The Quarters Kilburn Apartments has a simple design, high standard and a modern convenient furnished such as a kitchen with a fully equipped (except oven and fan), bed with a convenient mattress (according to standard of firmness scale is a medium, which is very good), wardrobe and desk with chairs, lights are very suitable, wooden floor and heaters. Also, the building has been included a secure systems (CCTV and smoke/fire systems). Further, they have a good broadband provider for internet. Further more, all the environment of building is very convenient and clean. One of the features of building has a Starbucks cafe store.
We don’t forget the team-works that stands behind the management and maintenance with leaded by Selna Franco. She has all the ingredients for success in managing the building, whether on a personal or professional level. She is a friendly & patient to solve and all problems and make everything easy for the tenant. She is always smiling. All staff very friendly and helpful.

The Quarters Kilburn Apartments is located in area which is available a variety of banks, supermarkets, restaurants, bars, Gym’s and shopping stores. I think so all what you need is available in that local area. Also, It has been located near to Paddington Recreation Ground (Gardens). All public transportations are available and near such as Kilburn overground, Kilburn park underground and buses. The Kilburn High Road is a bit crowded through the day but peaceful in the night.

The location is very great.

It is warm in winter. It feels very comfortable.

The building is quite nice:
Very safe as it has cameras in all common places, clear fire exists, fire extintors and blankets…
It is warm in winter. It feels very confortable.
You do not get to hear other neighbors noises…
It is very calm here and safe.

About the staff, they are all very kind and willing to solve all your problems. I can only have good words to them.

About facilities, there is a laundry room with washing machines that you need to pay for to use and dryers which are free to use. Also, you get the chance to hire room cleaning service.

Please tell us what you like and dislike about this area:

It is pretty close to the Bakerloo Line which brings you to the centre of London in 25 min. The street where is located is excellent in terms of supermarkets, shops, groceries, gyms… It might not be a very beautifuk street but it gathers all you need. Also, it is zone 2 of underground which is cheapest, thats a good thing too.

Please share one thing (or more) which you wish you had known before you moved in:

I did not expect it to be that safe with all cameras and card door opening system.
Also, i want to mark out how silence and calm the place is.
Just to name a bad thing i could not see is that washing machine costs 5 to 6 pounds per use

High Quality Property but needs better staffing!

A high quality studio room at a reasonable price, all bills except council tax and WiFi are included in a package for £40 a month, which is very convenient. Most doors require a key fob to open so it feels very safe. Other residents are friendly, and there is nothing to complain about regarding noise levels. Staff are friendly, but their working hours (10-6) are inconvenient for those working, I wish they would stay a bit later! They also charge an extortionate “outcall” amount if you forget/lose your keys and need to be let in outside of working hours. Also, the laundry room is quite expensive – I’ve used the same laundry provider before at previous rentals that charge half as much as the machines in the Quarters do!

Very close to East Croydon station, can get to central London very quickly. Plenty of shops and supermarkets within walking distance, including Box Park.

Please share one thing (or more) which you wish you had known before you moved in:

You view a show flat, so you don’t see your actual flat till you move in – just something to keep in mind when making a rental decision. Also, I was told that there would be free WiFi. This free WiFi option offered, is very slow, and is actually “guest WiFi” – you have to log back in every two hours.

Great place for someone who is new to the city. Great facilities and responsive management.

Pros:
The Quarters Kilburn has been a great place to live these past 4 months. With lockdown there’s a low level of interaction but the manager Selna is so warm and welcoming. The maintenance team has also been pleasant and responsive. They even left a card and a delicious box of cookies at my door for Christmas which I really appreciated. They also put up nice decorations in the lobby for that time.

When I expressed interest in my flat, someone had been living here for 3 years prior and before I moved in, they did a very good job with the deep clean. I also got a brand new bed. They repainted the apartment and put in new floors and made sure it felt like new. So the facilities are quite good. Only thing I would beware of is the chair in the room isn’t made for long working sessions, gave me back pain so I bought a regular office chair since I’m working from home.

They take pride in the building maintenance. Since I’ve been here they’ve redone the carpets on all the floors. I’m on the fourth floor. They’ve done maintenance to the pipes in the apartments. The shared spaces, elevator, hallways, laundry room etc. are kept clean.

No issue with noise from neighbors or anything. People pretty much keep to themselves with the lockdown and everything.

Not all flats are the same. So some have balconies, some have bathtubs instead of showers. What you pay is dependent on how your flat is configured and what market rates are at the time.

They collect your packages and bring them upstairs as well depending on the time they arrive and if it’s during the week.

I’ve felt very safe here as well as someone who lives alone. There are cameras all over the building and swipe card access which only allows persons who live on your floor to access your floor. So that’s one of my favorite things about the building.

So in summary:
1. Good/pleasant staff
2. Prime location

5. Good maintenance
6. Swipe card access and cameras. Safety mechanisms in the building.

Cons:

The hob provided is a single hob so if you love to cook you may need to invest in some additional cooking equipment. I got a ninja foodie so I’m able to deal with that.

The internet here i would give a rating of 85%. That’s because there are times where I’m on work calls on google meet with let’s say 2 other people and it goes to shit because they can’t hear me or I’m distorted and I end up calling in with my phone. It’s been suggested that I connect with an Ethernet port, so planning to try that. It’s paid internet for ask 4, so I guess you can always try another provider too.

If you want to get pets you’ll need permission and I believe there’s extra cost (for instance if you plan to get a dog they must be trained and have a walker, but that sort of thing takes time if you got a puppy, so not ideal) involved so that’s not ideal if you plan to do that.

3. Pets are an additional cost/may be not allowed.
4. Will need extra kitchen appliance if one hob isn’t sufficient for you.

Please tell us what you like and dislike about this area:

The location is excellent. You really can’t beat the proximity to so many supermarkets, restaurants, clothing stores and gyms. There’s 5 or more supermarkets within 7 minutes walk from here. There’s 2 gyms even though they’ve been closed due to lockdown. There’s primark argos a few of other high street stores nearby. Lots of fast food options too. The London overground is also super close by. Location for this place is super prime, very convenient. The parking here is paid however and pretty pricey. But I don’t have a car so I’ve been unaffected where that is concerned.

The area is quiet, I’ve been working from home and only had a disturbance one day because some work was being done. But you’re usually sent an email before to let you know work will be done in the building or in the area.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I knew the “complimentary internet” didn’t mean internet was included in the rent. It just meant it was hooked up in the building but I still had to also pay for this. So I hadn’t factored this into the cost when making the decision.

What is the best feature of your home:

I like how everything in here was either new or up to a very high standard.

The best thing about this place is that the flats are modern

The best thing about this place is that the flats are modern – they are quite small, but I found that cozy.
Having to keep a key card for electricity can get annoying, but if you request a 2nd card (£25 fee), that eliminates that problem.
I’ve enjoyed my time here, but this place is ideal for people looking for short-term rental options, not long-term.
Not having a stove is also a con as you cannot actually cook anything in the building, so be prepared to order take-out a lot.

– Thick walls and windows so the flats are quite

– No Kitchen
– Laundry is quite expensive
– Fees when moving out

– Fire alarms went off quite often, which was annoying
– Communication with residents should be better. If someone is entering my flat, I should know about this. Many times maintenance staff have entered my flat without informing me of this.
