No better than any other new build company

Site management poor, constant dust which is completely unmanaged and gets everywhere (was told during purchase that a road sweeper would visit twice a day to clean but that peaked at once a week and was usually once a month), no attempts made to damp down the dust to keep it on the road so you can’t open your windows when it’s windy or your house will turn brown inside. House and street designs could be improved, some houses far too close together (especially some houses towering over bungalows). Footpaths routinely obstructed by careless placement of building materials with no accessible crossing points, so disabled residents or parents pushing buggies forced to walk long distances on the road. Workers routinely block driveways and surfacing the roads/pavements seems to have been done ad hoc with trenches dug across driveways without any warning at all, blocking people in or out. Workers vans parked dangerously close to junctions when alternative parking available, making it dangerous to drive out of site. All in all, a lot of basic oversights that could easily be avoided with a little more thought.

Please tell us what you like and dislike about this area:

Very poor transport links (unless you drive), no shops nearby unless you drive or walk 30-40 minutes. Street okay but cars already regularly parking on pavements, streets quite narrow, some people drive far too quickly in streets.

Please share one thing (or more) which you wish you had known before you moved in:

That the developer is exactly as bad as any other new build company, and that they will not rectify much unless you’re extremely persistent or force them to. Very reluctant to own up to their mistakes or apologise for them. Also wish the sales team had been more up front about customisation options, seems there’s no consistent strategy or approach to explaining options to customers so everyone is told different things (even when you reserve long before a single brick has been laid; lack of customisation after build ongoing/completed is understandable but not what I’m referring to here).

What is the best feature of your home:

The garage is big by new build standards and the driveways are wide. House looks quite nice externally.

I have a 2 bedroom semi detached property and honestly I hate it.

I have a 2 bedroom semi detached property and honestly I hate it.
The lay out downstairs is unnecessary and ‘un-liveable’ with children how the kitchen and living room join into the same room leaving you with no room what so ever for childrens toys,

My upstairs how ever is perfect to every last detail bedrooms are perfect size and lay out.

The garden is huge and just perfect for what we would use it for if we was allowed outside, the neighbours at the bottom of my garden regularly shout at us for being in the garden take photos of us on the garden also look straight through into my house via my kitchen window and my daughters bedroom window, (reported and nothing was done)
The houses at the bottom of the garden could have been designed to NOT face into other peoples property as it is breach of privacy.

Quite area close to an amazing primary school.

Bin collection is a HUGE problem on The culdesac as the bins need to be taken to the bottom of the road side I live at the very top of the culdesac also a single parent and have to leave my child in the house at night time when she’s settled in bed JUST to take the bin to the bottom of the road (residents have been and had ago at me for putting it out in the day time as is obstructs the road/curb side for other residents) I also do not really talk to anyone else on the street who could run the bin for me or even watch my little one for a quick second.

How much the houses lack of privacy because of the houses at the bottom of the garden

What is the best feature of your home:

The downstairs utility room and the decent sized bedrooms

Very happy buyer

Having had a “new build” previously, with another developer, the care from Woodall was outstanding.
They kept us updated throughout and there were no delays in completion. We were able to chose every aspect of our home and things were included as standard, that in our previous home, we would have had to pay to upgrade (such as tiled flooring, burglar alarm, landscaped garden etc)
Once we we had moved, any snagging was completed very quickly (in my previous property it took months-years).
We have lived here over 2 years now and have never had an issues with the property, including internal, external or appliances, plumbing etc.

Lovely development. All the neighbours are so friendly and it seems that anyone is willing to lend a hand. Very little traffic noise (aside from when building is ongoing, but that’s completely understandable)

Please share one thing (or more) which you wish you had known before you moved in:

Expect certain delays due to the postcode of a new build not being registered. It may take a while for your black bin to be delivered and may take a while for bills to start arriving, as the postcode has to be registered. Save for any bills, as it may take a few months to recive gas/electric/water etc.

What is the best feature of your home:

The kitchen- all appliances are such high specification. The tiled flooring looks amazing and it is such a lovely open space.

Would buy another Woodall home.

The building of all the houses seems to have been completed quickly and at least in our case, to a good standard. Any snags we had were dealt with fully and in good time without us having to chase the developers. Our house has the perfect layout for us and doesn’t feel ‘pokey’ like a lot of the other new builds we looked at from other developers. The sales process and design process was easy enough and the amount that was actually included without having to pay extra was a lot more than I was expecting. The only negative experience we had with the developers was with the builders themselves, their vehicles made the road almost impassable at times and often they were working with the radios extremely loud at unsociable hours but I guess that’s all part of ‘living on a building site’.

Please tell us what you like and dislike about this area:

The immediate local area has some facilities but they aren’t extensive. The street is nice, but the road is not wide enough in some areas for 2 cars to pass, this is compounded by some people parking on the foot paths.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would have known how dusty everything would get whilst work was going on elsewhere onsite.

What is the best feature of your home:

The amount/quality of fixtures and fittings that came as standard.
