Pleasant experience for a first time buyer

The process of purchasing the house was quite smooth and there were plenty of options available to suit all preferences. Although we found very few major snags, it did take some times to get any issues resolved which I would put down to poor customer service once you have moved in. Furthermore, after moving in to the property I did notice some poor design aspects, with radiators placed in inconvenient positions, doors opening on to one another and a lack of using all the space available and poor storage. Although these wouldn’t necessarily change my opinion on purchasing a house on the development I do believe there is some room for improvement. The development itself is nice, time has been spent on the greenery within the development and I can confirm this is in fact maintained, something I doubted when first moving in. Most people tend to look after their homes, so the general look of the development is tidy and well looked after. In terms of facilities there are a few parks spread across the estate and a lovely large green at the front.

Please tell us what you like and dislike about this area:

The development is based within the popular area of Wymondham which is nice, with the town centre being within walking distance. There are plenty of options in terms of supermarkets, places to eat out, takeaways, etc. depending on each persons preferences. The development itself is quite quiet with the occasional anti social behaviour like all areas. The parking down my street isn’t too bad most people have sufficient space on a driveway to park but I know it may be limited elsewhere on the development. It can sometimes be an issue if you have multiple guests as most houses do not accommodate for more than one car outside. Traffic noise can vary as the development is quite close to the A11 so will likely depend on where on the estate you are situated.

Please share one thing (or more) which you wish you had known before you moved in:

Although it’s not necessarily an issue, it would have been handy to know how close to the A11 road we would be and the noise during various times of the day. I would have also liked to have spent more time on our options as we know people who asked about things and got offered alternatives that were not presented to us.

What is the best feature of your home:

The layout of the property is very good for entertaining guests given the open kitchen dining area and the usage of a glass door to the living room. The location is also great given the town is within walking distance.

Great for walks

It would be really great to have a local shop on site that I think would do very well, especially as there are more houses being built. I think the layout is good with a mixture of houses and flats, only one slight bug bare is the turning into Ruppell Rise third turning on the left from the main Ruppell Rise is very tight when a vehicle is coming the other way as the curb sticks out a lot and I have clipped it several times damaging my alloys. The management of our block is not great, my neighbour has been out cutting the grass today because it wasn’t cut sufficiently and our communal area is not cleaned sufficiently either. We have all requested more window keys too, as we only have 2 each for 5 windows, but nothing has been done about it. We would also like more sustainable options for heating, water etc.

The location is great for walks and getting to local shops by car, there is a pub beside the development but no shops in a short walking distance. The other residence, so far, seem very nice and the place is very quiet at night. There is only one or two parking spaces per property and not many visitors spaces, so visitors tend to park on the road which is fine mainly so far.

Please share one thing (or more) which you wish you had known before you moved in:

I was informed by the estate agent that we could leave bikes in the communal area but then found out we are not allowed to leave anything there. There is a big bike shed so it is fine for me, but just double check on the items for you that are essential.

If there is one thing you would change about your flat or property what would it be:

It would be to have outside storage other than the bike store.

A Modern Estate Seven Years On

I’ve already alluded to the situation with poor planning design and the willingness of councils to pass such plans in my previous answer. The estate design lacks forethought, in that many households have two vehicles, and sometimes a company works van. The roads are narrow with few pavements for pedestrians. The number of vehicles parked in dangerous and selfish places is increasing. People do not consider where their vehicle will be parked when buying or renting a property. A number of people drive far too swiftly along the estate roads, and this adds to the noise, at various times during the day. I cannot comment on building/property management, other than some buildings under housing management responsibility are becoming shabby and uncared for, because of lack of responsibility for their own surroundings by some tenants. It’s also true that some owners also have no pride in their own surroundings. I anticipated a nicer feel to the Estate, but a great deal of the current situation is due to a decline in social standards and behaviour, coupled with selfishness, and lack of respect for others. Of course this is nationwide, and global.

This is a development that was initially started in 2014. I moved here in 2015. The local shops and facilities are in the market town centre, about a mile away. As with many rural small towns, it would be fair to describe it as struggling, but not as badly as others. If you buy a new property on a housing estate from a big developer, be aware that the ‘sales pitch’ about subsequent customer care is probably dubious. The reason for customer dissatisfaction is clear: poor workmanship by contractors/sub contractors, a lack of inspection of their work by the developer, an attitude of ‘that will do’, and a willingness for developers to accept that every new build will have an extensive ‘snagging list’.

How has the building management responded to any problems or issues you have raised:

My house is not managed by anyone other than myself. The two year after-sales service was virtually non-existent, and I quickly learnt it was far easier for me to sort out problems myself.

Quality issues and cheap materials in what would otherwise be a very comfortable home

Building management have been good at logging our snags – we have had lots of them which has been disappointing. We’ve had to chase for a lot of things and are still awaiting some but Francesca has been good at communicating and chasing contractors for us. We’re really disappointed with the green space management with the removal of greenery we were promised was staying and the mess that is now opposite us deemed a ‘wild flower meadow’ – it’s not. We have reported dead trees and shrubs by us over a year ago with this still ignored, we feel our end of the development has been forgotten about whilst we see the roads on route to the show homes very well maintained. This is a very unfair split of the maintenance fee we all pay to keep the whole development looking good (not just parts of it). The quality of materials used is basic; we’ve had two kitchen unit doors replaced, the kitchen tap was broken and we were out of water for nearly 3 weeks, we’re having two out of 3 fans replaced, we had a fence panel replaced, the gate doesn’t close properly, and we’ve had issues with the front door, and more! Perhaps if linden used a better grade of materials to begin with, to match the money we paid for our home, they would spend less time and money having to fix and replace these things.
Generally we are happy with the design and layout of our home and feel lucky of our placement within the development.

Haywards Heath offers plenty of shops restaurants and open areas. The development is on the outskirts of town so close to wivelsfield and Lindfield with further pubs. It’s quite far to walk into town but there is a bus stop right outside which is handy for those who need it. There could be more visitor parking – we have a lot of people parking in the development to walk around the woods. Since we pay maintenance really the estate should be labelled as private to help prevent this. We are tucked around the side of the development so luckily our area is quiet as we have no through traffic and we are one of the lucky few not to be overlooked by neighbours opposite. Most of the other houses are back to back with little privacy.

Triple check what the plans are for the immediate green area around your property and ensure management inform you of any plans to change these before carrying out works.

The development has a nice community feel – certainly our road of neighbours is wonderful and we feel very safe here.

What is the best feature of your home:

The wide hallway entrance is very welcoming and light, and excellent for accessibility.
