We believe the best information about a residential development comes from the people living there. Owners and tenants have a lot of useful information to share with their prospective neighbours, not just on the property itself and its locality, but also on the developer and the building’s management.

Happy with the design of the flat overall, however the only issue I have is with the balcony. The wind pressure is felt at full force as there’s no other buildings to block its path. The design of the balcony balustrades should have considered this as furniture is often knocked off or tipped over. Everything else is great. Spacious, quality build throughout. The property management company aren’t great though. Unresponsive, or very delayed response to queries when challenging service charge bills. The lifts keep breaking down because the people they hire to fix it are either sabotaging the equipment for future work, or just not doing a good enough job in the first place. A lift shouldn’t break down 20 times in the space of one year. The concierge is lovely and attentive. Happy we have her!

The building itself looks nice and we like it. As it is a new purpose built, we have most of the standard facilities, like lift, running water, hitting, electricity, bin area, bike area. Most flats will have a balcony. In terms of maintenance, the most basic, like cleaning the internal communal area is done acceptable, while the outside is poor. Sometimes, due to a conflict of responsibilities with Enfield Council, some problems may be left unsolved for weeks, months or never solved. Despite the new UK law, we don't have a freehold, so we do still pay a Land Rent Fee. :( Among shops and other amenities, the development lacks a huge Parking Spaces facilities, while Countryside just ignores all our emails on this problem.

Love my top floor flat. Very happy with the purchase. The design, layout and materials used are great. Lovely big rooms. Nice open plan areas which you can choose to divide at your own peril. Spacious storage too! My bathroom is actually the size of two! Wish they made my bedroom next door a little bigger instead, but honestly very happy. Haven’t had many dealings with the property management but from what I know, and see how they’re looking after the flat, all seems ok. Some stains on the lower floor carpets stairwell (to be expected) but still not cleaned yet. 3.5/5 for Hallmark.

The property is very spacious. When moving in, all of the kitchen electrical were provided to us, microwave, oven, dishwasher and fridge. Additionally a washing machine/dryer was also provided. The rooms are very large and so is the main bathroom and en suite. Overall, this is the best value for money development that I have come across in London

The property is located at a very convenient area next to the station and quite a few amenities around the area to full fill your necessities. The customer service and the post sale services were quite efficient too. Overall we have had a pleasant experience.
