Blackwall Reach is a joint venture from Swan Housing Group and NU Living. Planning magazine dubbed it the ’50th largest regeneration scheme in the country’, and it’s a project that’s transforming 20 acres of land in Tower Hamlets’ Poplar. Previously a 1960s housing estate, Blackwall Reach will deliver 1,500 new homes when complete.

Because this area of the development is on the north-east end of the Isle of Dogs, an area of East London circled by a bend of the River Thames, lots of places are easily walkable, too. Billingsgate Fish Market is a five-minute walk, for example, and Canary Wharf is about 15 minutes on foot. Just over the river is the O2 Arena, which sits proud on the Greenwich peninsula. I love it

It’s a well structured household, there are 2 bathrooms, its lovely. The design is great, it’s got 3 floors. There’s a terraced roof garden which is really cool, you got nice views and you can relax in the evenings.

We are close to the dlr, there’s good transport links, I love it

The building is amazing

The building is amazing. Reception area with concierge services, four lifts additional to stairs, safe and secure entrances. Each block has its own residents rooftop garden with almost a 360° view only accessable to residents. Polite and friendly neighbours. The apartment it self is very luxurious with underfloor heating fitted throughout, rooms are bright and spacious with floor to ceiling windows leading on to a large private balcony.

The area has everything you need and want, from restaurants and coffee shops to markets and and superstores within walking distance. Amazing and huge park with tennis and basketbal courts. The transport links in to central London and all other parts are easily accessible.

If only I knew what an amazing apartment this is ! I would have bought it sooner !

How has the building management responded to any problems or issues you have raised:

Building management company could do better and there is always room for improvement.

Simple flat, good transport links

It was the best place I could find in London, the building is shared with some flats being privately rented and some housing association. The flat is simple, I would say it is nothing special. The quality of the doors in the flat are not that great.

Please tell us what you like and dislike about this area:

The transport links are good, DLR, District and Central line are all close by. It is mostly quiet due to it being a private estate.

Please share one thing (or more) which you wish you had known before you moved in:

Where my flat is positioned means the sun rise shines through my windows. Also that the internal walls are really thin which means you can hear everything, even just the dropping of a key.

Still a work in progress

The management is a complete joke. They act very cheap and take forever to fix anything. We’re paying thousands in door maintenance because they don’t want to just change the doors to a better one.

We’ve been asking for 24/7 concierge forever and they are still dragging their feet. Same with getting a K9 patrol to rid the area of drug dealers and other ASB.

Be ready to have to escalate and chase regularly to get them to do anything; and when they send someone to fix something watch them like a hawk because chances are they will break something else while attempting to repair your snag.

Please tell us what you like and dislike about this area:

the area still has issues but they are being slowly addressed; this is a very well connected development with almost instant access to the cycling lane, DLR, bus station, or highway. It’s very convenient no matter your favourite mean of transportation.

Republic is very nice with several spots to grab a coffee or dessert and more shops are due to open soon, which is lovely.

The main pain point is the anti social behaviour still happening right there; this is still a hot spot for drug dealers, and we have an ongoing issue with anti social driving, especially during the weekend
The bin collection is a joke and is still a problem. For some reason someone decided they putting the bins right in front of your building entrance was a good idea so you are greeted by mountains of rubbish regularly. The council is catching up and I did notice an improvement in the last couple months but it is still a work in progress.

The apartment are very nice, good surface for the price but watch out for snags and defects; and you really need to harass management to get them to do anything.
Poplar High street will change soon so I hope the new layout and other improvements will help.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I visited the area after lockdown. We came when almost no cars were out so the area was very quiet.
With everyone back to normal the traffic noise is constant, and distressing during the weekend.
We had to budget for more soundproofing to make our flat liveable.

How has the building management responded to any problems or issues you have raised:

They are very slow to address any issues we have and we had to threaten to sue to get them to finally do something.
