Affordable Modern property at the heard of Edinburgh

The design is and layout of the plot is good.
However the bike shed keep being broken into repeatedly and the repairs are slow. There needs to be a better security system for system.
The paintworks in the interior are patchy and some of the plaster work leaves a lot to be desired.

The area is very central and close to local amenities however it would be handy to have a convenience store downstairs in one of the empty plots.
The Leith Links outside is perfect for our dog.

Please share one thing (or more) which you wish you had known before you moved in:

Who the sub-contractor was.

If there is one thing you would change about your flat or property what would it be:

More care being taken with regards to the painting work, plaster work and would be sealant around the kitchen.

Great location, expensive property for the size and quality.

The external design of the development is very simple and not particularly inspiring, but it is understated and elegant enough. The apartments are well laid-out and comfortable though small, and the balcony is a very good addition to compensate for the size. The extractor fan for the cooker leads to an open space above the kitchen units instead of connecting directly to the main ventilation pipe, so is not particularly efficient. In our particular flat one of the main ventilation pipes runs directly over the bedroom and makes a constant hum, which in my opinion is a serious design flaw as it needs to be turned off via a hard-to-reach ceiling switch in the fitted wardrobe to get a peaceful night’s sleep. There are ample, secure waste and recycling facilities, although they occasionally become over-filled. The entrance, hallways and stairwell are cleaned approx. once per week, which is not enough as there is quite often litter in these areas and the tiles in the main entrance hallway are often dirty. The walls in these areas are quite badly scratched and marked, presumably from residents moving furniture, and so maintaining these areas by touching up the paintwork would make a really positive difference.

Leith Links is a stone’s throw away, and Leith Walk and the Shore are each within 10 minutes walking distance with all the shops, bars, supermarkets etc. that they offer.

Please share one thing (or more) which you wish you had known before you moved in:

It would have been good to have had it explained to us where the waste/recycling areas and bicycle storage are and how to access them before we moved in, as well as the security code to access the secure car park where the bicycle storage is situated, as we had to find this out ourselves after moving in.

What is the best feature of your home:

The long, modern open plan living & dining area with the floor to ceiling windows and balcony off is very comfortable and practical, and in a west-facing flat it’s a real pleasure to spend time there on sunny days.

Good but could be much better

Design looks nice, some items very poorly finished inside, have had to call builders numerous times to fix issues. Good access to bins and recycling, emptied weekly, lift is good for access above first floor, underground parking but does not have a secure bike lock, factors are not interested in securing it further as well as being less than helpful about building issues for example no lighting and cleaning services not turning up

Have loved living here close to city centre, not far to walk into town. Lots of local shops and places to exercise, beach nearby

building work is noisy very early in the morning but get used to it

If there is one thing you would change about your flat or property what would it be:

a change of property management as this one is impossible to get hold of. location is great and decent sized flats

Nice flats close to the Links

The building design itself looks solid and robust.
The flats are well designed in terms of making a good use of the space, with squared room easy to get the best from them.
The showers do have a couple of flaws: the crystal panel is not big enough and water goes out and not all walls are covered with tiles. Those to facts combined make the walls deteriorate quick.
There was an issue with a leak 2 years ago and Hart builders were quick trying to solve all issues related with that incident, which affected many properties (mine included)

Very convinient location, close to Leith Links, Tesco’s, GP and well connected with different bus lines and the (eventually) tram.
Other developments are in progress in the area which will renew the whole neighbourhood.

Please share one thing (or more) which you wish you had known before you moved in:

In terms of community expenses, we all cover all costs. The garden area is sadly used only by a few owners as a dog toilet or a place for a few loud wild kids to roam around, which is getting the rest of the neighbours increasingly angrier.
The flooring is not as good as Rettie said it will be in terms of noise isolation. We can clearly hear our neighbours steps and I assume our downstairs neighbours also hear ours.

How has the building management responded to any problems or issues you have raised:

They have been understanding and approachable, helping to solve the issues with no major delay.
