This means that residents have access to a wide range of facilities and amenities on site. These may include a residents’ gym, a rooftop terrace, cycle storage, a concierge and security service, a cleaning service, a residents’ lounge, as well as on-site car parking. Apartments are available furnished or unfurnished.

Until November 2020, The Skyline 2 in Manchester was also part of the Way of Life portfolio, but has been subsequently sold on.

Great experience for a first time tenant

Overall I am very happy with the experience The Lansdowne has provided in the first 6 weeks of us living in the property. The only issues holding it back from being 5 stars is the issues around us moving in to the property advertised as brand new when it in-fact wasn’t. This was more disappointing than anything as we would have been happy to go into apartment 208 (which was offered) knowing it was new. Instead we moved into an apartment that wasn’t cleaned to a high standard, had soap and hair residing in the bath/shower area and had a few marks such as damage to one of a cupboards which was documented on our moving day. The previous tenant still has not stopped her post being sent to our address either so we are still receiving post which we have to hand over to building management to deal with.
Other than that building management has been extremely helpful and has made themselves available at any request and me & my partner look forward to the rest of the tenancy watching the community build up. The communal areas are a great place to have family and friends and the onsite gym is very well maintained.

Please tell us what you like and dislike about this area:

This is a prime location for anyone who works in the city. There are plenty of shopping locations as well as restaurants and bars in the surrounding area. There are travel links near-by which makes getting around the city/ in and out of the city very easy. Me and my partner also work very close by which allows for a very convenient work/social life balance.

Please share one thing (or more) which you wish you had known before you moved in:

Certain free to use facilities we were told about are not currently in use (such as the ice machine). We believe this is due to a small portion of the property currently being occupied but it was a slight disappointment to see it out of use during the summer.

Enjoying life at The Wullcomb, Leicester

The Wullcomb studio apartments are tastefully decorated in a minimalist white colour with pleasing wood-effect flooring and kitchen surfaces. The apartment comes well equipped with plentiful storage space in the kitchen and in-built wardrobe and includes a range of useful features such as a dishwasher, heated towel rack, and ventilation system. The studio apartments are designed in particular with a dividing wall which effectively creates a separate open plan kitchen and living room area and a more private bedroom area, which works very well. The windows are floor-to-ceiling which bathes the apartment in natural light during the day and the placing of ceiling-mounted lights are effective during the evening.

Some of the best features of The Wullcomb, aside from its’ location and value for money, is the security that it offers. Each entrance is secured with card-only access and each apartment has an intercom to communicate with people at the building entrance. Furthermore, there is concierge staff present 24/7 who are always approachable and happy to help where they can. The concierge also offers a parcel service in which they can accept parcel deliveries on a tenant’s behalf, which can be collected later when convenient.

Lastly, the Wullcomb social areas are delightfully decorated from the foyer and mail room through to seating areas on each floor. This also includes several amenity spaces located on the 5th floor, which includes a private roof terrace equipped with a pizza oven and barbecue, a fully-equipped kitchen, a work-from-home space, and a games room – which can also be booked for private events.

The Wullcomb is located a stone’s throw away from the exciting entertainment and shopping area of Leicester city with access to a diverse range of restaurants as well as a cinema and other useful places such as the Highcross shopping centre and gyms. It is also within walking distance of the train station, both local universities, and hospitals.

Please share one thing (or more) which you wish you had known before you moved in:

I wish that I had paid more attention to the directional facing of my apartment. This is because from about mid-afternoon until sunset I get direct sunlight into the apartment, which has made it very uncomfortable due to heat on some evenings through the summer. Secondly, the road just outside is a common route for emergency ambulances to pass through leading to some disturbed nights further leading to a preference that I would have had knowing this to pick an apartment facing a different direction.

If there is one thing you would change about your flat or property what would it be:

It would be nice to be able to paint some of the walls in the apartment. A second thing is that I would very much like electrical meter readings to be made more accessible. I feel that I cannot get this information and as such I am worried of being ‘surprised’ by a larger than expected electricity bill. It would be wonderful, and rather easy, to simply send an email to tenants with their meter readings in, perhaps monthly every other month.

World-class Renting Experience – Unbeatable luxury.

The architecture of the Wullcomb is state of the art, with rooms which are available in various sizes to accommodate for a variety of prices. The room we have is incredibly spacious with a great church view which is perfect for every sunset. It is not an understatement to say that the staff such as Stef, and Cristina, Dan and Carl are world-class in what they do for us tenants. The Wullcomb has recently just implemented a new addition, ‘Esquires’ a local café which is perfect for when inviting guests to grab a quick bite or drink. Other facilities and amenities are up and coming and it will continue to thrive and do well. Overall, the experience of the management of this place is unlike anything I have experienced elsewhere. It is no understatement to say that living here feels like home, and the staff go above and beyond to help achieve this atmosphere. There’s other luxuries such as roof top with a Pizza oven and 360* views of the entire city. Living here will make your friends and families jaws drop at what its like living in the heart of Leicester City Centre.

The Wullcomb is unlike anything else in Leicester. Located in the heart of the city centre, local amenities from one of the largest shopping centres (Highcross Shopping Centre) in the midlands at your doorstep, to fine dining and essential public transport, there’s nothing which can rival this level of luxury and quality. The management is top tier, no request is too small, and I am always met with politeness and support for whatever I need. The Wullcomb is unlike any other renting experience, with regular events such as a running group on Monday, to a designated chef who shares recipes to inspire cooking up new delicious food. There is no other renting experience like it!

I wish I had known how amazing it was so I could have moved in sooner!

How has the building management responded to any problems or issues you have raised:

There has been no problems whatsoever since moving in. Every request was listened to and exceptional levels of support has been provided to us whilst living here. We’re thinking about extending our contract, that’s how much we love it here!

Good location and value

I’ve lived here for almost three years and rented in London for twenty. Having lived in different areas and different kinds of buildings, I can honestly say this development is the best I’ve lived in in its price range. It is purpose built and functional with decent quality, minimalistic decor and fixtures.
Flats are in the process of being updated with new kitchens and bathrooms. The renovated flats are top notch but those that haven’t yet been upgraded are a bit tired looking. The communal areas need a facelift which we’re told is imminent and one downside is the lack of outside space unless you are on the top floor with a balcony. Although overall, the flats are much nicer than those I’ve lived in that are converted in older buildings.
One landlord owns the entire building and the building and flats within are managed by their own agency. I have found the staff friendly and helpful, and quick to respond when I’ve had a maintenance issue. We all received a handwritten Christmas card with a branded tote and very nice posh chocolates at Christmas from the property management team which I thought was a lovely touch.

Please tell us what you like and dislike about this area:

Surrey Quays is good value for a fairly central London location. Excellent transport links mean easy and quick access to most of London whether travelling for work or pleasure. Beautiful and historic Rotherhithe and Greenwich are close by. Funky Bermondsey with fantastic food outlets, craft beer and artisan shops is minutes away. Nearby Deptford is also seeing a renaissance with independent producers and retailers. Surrey Quays itself is a little run down but there is a redevelopment master plan under way.

Please share one thing (or more) which you wish you had known before you moved in:

Stratford and the huge Westfield is much closer than you think. Go and enjoy the shops, restaurants and entertainment.

If there is one thing you would change about your flat or property what would it be:

I’m in one of the flats that have not yet been updated so I’d love one of the newer kitchens.

The Lansdowne: My City Sanctuary

I loved my two-bedroom apartment at the Lansdowne which was modern, light, easy to clean and my sanctuary. I rented a furnished apartment, and was happy with the stylish, modern, yet comfortable furniture and appliances provided. When I moved in, everything was clean and ready for me to settle straight in. I was required to undertake an extensive inventory of the entire apartment at the outset, and anything with which I was not happy was recorded and as soon as possible attended to. Because of this well organised system, when I did move out 5 months later, there was no problem with the repayment of my deposit which I received almost immediately. The apartment was very comfortable and included a good washer/dryer, oven/stovetop/microwave, a large fridge/freezer, and a dishwasher. I also appreciated the extraction fans throughout the apartment which meant that damp was never an issue and even my laundry was able to dry just hanging over a clothes horse.
The reception area and other facilities at the Lansdowne were also excellent. Kept spotlessly clean, tastefully decorated and well maintained, it was always a pleasure to enter the building at the end of a long work day. Living alone, I also appreciated the good security of the building (fingerprint access and 24 hour concierge) which helped me to feel safe at all times.
I made almost daily use of the fitness studio, which was well equipped with high quality gym equipment, well maintained, and although fairly small, well laid out. I did not use the other communal areas, but as with the gym, I noticed they were clean, well maintained and welcoming.
My experience with management of the Lansdowne was top-class. Sam and his team, including the excellent concierges, were all exceptionally good at what they did. Always available, responsive, friendly, and helpful, I felt that their interest in the residents at the Lansdowne was genuine, and they worked together to create the best possible experience for each individual. This is not a common experience in today’s day and age!
Renting at the Lansdowne was not cheap, but I felt that what I received and my great standard of living made it more than worthwhile!

Please tell us what you like and dislike about this area:

The Lansdowne in Birmingham is situated in a good, upmarket area. Twenty minutes walk, or a few minutes tram ride from city centre, I found access to shops no problem despite not having a car while living there. Literally across the street from the Lansdowne is a convenient supermarket, Morrisons, where I did most of my grocery shopping on the way home from work.
Transport via tram, bus, and train is also within a few minutes walk from the building.
Parking at the Lansdowne is not ideal. Residents can rent parking space behind the building at a cost, while visitors parking is available for 20 minutes only. Arrangements can however be made with management or the concierge’s for longer periods.
Hagley Road is very busy and can get noisy, but I was impressed with the quality of sound-proofing of the building- when my windows were closed, I had very little disturbance from outside. This good feature also meant that there was little to no disturbance from neighbouring apartments as well.
I regularly enjoyed walks along the canals, Chamberlain Park and around Edgbaston Reservoir which are all lovely outdoor environments within easy walking distance from the Lansdowne. There are lots of trees in the area which make it feel less city and more green.
Not much of a night-life person myself, I did not personally make use of the many clubs, bars and restaurants along Broad Street and Brindley Place, but for those seeking such entertainment, it is close-by and appeared lively.
I always felt comfortable on the streets in the area and chose to walk the very pleasant route to and from my work which was in Edgbaston (about an half hour away) by foot. There were always many other pedestrians out on the streets which felt safe and generally clean.
The Lansdowne has a dedicated garbage and re-cycling room on the ground floor at the back of the building. It is regularly cleared and cleaned out. My only complaint was about the garbage collection site of the neighbouring apartment block: my apartment overlooked this site which is not ideally situated or well managed, and especially on windy days, their garbage would blow about, littering the parking area and outdoor space behind the buildings.
My overall experience of living in the local area of the Lansdowne was pleasant, convenient, and safe.

I came to work in Birmingham from South Africa and found it stressful having to choose where to live without ever having been to the area before. I read the excellent reviews of the Lansdowne online, and decided that this place would best meet my needs. Since I was going to be leaving my family behind to go across to the U.K. alone, I felt that my living conditions needed to be as comfortable and convenient as possible. Once I arrived and moved in, I knew that I had made the right choice and that the monthly rent, although higher than I ideally would have liked to have paid, was well worth every pound. Not only was I welcomed into a very nice, upmarket living environment, I was also supported by Sam and his friendly, competent staff to settle in to the new country and culture. Nad, André and Sam, you became my Birmingham family: thank you ever so much!

How has the building management responded to any problems or issues you have raised:

The tenants portal made it simple to report any issues: I had light bulbs which needed replacing, and a water leak in the kitchen. All problems reported were immediately acknowledged by email, and then usually on a Friday, when the handyman was onsite, I received notice that my problem would be addressed. It usually was within a week or so of reporting it.
