Agar Grove Estate is a redeveloped housing estate in Camden, London. It’s close to King’s Cross and around 15 minutes from Camden Town Underground station. The estate has been redeveloped by Camden Council and Hawkins\Brown, Mae and Grant Associates. Agar Grove Estate is the biggest Passivhaus development in the UK.

Great experience in central london but overpriced

The overall development is in general pretty good. There are many facilities available for the tenants. The housing conditions are a little bit in a bad condition as they are old and the rent prices, i believe you have to pay are overpriced.

There are many shops available. You can find many groceries stores, barbers, restaurants and the transportation links are very good

Make sure you have clean neighbours if you have a balcony as you might experience mice issues

The development of or building is great! The new basketball/football court play area is great. Lovely to see the local community able to have a safe space to play. The noise from the building work at first can be a little frustrating at times but overall you get used to it and it’s a great excuse to not sleep in. The builders are pretty respectful of the area and we are always kept in loop with any changes/developments from the building works. I know a lot of people like to moan about the building works. But if that’s the case don’t join a guardian property in a building where we are here because they are redeveloping. Go somewhere else! I love it it here x

Brilliant area to live! Has everything London has to offer in the local vicinity. From clubs/comedy nights/gyms/shops/beautiful scenery.

Only downside is it can get quite busy over the weekends with tourists etc. There is also a big homeless/drug community in the area. Which I’m not actually that fussed on, it’s more that I feel there aren’t more things in this area to help these people x

Most guardian properties only give you up to two weeks notice that you have to leave the property. Whereas in Lulworth we are near enough guaranteed at least a couple of years before they start developing the main tower. So the security of this is amazing! Knowing we have this cheap rent in a lovely space for a good few years still. Brilliant way to try save some money x

It’s Camden! (…for good and bad)

The building itself is a big ugly 1960s relic. Let’s be honest, it’s an eyesore of a landmark. The flats within are a reasonable size (in my experience). And the quality of the interiors is mixed. Doubled glazed to varying degrees of quality. If you have a room overlooking the railway tracks, this can be an issue with overnight freight trains. West facing flats do get some great sunsets. The staff are friendly and so are most of the inhabitants.

Great location – Camden, Kentish Town and Kings Cross right on the doorstep. Really well connected, though proximity to the railway can be a big downside on noise and air quality. Also, be wary of leaving a bike locked outside.

Please share one thing (or more) which you wish you had known before you moved in:

Issues with freight train noise overnight. Appreciating the north south access of the building regards sunlight and local building work

How has the building management responded to any problems or issues you have raised:

I haven’t raised too many issues, but have had a reasonable response.

Overall it’s a good job, however, there are some stuff which does not make sense. Firstly, the balcony where you have the large barrier, just ruins it. Some spaces could have been thought out more in terms of design. There should be been checks done as some not finished, I.e flooring etc. Seems slyly rushed.

In terms of locations to places it’s perfect. Only issue is just parking where spaces are limited.

They’ve done okay, only after numerous calls and asks.

Modern and comfortable feel with a nice open spaces I like it a lot I have been living there for 5 years now and I like the community spirit and I feel like we have a strong unit and everyone looks out for each other I would highly recommend living here

Nice, but definitely needs improvement

The flats within the Lulworth tower are a very generous size compared to most within the Camden borough. The materials used in the construction of the building are also excellent. The walls & flooring are all solid which keeps the noise from other flats minimal. During lockdown it became more noticeable that the flats have no balconies. The management also appears to be unorganised & fails at the upkeep of the building terribly. There are always issues with the heating & water supply, lift is constantly out of working order & the satellite for tv is ancient in terms of Sky subscriptions.

Within walking distance of the immediate area, there are a few convenience stores but there aren’t many options of takeouts etc
The new playground is very disappointing & doesn’t provide play facilities for children of all ages e.g. there are no swings. The traffic noise is unnoticeable to someone born & bread in London how very the train noise & signal disruption may be an inconvenience to some

Design wise it is interesting but could have been better. There is only a park for children but at least the area is slowly getting better. There is not much parking space but the roads close by can be useful and empty at times. Property management is ok. During works there were issues with telephone lines.

It is well located. Just ten minutes away from Camden Town and fifteen from King s cross. Far from the noise but in a nice area

The overground is close this makes some nights very noisy and complicated to sleep for trains passing.

It is well organised and the local community tends to support itself through various initiatives

Wish I was warned about the development

I do think the development is interfering quite a lot with my life. I was not warned that this would be going on when I took my flat. It can get quite noisy especially early in the morning when all the trucks are arriving. My son is asthmatic and I do think all the dust has made his condition worse.

I was a bit unsure when moving to this area but having lived in this area for three years now I can honestly say I really like it. I like how central it is and easy to get to places. Some negatives are there is only one local shop which is overpriced plus there is a problem in the area with drug users.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had been told about the development that was going to be happening my son is asthmatic and I can definitely say this has made his condition a lot worse. I also wish I was warned that there was somebody living in the building that suffers with schizophrenia she has caused a lot of problems to mine on my kids life over the years and I can honestly say I would not have taken the property knowing that she was living in the block

Family friendly area

Well thought out design so there is a nice communal space with a park and basketball area, although it’s a shame they didn’t create a little bit more of a grassy area with picknick benches for adults to use too. Had a nice atmosphere though and very family friendly.

Easy access to transport links, all the stations at win walkable distance. Lots of shops and places to eat near by.

Love that it’s very easy to get to kenish town, which has a nicer atmosphere than the tourist area that is camden

Our outside food waste bin was removed and it was never replaced but most other issues are felt with efficiently

I like the second building more than the first, I think that each flat should have a balcony because it’s important for mental health to have your own outdoor space – a place to nurture plants and grow herbs and vegetables. Would be nice for the old residents to be offered the more modern flats.

Love the area, have lived here my whole life. Bin collection fine. Needs more parking availability. Anti-social behaviour has reduced since redevelopment.

Great area to live, having the security of the Concierge really helps the area.
