Please share one thing (or more) which you wish you had known before you moved in:

There is no such thing.

How has the building management responded to any problems or issues you have raised:

The managers are taking care of most of the problems but sometimes it can take months to get something right.

Design of flats (inside) are very modern and clean and would fit any individual to make into their own home.
Facilities wise there is nothing special in this building for the tenants living here. I wish there was more done with the outside space that can be found in the public court yards. Would be nice to have something done for the tenants in the building to make this place more special. Living in London many people are lacking good outside space and there is such a good opportunity to make something nice with this space that is already available.
Building/property management has mostly been good for us. It is sometimes difficult to know who to email/call about problems and wish the website would make it easier. The problems we have had were fixed relatively quickly once we knew who to contact.

Please tell us what you like and dislike about this area:

Lots of food shops, cafes and restaurants close. Quite a lot of traffic and people around so it can be a bit loud. Overground and tube station close and convenient.
Parking n/a.
Bins are often quite full, and really wish there were more different types of recycling. As such a big development with many flats and shops I wish this was better looked after. As of currently there is only general rubbish and cardboard recycling. Would love to see glass and plastic recycling bins being added!

Please share one thing (or more) which you wish you had known before you moved in:

Building is close to police station, fire station AND not far from a hospital. Sometimes there can be a lot of sirens and the general area have a lot of traffic and people around so it can be quite a lot of noice from time to time.

What is the best feature of your home:

Our balcony. It is facing east and giving us wonderful views of the Shard and London Eye!

I think the building needs a concierge as the parcels are going missing quite often as well as access to ‘ The gym’ should be discounted for the residents.
-Cleaning of communal spaces such as corridors, stairs are not being maintained.
-Water in the baths should be hot (not 36 degrees as not everyone has a child and it’s not a water temperature you wish to have a bath)

Quite, very green area with access to convenient shopping on your doorstep, great transport links.

I wish I knew that the cleaning of communal spaces such as corridors are not maintained, as well as problems with hot water

Good location and development, room from improvement on property management

Overall design is great, but it is puzzling that the front balcony is only accessible from the main bedroom (all bedrooms look out onto it, yet only one has a door that allows you to walk out into it).

It’s nigh-on impossible to get meter readings, because we don’t have keys to the cupboard and security/caretakers are very reluctant to let us in (if we can even get a hold of them).

Issues which arose within the first six months (oven not working, no hot water, plumbing) that were the responsibility of AfterCare were swiftly dealt with. However anything that required the help of L&Q directly took months to resolve (e.g. missing fob upon moving in) or remain unresolved (unable to open bedroom window).

Other issues have arisen during the pandemic which have remained unresolved as they are not classed a priority.

Please tell us what you like and dislike about this area:

Great range of local shops, and can easily walk to open spaces and parks. Transport links are good, with tube stations for several lines within walking distance and bus stops around the corner.

Traffic noise is terrible – our bedroom windows look out onto the street, right above the delivery loading bay for the shops in the Oaks shopping centre, who receive deliveries at all times of night and we have frequently been woken up by honking horns at 5am. The window glazing should have been better to compensate for this.

Please share one thing (or more) which you wish you had known before you moved in:

1. The frequency and loudness of delivery lorries, which gain access to the shopping centre right below our bedroom windows – had we known we may have chosen a flat on another side of the development.

2. The general unresponsiveness of L&Q when issues arise.

If there is one thing you would change about your flat or property what would it be:

For access to the front balcony to be available from all rooms that look out onto it.

Good place to live

the houses are all new and in good condition, although we have found that even being very careful sometimes the wear and tear is very fast. we have had some issues and the management team have send help fairly fast.

the building is located in a great place, with everything you need in an easy reach. there is not a lot of noise and we have a great view overseeing London

The flat is open and bright with lots of natural light; the systems within the flat are great (hvac, underfloor heating); lots of kitchen space and great finishes; windows and doors are of good quality; the holding entrance is a little bit dark and potentially intimidating for some – but lighting on the walkway helps to mitigate slightly. Maybe CCTV to add further layer of protection?

Access to the Oaks shopping centre is extremely valuable.
About 100-200m away from the thriving Churchfield Road
Our flat is very quiet as far away from road
No parking available, even though there are reserved spaces?

That the inventory the wasn’t going to be until 12:30 – this had a big impact on our move in!

Access to our own balcony which is great in london to allow for some private outside space

In the heart of Acton

In my opinion, more attention should be paid to safety (for example that “strange” people and strangers to the condominium do not circulate), increase the cleanliness of the common areas, put signs, for example, to facilitate people to identify the various buildings!

Please tell us what you like and dislike about this area:

It is a very well served place both from the point of view of public transport (many bus lines under the house, the overground 5 minutes walk from home, the Piccadilly Line very close). Under the house there is a wide selection of shops, from those in the Oaks Shopping Center to the local ones, which are truly high quality. It is a quiet area, the only flaw is the delivery by couriers which is difficult because the various Buildings are not well marked!

Please share one thing (or more) which you wish you had known before you moved in:

I actually got all the information I needed. Unfortunately, the only difficulty is finding the specific address especially by couriers, postmen and (unfortunately) emergency vehicles!

What is the best feature of your home:

It has beautiful spaces, it is very bright, I have a spectacular view, in summer the sun is not on my side after 2pm (so it is quite cool) plus it is well insulated and soundproofed!

Nice area, but poor management and lack of recycling

Having supermarket and other amenities within the development are a big plus. Design is poorly thought out; The Oaks shopping centre is so huge yet poorly thought out and sparse; the development itself is fine, I guess what you’d expect from a modern housing devlopment. Management is poor. Bicycles are stolen from the cycle store and nothing is done about it; queries go unanswered and problems are left unsolved. All in all our L&Q contacts are unhelpful.

A huge negative is the lack of a plastic recycling facility – I can’t believe in this day and age that only cardboards can be recycled but nothing else, especially when the planet is in such a terrible state.

Local restaurants on Churchfield Road are excellent; it’s a lovely road. Development is on Acton High Street which is great for location but it’s very busy and unpleasant sometimes of an evening. Great transport links for getting everywhere.

Lack of safe cycle storage.
Lack of sustainable recycling facilities
Poor communication from landlord.

What is the best feature of your home:

A huge space with a big bedroom and nice terrace. Flat itself is lovely.

Acton L&Q Apartments well designed and modern located in the center of everything on top of shopping centre which benefits from The most local shopping food store gym pharmacies banks even Mosque and Church and international food shops and much more and more..

Good thing Acton is an amazing mixed area everything is close easy and available.

-High Street too busy noisy .

Living in a flat next to the high street not easy very noisy especially when it’s summertime as you need to keep windows open the problem is there is No Air Conditioning.

Quick response within 24 hours does the job perfectly.
