Chobham Manor is a collaboration between L&Q and Taylor Wimpey. It’s a huge development in the Queen Elizabeth Olympic Park. It features 850 new homes in addition to commercial space and community facilities. The units will include one, two, three, four and five-bedroom apartments, with a number being sold on a Help to Buy scheme.

Poor management L and Q

I have lived here since 2017 and have had to help L and Q manage the estate we pay them for. I find them disinterested, uncommunicative, self absorbed on how wonderful they are performing. They really believe their own rubbish.
They have no plans to manage estate
No able to review faults with our residents reporting.
Non ability to support all types of residents. Be that social, part owner and owners.
They have self appointed themselves to manage but are failing us and the community. They should give up their management right and resign.

Inability to manage and have criticism given against them. For two whole years they have not changed and can not manage anything. Blocks. Roads. Grounds.

Please share one thing (or more) which you wish you had known before you moved in:

The rates was lower and then they have increased rates higher than inflation thinking this is approapriate.

This development is much better overall than the other side. Its’ more families, cleaner, quieter. The apartment is very high spec.
Unfortunately you can hear through the walls easily and the apartment is always hot. We have never turned our underfloor heating on and have lived here for two years.
Also the management office has terrible hours, only open when i’m at work. Post gets taken there, without being told or informed by them and then its hard to collect.

Please tell us what you like and dislike about this area:

I like that it’s a very safe area, and they promote healthy living. They have running areas, cycle paths, running groups and yoga in the square. They have a Facebook group for residents to keep up to date.
I dislike that there are parking issues. There isnt enough parking for all the residents. We have a parking space and if we dont park in it, people will park in it. Constant issue.

I was aware of most things, however there isnt enough sun on our balcony so i dont really use it.

Are there any facilities you would like added, or that you have but do not use:

Not really, i think they have everything you could possibly need.

Unbeatable location

It’s a very high spec and attractive development. Inside it is well ventilated and insulated, keeping warm in the winter and always quiet. We also have plenty of space for the family. Very happy with it all.

Like absolutely everything.
The location is the developments strongest attribute, its a 5min walk to Stratford international and Westfield. The leisure facilities nearby in the olympic park are also fantastic.

No surprises. I have always loved in Stratford so knew what I was getting in for.

Why did you choose this development:

I loved the look and feel of it, and knew just how good Its location is.

My house is great, its big enough and stays warm but it is expensive. We have to £900 extra for a garage. The parks are safe as they have their own security and the greenery creates a fresh atmosphere. The development has 2 gyms to offer and the aquatic centre, olympic cycling and tennis court.

Like – I feel very safe living here.
Dislike – Nothing, I’m very satisfied.

Its a very expensive place to live and there are quit a few structural issues.

I am satisfied with the area and theres nothing I want added.

Overall a good place to live.
I like that the development is more environmentally friendly than others, we have solar panels and rain water toilets.
The design is questionable, not functional as we had to change the kitchen as too small. Didn’t build with families in mind.

Please tell us what you like and dislike about this area:

I like that there is a great community feel, good for families. There are great playgrounds for kids.
I dislike that there is some crime and drug dealing in the area, but it’s getting better. Mainly due to residents help.
Normally feel safe generally though.
Also the concierge hours arent great, being 9-5pm only.
The area isnt very well maintained or cleaned, though it has improved since loving here.

No, i felt well informed before moving here. No issues.

Are there any facilities you would like added, or that you have but do not use:

It would be great if they did composting, and more environmental initiatives.

I am quite happy with my apartment. It is bright, spacious, well designed. It was exactly what we wanted.
There are some issue with the property though. For example my whole bathroom had to be repaired and for the money we paid, I expected perfection.

I like the community here. It is very friendly and safe around.
It is the best area we have lived in so far.

They were quite honest. However, i didn’t realise there will be so many issues with finishing up the build.

Why did you choose this development:

We chose this development because it was more peaceful compared to the other buildings around.

What’s great about living in this area is it’s close proximity to the local park which is a great spot to bring my son to. The abundance of trees around the area makes the atmosphere nice and fresh! The huge shopping centre nearby is also really convenient for shopping trips.

The area is fantastic and very convenient. Transport links are great and easy to get to which makes travelling easier. There are local green areas and the development is beautiful so you can go on walks, runs and bike rides. The design of the house is poor but its spacious. We have to keep the heat on in the winter to keep warm which is normal but insulation isn’t great.

Dislike – Lots of construction which creates noise and dirt.

Theres nothing I wish I knew, the locstion is great.

I like the area, the flats are good and it’s easily accessible, both to transport links and different areas such as Hackney. I don’t have many complains but from what I do understand, I know that the building management is quite weak around here.

I like the fact that you are in touch with areas that are more off the grid and have access to being connected

I don’t like the sense of people being quite transient here

There’s nothing really, knew what I needed to before moving in and there have been no surprises

I cant really think of anything as i really do like my flat

My apartment is great and spacious. Very bright and soundproof. There are definitely things to be improved, such as including a rooftop garden or a gym.
I also don’t have a parking spot which makes it really inconvenient when i have people visiting.
Another thing i don’t like is that the office is only working from 9 to 5 during the week. It makes is extremely hard to receive my deliveries if i am not home.

On the other hand, the community is really great, we have local event happening.

The area is quiet, close to amenities and convenient for people with kids or pets.

They did not tell me bbq were not allowed on the balcony, however we have some allocated bbq spots outdoors.

I think my favorite place would be the balcony.
