Great location, attractive development, slow completion of shared spaces

Pentland Reach is an attractive development, with a good mix of different house styles and finishes, giving it a more organic look than the bland ‘copy-paste’ appearance of most new build developments. The green space on phase 1 is really good, with plenty of space between houses and shared green spaces. The second phase feels a lot more crammed in, with much smaller gardens, houses more or less on top of each other and very little in the way of public green spaces – it feels a lot more urban.

The build quality is good, but the completion of public spaces has taken a very long time – roads are still not adopted over 8 years after the development started. Public spaces are starting to be tidied up now, but have often been left in a messy state for weeks or months (and some even years) without any communication from the builders as to when they will be completed.

Please tell us what you like and dislike about this area:

Biggar is a vibrant town with good transport connections and a thriving high street. Good local services, including doctors, dentists, sports centre, library, etc. Very peaceful, yet with good road access to both Edinburgh and Glasgow and a reasonable bus service to Edinburgh.

Please share one thing (or more) which you wish you had known before you moved in:

I feel I was very lucky with the position of my house, meaning the garden is particularly open and not overshadowed by other houses. It is difficult to get a feel for that from looking at a plan.

What is the best feature of your home:

Good sized garden and attractive development. Great local services.

A nice place to live – Our house is definitely now a home

We chose the house as part of phase 1 of the development, so unfortunately due to Covid-19 completion of the house was delayed. We like the location of the house, the design is to a higher spec and standard that a number of other new builds that we viewed. The site management were super helpful when we moved in and for the weeks after. The majority of snags that we had were resolved quite quickly. I recommend that a thorough snagging list is completed within the timescales given. The road surfaces are yet to be completed, but I guess this is the same with most developments.

Please tell us what you like and dislike about this area:

The development is in a good location with close access to local shops, schools, recreational areas and a range of nearby supermarkets. I am local to this area, having grown up here; it is a nice part of Blackburn to live in. There are a number of other developments in close proximity to Story and new developments that are starting to build, so the impact on traffic etc is unknown.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had reviewed the plans more thoroughly, as I was not aware that there were shared gardens and a couple of other things. Parking is also a bit tight if the home has two cars and a visitor.

Find out about the optional extras early on.

It is a good idea to become a member of the Facebook forum to get advice on various things. It is also helpful to see what is going on in the community.

How has the building management responded to any problems or issues you have raised:

The site managers have been super helpful and responded to all issues as quickly as they could. Some issues were out of their control, as staff are not directly employed by Story. The induction was also helpful; I knew most things but picked up some new information.

Overall pleased with our new home.

Design of our house is good, we love living in our new home. We have made some changes to the property such as knocking a wall through to our kitchen and living room to make it more open plan. We would have liked to have an internal door going through to our garage too and this is something we may do in the future.

The design of the development is good and houses are not too close together with good sized gardens. The roads are narrow through and we have bumped a neighbours car reversing off the drive due to limited parking.

Please tell us what you like and dislike about this area:

There is a variety of local shops close by, including two mini supermarkets. These are a short drive away as it would not be convenient to walk with shopping. Bars and restaurants are very limited along with local schools for the amount of housing and new developments close by. I would say that open spaces are good at the moment and Witton park is a short drive away, good for children and dog walking.

Parking is very limited on the estate and this has meant that we have had to have our driveway extended privately due to the roads being so narrow. Traffic is quiet and the location is peaceful and quiet.

Please share one thing (or more) which you wish you had known before you moved in:

We were not informed of any extras we could have had such as oak doors and wish this was an option when moving in.

How has the building management responded to any problems or issues you have raised:

Only responded after constantly emailing the aftercare team and sometimes do not get a response back from them.

The building and property management are very good when the property is first purchased and the service provided by the sales staff is second to none.

Once the property is purchased the contact from the development team is minimal and all problems are dealt with over the phone by the company. Although they respond it is felt that the personal approach that is given when purchasing the property (by staff you know on a first name term) has been replaced by a service where you are a number and unknown.

It’s remarkably quiet and calming living at Aspen Grange. The development has not only considered families when designing the site but has created an idealic range of properties for older couples who don’t have families. The busy dual carriageway is barely audible and the site has the benefit of being on the fringe of all public amenities.
The property is beautifully constructed and is not only low maintenance but also energy efficient.
Excellent Transport links to the town centre with a good bus service and easy access to the M6 make it a desirable area to live for commuting to work not only in Carlisle but also further afield.
I am very lucky to have found somewhere to live that makes me feel happy and in these current times has not felt at all suffocating or unpleasant during lockdown.

All issues dealt with in 24 hours but I have been extremely lucky to have no issues.
