About Strata
Strata pride themselves in building homes, not houses.
The only comment I have is that it’s a bit messy and the roads aren’t cleaned enough while development continues. The roads and paths are horrible to to use a pushchair with the kerbs being high and little holes and bumps everywhere . Hopefully sorted soon
Hairdressers, takeaways and shops all local within a 5 minute walk. Primary and high schools are also located within a close proximity
None I like the area it’s quiet so far it’s lovely
Downstairs toilet is the best thing for me it’s a time saver
The design and layout of the development is generally quite good and the estate is quite attractive. There is not much in the way of site facilities however, although we knew that when we purchased the property and that is ok with us.
Management of the site is poor, in my opinion. There is a POS (Public Open Space arrangement) in place between Strata and Meadfleet which seems to restrict residents/owners from having a constructive input into how our site is managed and what our service charges are spent on. I tried to engage with Meadfleet and ask when the management would be handed over to the residents but was told they had the agreement in perpetuity, so the residents have no say on what Meadfleet do or how they spend our money.
And when Meadfleet operatives do turn up on site to cut the grass and do other gardening then what they do is really sub standard, but we have no control over this, nor do we have the ability to change it. That is really quite poor in my opinion. It feels like a closed shop where owners of freehold properties are expected to pay for a service but have no say in who is contracted to perform those services and with that will surely come poor performance, since there is nobody challenging or questioning. Not good.
The development is on the edge of the village and so there is a little walk/drive to shops and other amenities, but you would know that before committing to buy and so it id not a problem for us. Transport links are ok and in general it is quite quiet and peaceful. There is quite a bit of traffic noise from Staveley Lane as they use it as a cut through and the speeds of some cars is quite scary at times. The local authority need to consider some form of speed control before there is a serious accident, or worse
Build quality (or lack of). Poor customer service. Inconsistency of communication. Unreliable contractors. Shoddy workmanship. Inferior materials used. Had we of known that £280,000 brought you such poor workmanship and quality then we may have spent our £280,000 elsewhere.
In the early days we were chased daily for our snagging list, and were actually told we had to have the snagging list to them within 8 weeks of moving in. We did this as we used an independent surveyor to conduct a full survey, and we are so glad we did as we had over 200 “snags”. Now, 5 months on from moving in, the communication and updates on who is coming and when have stopped alltogether. Its like if we dont chase them then they dont do anything.
Absolutely APPALLING aftercare and customer service. Nothing but problems since purchasing the property from new. Numerous plumbing leaks (love to meet the plumber who did my house !!) Structual issues with garden wall which Strata refuse to put right. Unsafe boiler which has been condemned due to incorrect installation. Again Strata have not put right and have fobbed me off. DO NOT BUY A HOUSE FROM STRATA, YOU WILL REGRET IT !!!!!!!!
Poor on street parking. Site is used as a cut through so occasions of anti-social behaviour. Communal green which Strata have been promising to develop since 2013 (still unfinished)
Wish I had feedback from other owners and I definitely would never buy another Strata property.
APPALLING Customer Service.
Never dealt with a company as bad as Strata
The houses look beautiful, varying colours of stone so it doesn’t look like the usual mass produced matching housing estates, a variety of styles that made choosing one pretty difficult! So much choice! The standard of things like the carpet, kitchen, appliances and tiling is very high. Snags were resolved when flagged though due to covid this was understandably slower than normal.
Lived in the area for 3 years prior to buying, very close to motorway whilst keeping the rural feel of the town. Nice pubs are not far away and good convenience stores. Plots have their own driveways so parking not an issue, but the number of cars per house hold appears to exceed 2 in a number of neighbouring houses so the top of the estate has a lot of cars parked on the road side (fine except when they park at the end of the T junction so turning is more difficult to do safely)
There are a lot of children on the estate and on the whole they are polite and respectful. Minimal traffic noise as there is only one road at the top of the estate which is fast but not overly noisy. Park and fields near by for walking and the woods are about 1 mile away. Lovely location
My personal preferences have changed in the short time loving here and I would actually focus on different things if I were to buy again. Some things don’t become apparent until you live somewhere, for example the lounge is on the front of the house and the dogs constantly people watch and get anxious when they see people walking their dogs. However, I love that we have a view over a large green space rather than into other houses
All snags and issues have been resolved except 1, which was accidentally marked as resolved last year but has been ongoing. They have booked to send someone out soon to fix this which is great
