Nice park and new builds

I chose to live at Chobham Manor because I liked the area and I cycle in the velodrome. I was looking at properties in the area, because it’s also not too far from my work and Chobham Manor was the best option.

I don’t think the management is that good. I think the development is directly managed by Taylor Wimpey and L&Q and although they are good at solving small issues, larger issues take a while. For example, our balcony doors were not fitted correctly and there was a small gap at the top of one of the windows. As it can get quite windy, this was bit of an issue. Neither companies were great at dealing with these issues as both put the blame on each other. They have ignored my emails and there is really poor communication.  They have sent someone round to check so they are reactive, but nothing has been fixed properly.

My flat itself has an open plan design with the living room and the kitchen. We have three bedrooms and I would describe the flat design as quite minimalist. We also have decorated the flat by putting posters on the walls, but we have used special adhesive stickers to not cause any permanent damage. It was all good when we moved in, but the walls and doors are quite thin, so I don’t think the sound insulation inside the flat is that great. We do have a balcony, which has chairs on it, but we don’t get a lot of use out of it unless the weather is nice. I do like to sit out on it in the summer.

I don’t really interact with any of my neighbours. There are some resident events we can attend, but these seemed to be mainly aimed at children.

We do have a concierge service, which take packages. They are only open 9-5pm on weekdays so deliveries can sometimes be a bit tricky.

There are lots of green open spaces surrounding or nearby the development. I like that the air is a lot cleaner up in Stratford and that there is not too much noise, although we do seem to be in the City Airport flight path.

There is a deli around the corner, which is nice, and a gym recently opened nearby.

We are on the north side of East Village, so it is quite a walk to get anywhere. It is a 5-10-minutes’ walk to Stratford International station and 15-minutes to walk to Stratford station.
There are not very many buses that are central, you have to walk to Hackney Wick. There are lots of transport options in the area, but they are all far away.

It is always windy in Stratford.

Poor management L and Q

I have lived here since 2017 and have had to help L and Q manage the estate we pay them for. I find them disinterested, uncommunicative, self absorbed on how wonderful they are performing. They really believe their own rubbish.
They have no plans to manage estate
No able to review faults with our residents reporting.
Non ability to support all types of residents. Be that social, part owner and owners.
They have self appointed themselves to manage but are failing us and the community. They should give up their management right and resign.

Inability to manage and have criticism given against them. For two whole years they have not changed and can not manage anything. Blocks. Roads. Grounds.

The rates was lower and then they have increased rates higher than inflation thinking this is approapriate.

It’s like an all inclusive resort

It’s great here, it’s amazing to live on an Olympic Park, the facilities like the swimming baths are great and the park over the road is ideal for kids, it’d like an all inclusive resort for them, the building materials used in the construction though aren’t all that great.

I chose this development to be able to enjoy the whole Olympic Park development

I like that everything is on your doorstep like the shopping centre and the olympic park

Quiet, safe and enjoyable place to live.

My apartment is great and spacious. Very bright and soundproof. There are definitely things to be improved, such as including a rooftop garden or a gym.
I also don’t have a parking spot which makes it really inconvenient when i have people visiting.
Another thing i don’t like is that the office is only working from 9 to 5 during the week. It makes is extremely hard to receive my deliveries if i am not home.

On the other hand, the community is really great, we have local event happening.

What is the best feature of your home?

I think my favorite place would be the balcony.

The area is quiet, close to amenities and convenient for people with kids or pets.

They did not tell me bbq were not allowed on the balcony, however we have some allocated bbq spots outdoors.

Unbeatable location

It’s a very high spec and attractive development. Inside it is well ventilated and insulated, keeping warm in the winter and always quiet. We also have plenty of space for the family. Very happy with it all.

I loved the look and feel of it, and knew just how good Its location is.

Like absolutely everything.
The location is the developments strongest attribute, its a 5min walk to Stratford international and Westfield. The leisure facilities nearby in the olympic park are also fantastic.

No surprises. I have always loved in Stratford so knew what I was getting in for.

Only getting better and better

The only slight issue is my neighbour smoking weed in the garden some times, but other than that I love my house. It’s very spacious, well ventilated, airy and bright, easy to maintain, warm (with good central heating), and has a lovely outdoor space.
When we moved in though the staircase was very noisy, and when we looked closely it hadn’t been built properly. So fixing that took a bit of time.

How has the building management responded to any problems or issues you have raised?

I don’t think the development is responsible for the repairs of our place.

Area is constantly improving. Used to have issues with people racing up and down the road at night, but as more and more people move in this is becoming much less of an issue. It also means the area is becoming more friendly and welcoming. A sense of community is developing nicely.

Nothing really. I wish I had known that the staircase hadn’t been finished properly…

Average development

Overall, I’d say the development is average. The downsides of living here include the expensive utility bills; paying for water and electricity here is a real pain. In addition, there is a huge lack of parking within the area which is really inconvenient. On the upside, the area is very clean and well developed.

Good community feel.

The area is fantastic and very convenient. Transport links are great and easy to get to which makes travelling easier. There are local green areas and the development is beautiful so you can go on walks, runs and bike rides. The design of the house is poor but its spacious. We have to keep the heat on in the winter to keep warm which is normal but insulation isn’t great.

Are there any facilities you like added, or that you have but don’t use?

I wish the bedrooms were bigger, they designed it poorly.

Like – Its a very safe area, to live, makes me feel comfortable walking around.
Dislike – Lots of construction which creates noise and dirt.

What’s great about living in this area is it’s close proximity to the local park which is a great spot to bring my son to. The abundance of trees around the area makes the atmosphere nice and fresh! The huge shopping centre nearby is also really convenient for shopping trips.

How has the building management responded to any problems or issues you have raised?

The building management has been good overall at solving our issues.

Community driven space

I like living in the area as it has a real sense of community, due to most people owning their homes in the area, the only difficulties I do have here really is the park opposite, as we have to pay for the park, but can’t use it as we don’t have kids, and then we have the noise from the park coming into the flat. Overall though it’s a great place.

If there was one thing you would change about your flat or property what would it be?

I would add a proper extraction fan in the kitchen and having a bin cupboard
