Amazing building in zone 2

We really like our building 🙂
concierge, rooftops (the views are fantastic – you can see London Eye, the City and Canary Wharf) and gym. Having the garage parking is a big plus!
We bought a 3 bedroom and is extremely comfortable and big for London standards.

The good aspects: location, good community in the building

How close walking distant is from Tower bridge

Very fast! Every time we email the company they always reply within a few hours and usually with a solution.

Pretty good

The area doesn’t have many facilities to offer such as parks for kids or social places for adults. Overall, my flat is pretty big, I have 2 rooms. I’ve had no issues with the flat. The flat is pretty warm due to good insulation and we don’t get much dust or noise getting in. The council tax and bills can be pretty expensive. I feel safe living here and comfortable amongst my neighbours as they’re lovely! The staff are great, they’re very friendly and the building has good facilities e.g a roof top garden and a gym.

Like – Close to work, so its convenient.
Dislike – Not the best views whilst walking around e.g greenery.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that Canary Wharf is actually 25 mins away instead of 10 mins as advertised.

Very disappointing, has potential

Modern building is nice, and my flat has a decent space inside. It’s location is good, being so close to the station. It is also great that it has air con and a balcony, can be hard to find these feature in London. The management is good at communicating with residents, and ensures the bins are always collected.
BUT dreadful concierge, won’t hold food or keys for you… they only do parcels.

While the area is is fantastically diverse, and has so many independent businesses and good nightlife, the area has A LOT of drawbacks. It is very noisy (especially at night), it’s quite dirty and grubby, often has broken glass in the street, frequently damage to parked cars, and it’s not the safest place

Please share one thing (or more) which you wish you had known before you moved in:

Concierge service has too much power, dictating what they will and won’t d0, and placing unnecessary restrictions. Also not enough car park spaces, and no guest spaces.
Expensive bills too…

Are there any facilities you would like added, or that you have but do not use:

Don’t use the conciege as much now, they have really come up short

poor design has resulted in unwanted pillars protruding from the walls

Window design and quality is very poor: (1) There are draughts through some of the windows, which lowers the temperature within the flat. TGM came twice to fix them, and it did not work. (2) There is no way to stop the slamming of the windows if they are open even with the slight breeze outside.
Interior: poor design has resulted in unwanted pillars protruding from the walls.
Winter garden: we strongly feel that it should have been completely sealed to make it usable. For the way it is now, it is like dead space. Besides, there are no plug points in it.
No space around the bathroom sinks. The position of the tower rails is too invasive, preventing us to place a cabinet in the bathroom.
Really bad point: when it’s windy outside, there is a constant cracking noise coming from various parts of our ceiling/walls due to the movement of certain vents.
Design of bedrooms could have been better: in our master bedroom, the cupboard size leaves a tiny space to its side which is not big enough for an adult to have a desk there.
Fire alarms: they went off for no reason on a few occasions.

Local amenities and transportation are excellent. Parking availability: very bad & car park fees super expensive. Bin collections: big recurring issues with bulky collections. Security: street lights between building and station not working. We are aware of aggressive behaviour in the area. No monitoring of sound system volume of singers or street preachers.

The bad quality of the windows.

How has the building management responded to any problems or issues you have raised:

Mixed feelings. Some of the issues were resolved, but the very important issue of the draught through the windows it has not.

Lovely community and modern facility apartment but several safety concerns

The flat itself is a decent quality interior design with all the amenities we need for the family. The landlord left some nice paintings on the wall. We also do not pay much as we used to pay when we lived closer to central London. However, the area has a few safety issues starting from our open courtyard which can be crossed by anyone coming as a stranger. There are speed bumps to slow down those driving through but people who do not live here often do not care and can drive fast at times. It is not safe for kids playing in the court yard! Our balcony is also a low hanging glass structure and I am afraid my kids might go over it in their play time. There is supposed to be protective scaffolding but not all flats in the site have it around the balcony. I also dislike the landlord and his management service. He does not fix things as quickly as we want or respond to our queries with as much care anymore.

The area is very safe and welcoming for a Muslim family and our commute to work in central London is not too far with access to overground a decent distance away. We also have access not to far away from here to good Halal supermarkets and restaurants for our religious preference. But there are one or two theft crime issues we have heard about in the neighbourhood.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the issue of cars driving through our courtyard but overall can not complain much about the flat itself given the cheaper rent we pay here.
