Great development but should be even better when complete.

Feels like a good quality, well thought through development. I’ve been really enjoying living here for the past 6 months and whatever small issues I had, they were all quickly resolved by a very helpful team. The flats are great both in design and quality, come fully furnished to a great standard, and the balconies are amazing! There was even a possibility of adding some personalised decor to the apartment, which is rare in rented properties (but I wish there was more flexibility with furniture). Unfortunately, pets are allowed only in selected apartments.

Please tell us what you like and dislike about this area:

New, beautifully designed development. Great location, good transport links (Stratford station/Bow Road/a few DLR stations in 15-20 minutes walking distance). A really nice bar and cafe on the island.
The development is not yet complete, so it gets quite noisy on most days because of construction works. For the same reason, pedestrians have to share walking paths with cars, which is far from ideal. Lots of facilities are still under development and their delivery is delayed without clear timelines (gym, grocery store, pedestrian bridge).

Please share one thing (or more) which you wish you had known before you moved in:

Wish I knew there would be delays in delivering some on site amenities! The construction updates are provided regularly but no clear timelines as to when new residential amenities are coming.

How has the building management responded to any problems or issues you have raised:

All the issues we had have been resolved on the same day or the next day, which was great. Easy-to-use system to raise any issues (on the app), friendly and supportive team of concierges and maintenance operatives.

Excellent Environment!

All the new buildings in this area are carefully designed for the multicultural community, which is quite excellent in my view, there is a lake nearby and the park nearby. Each building has its own mini-park, amazing. The car park is good, and the storage facility is very good. The building management is very neat and tidy.

Please tell us what you like and dislike about this area:

Overall, this locality is excellent and property management is good. However, we need bus facilities to be a bit closure, and grocery & off-license shops and restaurants should be near. People should stop using cannabis, and people shouldn’t park cars in front of the doors.

I am very happy to be here but I wish I could have been here earlier.

How has the building management responded to any problems or issues you have raised:

So far, I haven’t raised any problems or issues however, I believe building management is prompt responding.

Great house conditions but onsite team could be more responsive

Good: great house conditions, good social initiates from the management team.

Bad: onsite management team could be more efficient, responsive and helpful.
Some technical issues with the building are still due to complete since I move in 2 years ago but the maintenance team seems to prefer to put “bandages” than actually fix the problem.

Good: easy to access transports, friendly neighbourhood

Bad: sometimes it’s unsafe with same gangs walking around and drug trafficking in the area too

Please share one thing (or more) which you wish you had known before you moved in:

More clarity from the landlord in terms of the plan for the future of the island and safety of their tenants and a better control of who lives in the islands. In the tenants contract says explicitly that you can’t smoke on the flat specially drugs and not make loud noises and host parties after 10-11 pm and there’re still tenants who ignore it which makes families with kids like mine wanting to leave the island

How has the building management responded to any problems or issues you have raised:

Some issue were fixed quickly some others had two wait half a year. Some of the fixed problems reappeared after a short period of time.

Great location

The Parcel Safe facility in concierge is very useful. The concierge and maintenance team are helpful and welcoming. The maintanence team respond promptly to any reported issues. Looking forward to seeing more facilities be developed as proposed, such as the gym

Great transport links. Close to the shopping centre and supermarket. Limited parking availability.
