Wainhomes – amazing houses – poor service

Wainhomes have some beautifully designed houses all of which are on this development this you cannot flaw. However there has been non stop issues with the building management and property management, as you would expect all new houses have teething problems that you are told will always be sorted for yourself from the minor things of paintwork touch ups all the way to leaks from loose pipe fittings. When we first moved in it seemed everything we had any issues with would be resolved quickly and with ease however this was far from the case for the first 12 months of living in our new home we had many many issues from massive leaks in the kitchen and living room all the way to missing gates and even a whole wall missing! Wainhomes we’re 0 help with any of these issues constant phone calls missed days off work and being told basically that all these things were “normal” in a house at one point when we had rain coming into our living room though a faulty window fitting we were told nothing could be done about it as this was “unusually heavy rainfall” which no house was built for and we should expect it to rain in! This was the first of many major issues that no one wanted to solve, unfortunately we have has to spend a lot of our own money on corrections for the home that should have been covered with this being a brand new home but was not. Overall I would say although our house is beautiful and exactly what we wanted the money we have spend to make it livable due to the incompetence of wainhomes was simply unacceptable in the end.

Please tell us what you like and dislike about this area:

The development is pretty central to a lot of means to get to where you need to be. It has bus routes located all around it, it is less then a 5 minute drive away from multiple motorway links and is not far from the train station, this being said there is not a local tram stop nearby but that is the only negative transport wise. We have multiple shops, post office, hairdressers ect all within walking distance of the development. Parking has never been an issue due to every house having at least a 2 car driveway making minimal if any issues of parking, even though we are very local to a busy main road and motorways we have hardly any traffic noise whatsoever. All in all the location is not far from perfect for a lot of things.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had known just how much developers try to get out of any correction work needed to be done as we wasted so much time and effort and money on this in the end.

What is the best feature of your home:

The best feature of our home would have to be the kitchen/diner open plan as the space you have and the opportunity it opens up to have some many people in one space is incredible.

Nice local community

Houses look smart usually with decent driveways to prevent on road parking. The area is generally well kept and neighbours are welcoming. The property management down my street is personally good & roads have been been laid fully however I know they have been quite alot to tarmac in other parts of the area so hopefully they catch up soon.

There are plenty of parks and walks to take along the lakes with loads of wildlife. We have a local sainsburys, hairdresser, barber and coffee shops with a pub being built currently. Hopefully we get a chippy soon aswell.

Please tell us what you like and dislike about this area:

Nice community, great location with good local transport services. Most houses have driveways so on street parking is at a minimum. Bin collections every other week, and no traffic noise where I am located. I think the houses have been capped so hopefully they won’t be building too much more to keep it small and not overcrowded. Has a primary and secondary school already.

Please share one thing (or more) which you wish you had known before you moved in:

I think more local updates from the developers would have been good as usually you only find stuff out when you search for it online such as building updates etc.

How has the building management responded to any problems or issues you have raised:

Issues raised are being slowly resolved, still a few bits to go however with covid I expected delays, overall as long as they fix them all I’ll be happy.

Good development no complaints

Building and property management has been great, for a new build very few issues so only had to contact developers once or twice and was easily resolved so not much contact with management if anything. In terms of design the house is fine but design of estate layout could have been better.

Please tell us what you like and dislike about this area:

Good: Easy regular bus access, convenient to get anywhere in Manchester, supermarkets Local also plus getting onto motorway even with traffic isn’t too bad. Location wise can’t fault. From where I am no noise traffic or any sort of noise complaints. School local so there are a lot of teenagers coming by but no anti social behaviour either.

Bad: the junction getting out is a nightmare (not towards motorway) especially at rush hour, would be easily solved with better placed traffic lights/control.

Please share one thing (or more) which you wish you had known before you moved in:

One of the reasons I bought the house was due to the view looking towards the windmills/hills this has now been blocked off by more development work which I wasn’t aware of initially

What is the best feature of your home:

The kitchen. Really good size for a three bedroom home and that of a new build too.

Our first home

We have had very few snags and most queries on questions have been answered quickly by the site manager but we think he may have moved on as communication has gone slightly downhill – hoping to get our final snag list complete in January. The house design is good and we haven’t had any issues with the appliances – it’s good quality and we are happy with our home. The neighbours are lovely and we are lucky to be located in such a nice area.

Please tell us what you like and dislike about this area:

The area is ideal with lots of green space, perfect for dog walking. We are located on a quiet road. There is plenty of parking on the drive and the streets aren’t too busy with cars. It’s well lit by the street lamps and we haven’t had a problem with crime.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had understood how close the houses behind were going to be once built as they do feel a little on top of us.

How has the building management responded to any problems or issues you have raised:

Yes and initially communication was very good with Nat our site manager and Ben our sales manager but communication has become a little slower recently. They were very kind and lent us their salesroom chairs when our sofas were delayed due to Covid. Wonderful welcome pack too and a nice response to being first time buyers. Overall, very happy.
