A fantastic place to live in the heart of Cheltenham.

The architectural design is striking, simple lines, complemented by the brushed metal, which is consistent throughout the property. Detailing inside the apartments is good, the design of the kitchen and bathrooms is excellent, the balconies add real style to the development and the use of the trees to soften the lines makes it look welcoming, The Gym in the basement is a fantastic addition to Rivershill, it is kept clean and the space is large and airy, with top of the range equipment. The development is managed really well, with clear communication, the bin store works well and the bike store is very useful. There is ample parking for visitors and they can use the roads locally too with ease, and there is plenty of outside lighting so you feel safe at night.

Please tell us what you like and dislike about this area:

Rivershill is in a great spot close to the shops, amenities, Waitrose and parks, culture of Montpellier and the theatres. Bus services are good, the train station is a little walk away. The street is quiet in the evening and particularly around the back of the development.

Please share one thing (or more) which you wish you had known before you moved in:

Hadnt appreciated people would smoke on balconies quite so much…its not great for people above them.

Love the look of the main reception/ hall, its a lovely feeling coming ‘home’ to the hallway, it still smells new!

How has the building management responded to any problems or issues you have raised:

Really well, quick and easily, when I had a query about bin stores, well done.

Overall design of the development is great

Overall design of the development is great and it is finished to a high standard. The external and internal finish is often complimented as being one of the nicest developments in the area. The development is well lit at night times marking the area feel safe and secure.

A couple of things we would note to improve:
– misleading and inaccurate marketing materials. Our property was intended to have an external path however this was not provided despite being on every marketing image produced of the development.
– the management company could be better. Very difficult to contact and have little involvement with the site.
– the development is still unfinished almost a year after being built with no permanent road access.

The development is in a very good location with good transport links, good access to schools and local shops near by. Suitable parking is available on the development however the design of the parking allocation is very random and little thought seems to have been applied when the parking allocation was designed. Some apartments have more than one car and so an option to purchase a second car parking space would have been beneficial.

The property was not going to match the marketing materials and representations made during the sales process.

How has the building management responded to any problems or issues you have raised:

Yes to most, no to more complex issues. We still also have snags outstanding that were raised 9 months ago.

Love the flat and the development.

Love the flat and the development. The location is convenient for the centre of town. Too many issues take too long to be remedied by the managing agent. The front door entry system is unreliable and when it fails, we’re unable to enter through the front door. The positioning is also extremely poor for visitors/couriers to use. Signage is also poor. Private property signs erected by the managing agent have already fallen off and our apartment number is omitted from the direction signage on the ground floor. Communal interior paintwork is also shabby. Now that all flats are occupied, an internal redecoration is needed. Some of our apartment snagging issues are also still unresolved.

Please tell us what you like and dislike about this area:

Good – great amenities, restaurants, shops, theatre and cinema in easy walking distance.
OK – on street parking and road noise (we are at the rear of the property, away from the main road).
Poor – our parking bay is situated directly under a silver birch. If we park in our bay, our car is covered in bird droppings on a daily basis. This is unpleasant, unhygienic and not good for the paintwork. Despite repeated requests to the managing agents to prune the tree, this is taking too long to resolve. Bin collections are erratic and often the communal bins are over flowing. For the number of residents, there are not enough recycling bins.

Please share one thing (or more) which you wish you had known before you moved in:

Better advice on using the hot water heating system. The advice from the estate agents and Barnwood was to leave the heater on constant. Our first electricity bill was enormous! We now use a time switch and our bill has reduced substantially.
Had we known that our parking bay was unusable (see above) we would have insisted on a remedy before we moved in.

How has the building management responded to any problems or issues you have raised:

As above. The management company have been really poor. Slow, unresponsive, poor communication and failure to deal with issues raised.

Fantastic Development with a roof terrace!

Fantastic location, roof terrace is brilliant and the finishes in the apartment are superb. The size of the apartments are also very spacious, great amount of windows making the whole flat light and airy. Overall really impressed and really happy it’s my first home.

No Negatives. All very positive, fantastic beaches nearby, great bars a restaurants a short walk away.

Please share one thing (or more) which you wish you had known before you moved in:

Maintenance charges have increased, everything else is perfect.

How has the building management responded to any problems or issues you have raised:

No issues, communication is fine. Maintenance charges have increased from what I was first told.
