Poor management L and Q

I have lived here since 2017 and have had to help L and Q manage the estate we pay them for. I find them disinterested, uncommunicative, self absorbed on how wonderful they are performing. They really believe their own rubbish.
They have no plans to manage estate
No able to review faults with our residents reporting.
Non ability to support all types of residents. Be that social, part owner and owners.
They have self appointed themselves to manage but are failing us and the community. They should give up their management right and resign.

Inability to manage and have criticism given against them. For two whole years they have not changed and can not manage anything. Blocks. Roads. Grounds.

Please share one thing (or more) which you wish you had known before you moved in:

The rates was lower and then they have increased rates higher than inflation thinking this is approapriate.

It is great here

The materials used are not very good quality. There are already cracks in the walls and the floor.
Great design, functional, kitchen could be improved.
The balcony is really spacious, big enough to plant my own herbs.

One negative is that the house is still in insurance but when we have raised issues they have not been responded to very quickly. But my landlord is great and she hired someone privately that did a great job.

If there was one thing you would change about your flat or property what would it be?

The quality of the materials i would change.

New area, younger demographic. Green and quiet.

It would have been nice if there was a closer underground station.
Also if there was more places to go out for a drink

Everything was as described. We definitely got what was expected

Great area

I think the building is fine though there was a few flaws. It is spacious and bright which is great.
Overall the building is well designed.
Only issue was the tv cable was not working so they had to fix this.

Are there any facilities you like added, or that you have but don’t use?

Easier access to underground like a shuttle bus would be good,
Velodrome, i don’t use it.

I like the calmness of the area and that everyone is friendly. It has good access to shop and various modes of public transport.
I dislike that it is overcrowded.

There was just a couple, no internet cable connection in bedroom but two telephone connections.

Clean and friendly

The flat is great, its large and installed with underfloor heating. The insulation is great so I hardly find myself turning the heat on but a downside of this is that it gets very hot in the summer. The community are lovely but its very quiet and secluded. Theres no visitor parking. The building management team are annoying as we have to go through the letting agency.

I wish that they would add shops so grocery shopping and social plans were more convenient.

Like – Good transport connections, we’re close to everything but far enough so we don’t deal with noise or crowds.
Dislike – Parking is difficult, theres not enough space.

They false advertised that there would be shops built by April but there isnt so supermarkets and restaurants are hard to reach.

Peaceful, convenient, and friendly

It’s great living here, my landlord is really reasonable and the area is really great. It’s amazing that I’m so close to London but not close enough to be in the hustle and bustle of it all, I do wish there was more parking available around the site though!

I like that i’m close to London but I don’t like the walk to stratford tube station

Great location but terrible building management!

The views from my property are great as I get a view of the Velodrome directly. The design is good, however the quality of the development is not great at all, even though it should be considering it’s cost.

Are there any facilities you like added, or that you have but don’t use?

It would be great to have a supermarket closer by however this is in process so there should be more built here very soon. There isn’t a concierge however there are other facilities like a 24hr gym.

Please tell us what you like and dislike about this area:

The transport in the area is excellent and is near a park. The neighbours are great too. However the aftercare after moving in was shockingly bad. The estate management is not very good either – the cleaning of the communal area is very poor. There has been a lack of transparency by the estate management while living here.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known more regarding the service charges as there was initially a dispute about it when I first moved in so was lowered, only to be raised again shortly after.

Amazing location and terrible management

It’s a great place to live as it’s really vibrant and exciting, with so many different people all living here together, the issue I really have is with the management agency, who have been late on the flat delivery and have been very difficult to get hold of, they also seem to have cut corners with the construction in many ways.

Why did you choose this development?

I chose this development for the area and the fact its an Olympic park.

I like the neighbours and the area

I knew pretty much everything but I hope people moving here’d know about the park fee

Very chilled place

Like that its a spacious one bed, with a covered balcony, its always good for relaxing there with a glass of wine. All double glazed and well insulated so really keeps it quiet and warm inside. The whole place feels nice and chilled.

Wish the concierge open for longer… sometimes closes at 6pm.

Please tell us what you like and dislike about this area:

I grew up here so love that its so close to my friends and family. Also love the nearby east village shops and everything in hackney wick.
Dislike, motorbikes playing around at night at the end of the road, can be pretty noisy and disruptive

No surprises, actuslly felt like the estate agemt was very open and honest

Great lifestyle

This development is much better overall than the other side. Its’ more families, cleaner, quieter. The apartment is very high spec.
Unfortunately you can hear through the walls easily and the apartment is always hot. We have never turned our underfloor heating on and have lived here for two years.
Also the management office has terrible hours, only open when i’m at work. Post gets taken there, without being told or informed by them and then its hard to collect.

Not really, i think they have everything you could possibly need.

I like that it’s a very safe area, and they promote healthy living. They have running areas, cycle paths, running groups and yoga in the square. They have a Facebook group for residents to keep up to date.
I dislike that there are parking issues. There isnt enough parking for all the residents. We have a parking space and if we dont park in it, people will park in it. Constant issue.

I was aware of most things, however there isnt enough sun on our balcony so i dont really use it.

Fantastic location and value for money

Quality of build not great. Lots of teething issues and everything feels quite cheaply made. Specifically had issues of plumbing and fittings.
Nevertheless, the house size is great, and even has a garden and roof terrace. I doubt you can find all these for the same price elsewhere in London…

What is the best feature of your home?

Garden. Its so lovely to have a peaceful garden in such a great location.

I love its proximity to everything you could ever need: shops, transport, gyms, restaurants, and hackney in general. Yet it is also still quiet and secluded. Doesnt feel like london, especially with all the nice parks surrounding it.
Lacks a bit of character though, no pubs. No physical history.

Not really, no surprises. Felt well informed about eveything.
