YPP is a property management and lettings company who focus on student and professional accommodation in the residential sector. Founded in 2010 in Leeds, it has now grown significantly with developments across York, Harrograte, Manchester as well as well as upcoming developments in Sheffield and Liverpool. It currently manages over 1400 beds across 42 properties.

YPP developments

Gravity Residence is exclusively managed by YPP and is listed on HomeViews. Located on Water Street, it is a fully furnished, all-inclusive living experience suited for both students and professionals. It comprises of 104 luxury properties in a mix of studios, one and two-bedroom apartments. Residents have access to a wide range of communal facilities including an on-site gym, a secure luggage storage room for all residents as well as a grand reception and lobby area offering a concierge service.

Terrible Understanding of Situation

We have had countless viewings where we recommended YPP to visitors and paid our rent on time every month without a doubt until Covid-19 happened. As two students once the pandemic hit, we could not pay the full rent and that is when YPP said we could pay 80% of which we still couldn’t pay due to losing our other part time jobs related to the hospitality industry (but said we would try our best). As soon as we owed any money YPP began calling and emailing and have now said we can have a £135 “discount” if we pay the outstanding £800 for the last 4 months on the spot! (Keep in mind we paid £765 a month before the virus, so owing £800 over 4 months and them demanding it seems quite ridiculous) I would not recommend ever renting through YPP because god forbid a natural disaster or global pandemic happen, all YPP will care about is getting their money!

The area itself is dead in the middle of city centre so it is a nice and easy place to live, with plenty of shops and restaurants within walking distance. It is also just around the corner from the train and bus station in Leeds city centre. Although we are unhappy with the absolute poor management from YPP during Covid-19 and them having no regard for the health and wellbeing of their residents unless they’re getting paid.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had been less understanding with all the things broken in our flat when we moved in, cause they are the least understanding people I’ve ever had to deal with.

How has the building management responded to any problems or issues you have raised:

They commonly came to fix things that would break again soon after we raised the issue with YPP’s maintenance. Not to mention things were already broken before we moved in, and had we known we’d be treated so poorly later on we would’ve have been more bothered about it in the moment.

It is very boujee accommodation for temporary basis.

A very small studio and is noisy. I only live here 3 days a week and i don’t know how people live here all week. It is like a premier inn and is pricey. The quality of the rooms are okay but sound proofing is not great.

Heavily student based. The fire alarm goes off all the time and getting 5 fire engines out.

It is very handy for the whole coty and for my work.

No not really it fits the descriptions.

They have been fine in general. They do their best and i haven’t had issues.

Do not be fooled by the fake 5-star reviews

Don’t get fooled by all the fake 5-star reviews on Google. Scroll down and read the 1-star reviews and go to their Leeds City Centre reviews–those are the real ones. Their maintenance team might be great, but it’s only because they’re not the ones being opportunistic, patronising, and dodgy when it comes to your deposit at the end of your tenancy. That one ‘manager’ I corresponded with was the most unprofessional and patronising I’ve ever had the displeasure to deal with.
Be extra careful with these unprofessionals, especially if you’re a student, and more so an international student, as you’re an easy target for them because they think you don’t know any better. Or here’s a better option: don’t rent with them, at all. You’ve been warned.

Relatively quiet location close to the unis. Nothing wrong with the area.

I wish I had read all the negative reviews and believed in them.

Normally speedy, unless it’s about meter readings or rats.

Location is nice but the rent is high as the rooms are very small. No communal places offered. No facilities provided

I knew that it was exactly at the heart of city centre.

They respond to the problems within a week. Really appreciated.
