Modern flats in a convenient location

Modern, recently refurbished flats and common areas. The big windows make the flats bright, however really hot in the summer.
Building management is quite quick to respond and available to resolve any issues.
The building itself is in a convenient location.

Good transportation links within a couple of minutes,shops cafes and restaurants nearby.

Please share one thing (or more) which you wish you had known before you moved in:

Initially there was a 24hour concierge service, which was later stopped.

What is the best feature of your home:

Built in dishwasher and separate laundry room/pantry.

Well designed in a great location the only thing i would say is, it get awfully hot in the flat during summer

Can not complain the garabage bins sometimes overflows but i suppose thats down to the individual
Building management
They are always on their job, proactive easy to speak to easy to get ahold of as well
Property management
Same as above really any issues thay we have had we havr always resolved in a matter of days

What i like about the area is the amenties and transport links, what i dislike is occasional anti social behaviour.

Parking restrictions is frustrating and expensive, i didnt know this prior to moving in

Change the pipeing so that in summer it does not get so hot

Small but perfectly formed

We’ve lived in the building for almost three years and have thoroughly enjoyed it. The property managers are great, that’s been a vast improvement. The repair process can be really slow some times.

The flat is quite small but we manage well. I think we will outgrow it when our daughter gets older.

Croydon is a great place in terms of transport, shopping and socialising

Parking in Croydon is a nightmare! For guests

If there is one thing you would change about your flat or property what would it be:

The size! I think we will outgrow it when our daughter gets older.

The location of the building is near to East and West Croydon station, tram station to Wimbledon, bus stop. The flat is warm enough during the winter and the glass windows are unique. The flats are more for professional workers.

If the price of rent includes the insurance cost in case of flooding.

Convinient Central located flat on quiet street

The flat is centrally located 5 min walk to Croydon Centre or West Croydon Train Station and 10 min walk to East Croydon Station.

The flats are clean new builds and building management always keep the surroundings clean and nice. Would recommend to young professionals.

For every extra Key Fob you get charged 60 pound and the boiler controls make no sense.

With regards to the key fobs, unfortunately we have to order these in from a security company and this is what they charge. However you can certainly access the building with your entrance code as well as your fob.

Horrible parking

No outdoor space for kids to play. £75 on top of my rent for parking which is I think is ridiculous.

The building was good when it was managed by acorn, we even had a security guard.

Way of life is the current building management and since the switch I’ve had issues with people coming in building who shouldn’t have access.

No smoking which is annoying but some Neighbours are nice, I do however have issues with neighbours cooking smells coming in my flat.

There are loads of really good transport links with Croydon have 3 rail stations to get the various parts of london and the country.

There are loads of shops and retail parks so never have to leave the area to do my shopping. I like how diverse it is and meeting people from all corners of the world right on my doorstep.

driving around Croydon and parking is a complete myth with on street pay parking all around me and expensive car parks. Navigating round Croydon can be very difficult in a car and it is far easier to get around with public transport.

Very likely to get a ticket parking in this area.

What is the best feature of your home:

Ensuite bathroom only reason I moved and dishwasher.

I am sorry that you do not agree with the parking charge, may I point out that before raising the charges for parking, we had researched the parking charges from other residential buildings in the area and our charge is in line with others.

I am also sorry to hear that you feel Way of Life are not managing the building as well as the previous management company had. Although we do not have a security guard on site, we do have two building managers on site full time. The development has mostly respectful and friendly residents and very trustworthy staff but no facilities such as a gym, to offer. There are many supermarkets nearby so it’s easy to get everyday items. The flat is of a good size and build with good quality material. The residents are not allowed to apply for a parking permit which is inconvenient. The bills are included in the rent which is a fair price.

Like – High street is pretty close which means that restaurants and shops are very close.
Dislike – High crime rates which make living here unsafe at times.

Theres nothing I wish I knew about living here before I moved in.

The best feature is the open plan kitchen, which looks modern and spacious.

I am satisfied with my flat, its big enough for me and the windows allow a lot of light in so its a bright living space. The insulation is great so I dont have to use the heating much but despite this I pay £75 and sometimes more on electric and gas bills. The neighbours are respectful and friendly and the building is very safe. The flat has been fitted with cheap appliances which can wear out quickly. There is a lot of noise pollution and dust from the traffic which makes living here more uncomfortable. The council tax is high as well and the area doesn’t offer much greenery and outdoor spaces.

Like – Theres a tescos and good transport links nearby which is convenient.
Dislike – The surrounding area can get dirty due to rubbish and dust.

I wish I knew thats nothing to do around here as there no shops or restaurants.

If there is one thing you would change about your flat or property what would it be:

I wish they would hire a concierge and build a rooftop gardens.

Decent place to live

When we moved in it was clean as we were first ones to live there. All my neighbours are pretty nice, I don’t ever hear them through the walls or anything and I imagine they don’t hear me. The apartment itself is very well laid out, apart from a random pillar in our living room which is slightly inconvenient.
The management is not great when it comes to solving issues. If it’s something major then of course it’s a solved quickly but apart fro that it is very slow.
The parking here is not great at all. The only parking is pay and display and it is very expensive .

I like that’s its inbetween east and west Croydon so it’s easy to get around.
I dislike that the roads are all one way around here so it makes it much harder and longer to get around.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known the rent would go up each year so I would have gotten a 2 year tenancy instead of a one year. Also that the management would take so long to fix issues.

Box park close – great for food

Can get too hot in the summer and can’t open the windows much which means not enough ventilation. The furnishings are fine. Too much unusable space as flat design isn’t great . Security is fine and had no issues.
