The most significant upside and the downside of the development are amenities. The gym and spa/pool are really good and were the main reason I chose the building. But the downside is that spa is not working very often. Right now it's closed for 2 months without any reason/estimate when it's back, and, of course, the payments are not decreased for this period. For a year and a half living here, there were at least 5 periods when the spa/pool hasn't been working for a long time (more than a few days). It's super weird, and it wasn't happening in similar buildings I lived in before. Hope it will be fixed in the future

The building site is never ending, the noise level is disturbing, the property management is far from even the lowest expectations. There is a constant flow of Deliveroo, continuous malfunctions, no windows cleaning, entrance door always out of order

It’s always clean and tidy. The concierge are great! Great security. Great design. Great management, when things break they come to sort it out quickly, which is amazing. The spa team are really friendly and very helpful. Love living here. Great location

Heating system is quite slow and not that efficient The overall quality of the unit is far from justifying the purchase price, which is probably the reason why properties are mainly sold to mainland Chinese and HK investors only aiming at moving capitals out of China. As a result, landlords are obsessed about reaching the promised yield level, which is nowhere to be found in a healthy market, let alone in a pandemic. Staff is extremely friendly and always ready to help. Lots of confusion about access to the garage to park a motorbike: staff keeps preventing access although it should be granted for motorbike owners, as in other Berkeley’s developments in the area.
