We had high hopes moving to Landsby. Sadly, it’s much like any other rental situation in London, but without the walkable neighbourly feel of other parts of London closer in. It feels like living in a hotel most of the time. There is a massive construction site directly outside the balcony that is very loud all day during the week and on Saturdays. It’s an overall unpeaceful place to live, as it’s loud almost always save for weekday late nights. We were misled at the viewing stage about the construction, which we were told would start sometime next year, but it’s fully underway now, so beware. I realise most people who have a regular office style job won’t be bothered much by it, but if you freelance or work from home, it will be loud, the balcony will be unusable, and your flat will be stuffy.

Delivery folks will struggle to find you for reasons I cannot comprehend. The large balcony, while seemingly nice, is utterly useless since they’re constructed of perforated metal and slats without a roof on the top floor, so it’s just a torrent all over the balcony during any amount of precipitation. The inside of the flat is mostly nice. The bathtubs are weirdly narrow, so it’s hard to relax in the tub. It gets soooo hot in the flat — it’s currently about 16 outside, but it’s constantly 25 or 26 inside, and opening the windows is out of the question due to the extremely loud jackhammering that goes on below all day.
It was nice to not have to pay a huge deposit, although we did still have to pay £1000 since we don’t have UK residency over 3 years. The background check process was ridiculously unprofessionally done, and move in was hectic, with no one able to fully follow through with giving us details without me having to nag and call and email an absurd amount of times in the weeks leading up to the move. No one had our keys at the concierge at move-in either, and it took about 20 minutes for them to help us.
The staff is mostly wonderful at the concierge and the maintenance crew is helpful and honest. We have had 2 leaks from the ceiling so far (2 months in), and they are still not fully fixed (large hole cut in the kitchen ceiling still). Some of the front desk staff can be a little salty, but I get it, and it doesn’t bother me, but it does bother my partner.
If I could, I’d not have moved into Landsby. I hope it improves, but my expectations are very low. The london housing market is just the worst. I guess Tipi is one of the best worst option available. We might look at Greenford Quay in the future.

We did have to pay a deposit. I wish we’d known the construction was going to start while we live here. I would not have moved into Landsby had I known this. We were misled.
