The layout of my house is perfect for my needs and the right size.

My house is an end of terrace in a corner location. This suits me as I am tucked out the way giving me more privacy and a nice size garden. The layout of my house is perfect for my needs and the right size. I have had quite a number of snagging issues inside the house with things being poorly fitted. Within my warranty these things were fixed, however not quite everything. Although I am in the shared ownership scheme Midland Heart do allow me permission to make the house and garden my own. Only issue was I had solar panels fitted to my house but took about a year to finally set up an account for them as energy company wouldn’t accept they belonged to me and midland heart & developer dragging their heels in giving me a confirmation I owned them with my house.

Please tell us what you like and dislike about this area:

Shop is 0.5 miles away and no nearby restaurants or bars. However the open spaces along with the old railway line, parks and bridal paths make for very nice walks/runs/bike rides. Great location for bike rides to draycote water and lovely walks to cawston woods and beyond. However more housing developments threaten this land. I have adequate parking at my house and very little traffic noise. There are issues with anti-social behaviour by the houses the other side of the bridal path to me. And on a few occasions the bins haven’t been collected.

Please share one thing (or more) which you wish you had known before you moved in:

That more houses would be built across the bridle path from me, where a fair bit of anti social behaviour occurs. Also as there are social housing maisonettes in my street they all leave bins over flowing outside the front and congregate in the street as no adequate garden space to the rear for them.

How has the building management responded to any problems or issues you have raised:

Any snagging issues were dealt with within my warranty and without any problems

Great development, with excellent build quality of homes

The development is beautifully designed and landscaped, and will look incredible once all building work is complete. The build quality of the properties was excellent, with very few snags identified throughout the move in process.

Facilities on the development are limited as construction is still in the initial phase, however, communal and public facilities have been put in place even within the short amount of time that I have lived on the development – for instance, a childrens play area and a landscaped path through the country park. While additional facilities, such as shops, a neighbourhood centre, and restaurant/hotel are still several years away – a few additional basic facilities such as a post box being placed on the development (the current nearest one is 10 minutes walk away) and little bins in the park areas would be much appreciated.

As the development grows more will need to be done to manage the speed of traffic in the development (some vehicles speed well in excess of the speed limit already) and the car parking on the bridge (which limits visibility for vehicles entering or leaving the estate and will one day cause an accident).

The development is conveniently located on the edge of Market Harborough, and is a very short drive or a 15/20 minute walk from the town centre – where there is a large array of bars/restauarants, independent shops, along with the typical mass-market supermarkets. As the development is on the edge of town, getting to and from it is very easy, with easy access to main roads and the A6.

The street that I live on is very quiet and peaceful. There is more than adequate parking provision for each property, however, some residents do not make use of their driveways and park on the road. This wouldn’t ordinary be an issue however, some do not park particularly considerately (cars on opposite sides of the road parking too close together, parking on bends) which can make it difficult at times to easy get to the bottom of the street where my house is.

Of greater concern to me is the wider public parking on the bridge into the estate (near the park area/canal). Given the camber of the road/bridge, when these vehicle park on the side of the road (effectively turning a two lane bridge into a one lane bridge) there is very little or no visibility of the traffic that is coming in the other direction – when there are multiple vehicles all parked together this could be dangerous, particularly as the development grows and more traffic would be using the development roads. At times vehicles have also parked on the roundabout on the estate as well (i.e. actually parked in the circular road area). Please consider applying parking restrictions before an accident happens.

Please share one thing (or more) which you wish you had known before you moved in:

New build gardens are a completely blank canvass, so it’s worth thinking about what you plan to do with the garden as early as possible to allow you to get things lined up and make it feel like ‘home’ as quickly as possible.

How has the building management responded to any problems or issues you have raised:

Initial snags highlighted in the 14 day report were resolved promptly. I have recently sent off my 6 month snagging list, and am currently waiting to hear back from William Davis regarding these.

A lovely home in a great setting

We absolutely love our home. It’s modern, spacious and well designed giving us plenty of living space, especially in the kitchen where the family tend to congregate the most! The kitchen came fitted with Smeg appliances such as intergrated dishwasher, double oven, cooker and fridge freezer.
We have plenty of outdoor space which can be unusual for a new build with a great outlook over fields. The surrounding houses are quite spaced out too so we never feel overlooked.
The building itself is well built with people commenting on the finish of the brickwork.
We do however feel a little let down on is the quality of the finish inside. We had a lot of snags which is to be expected with new builds, however 3 years on and we are still finding aspects we’re not thrilled about. We have plaster coming off the ceiling in some rooms, some of the units in the kitchen don’t fit flush with some of the cabinet doors not sitting straight etc.
What has annoyed us the most is the cost of the property management fees for the ground work when he site is not yet complete??? The children are unable to access any of the play parks, roads are not yet finished…yet we are still being charged for the upkeep???

We moved into our new home in May 2018 and have really enjoyed living here ever since. Having lived locally before we knew the area well which offers a good range of local shops from Post Office, Co-op, local convenience stores, hair dresses and beauty salons…all of which are within walking distance from where we live.
Rothley is home to a few great pubs serving your typical pub grub and local ales.
Getting out and about is also very easy when using the bus links to and from Leicester and Loughborough which run every 15 / 20 minutes during the day but our recent discovery of the park and ride has made getting into Leicester City a breeze!
We enjoy living on our street, it’s quiet and our neighbours are so friendly. Parking is never an issue as there is plenty of street parking for the amount of houses in our area.
Bin collections are every Tuesday, alternating between recycling and general waste.

Please share one thing (or more) which you wish you had known before you moved in:

Perhaps knock on a few doors and speak with residents to get their honest opinion on living in the area and their thoughts on the quality of the home.

How has the building management responded to any problems or issues you have raised:

Getting in contact with anyone in the office to help resolves snagging issues wan’t easy! Response times were slow and often none existent with us having to chase (more than once) on some occasions.
The workmen they sent round to fix any snags were fantastic and very good at their jobs, often going above and beyond which certainly helped after having had not such a great experience with the customer service team.

The property standard and design are very good in our experience

The property standard and design are very good in our experience, WD have been prompt at resolving issues in the first two years under the guarantee.
The Sales Team have always been a great first port of call for issues and concerns when we first moved in.
The road designs are not conducive to safe speeds, both Trussell Way and Dodgson Close are dangerous as already mentioned. This has been raised but was not acknowledged by William Davis Head Office.

Please tell us what you like and dislike about this area:

The roads are a concern particularly the speed of vehicles travelling up Trussell Way and Dodgson Close, on our section of the estate, which has no traffic calming at all. This is a very high risk area for an accident the behaviour of some drivers is anti-social.
This is also a problem on Cawston Grange Drive, drivers speed through in excess of the speed limit with little regard for any other road users or safety, there will be an accident soon if action isn’t taken.
Parking is good overall as are bin collections, although council communication about bin issues could be better. Traffic noise is not currently an issue but it will be with the future expansion planned.
Access to shopping facilities is good.
Open spaces access has been fantastic but I am concerned that the green spaces we have enjoyed will disappear very soon under more housing developments. The environmental impact will be disastrous and it makes us question whether we will stay in the area long term. The infrastructure e.g. schools, A&E, roads does not exist to support so many houses in such a small area.

The actual proximity to the shared ownership properties was much closer than we expected. This has affected the value of our house.

How has the building management responded to any problems or issues you have raised:

Yes, issues were dealt with promptly and efficiently.
