Excellent decision investing in a Stonewood home in Great Somerford!

The design, build, attention to detail and quality is why we invested in a Stonewood property. The environ harmonious with original farm setting, and layout good, the style of the house development has been much admired. We love the exterior look and the feel internally it is spacious and well thought out. We think the kitchen is fab and so is the wood burner! A couple of poor design considerations, such as no catches on Rationale windows or doors, which are a safety issue, and is hopefully being addressed. The lack of visitor parking is an ongoing issue. The heating system initially was a total nightmare, being a hybrid control system making it unnecessarily complicated. We love the interior finishes, choice of materials v good. It would have been good to have regular road cleaning during the site construction phase, as delivery and site vehicles create road dust and mud which is a constant issue. Or clean everyone’s windows over regular periods! The only issue we felt was poor, was quality of garden/turf/soil/level. It was great being given a bin / bike store. We had some snagging issues, but the Customer Care / Admin Team have been brilliant. Indeed all the Management Team and Site Team and visiting contractors have been flipping fantastic. Listening and responding to our queries and concerns, a first class service which has been much appreciated. We are often asked “Would you recommend a Stonewood house to anyone else” and our answer is a resounding “Yes!”…

Please tell us what you like and dislike about this area:

Initial problems with original villagers in particular Frog Lane, who resented the development, but as development continues, currently easing, but the original communal green area and walling altered to accommodate resident’s old tractor which is an eye sore. V good village shop, friendly pub, buses almost non existent. We had to ask for bin collection to come down into road, but that all is good now. We have been really lucky with our neighbours here, everyone is great. The main issue is parking for visitors or deliveries. There is no turning head at our end of the development, so if we have visitors, they or we park on pavements, which blocks way for pedestrians. The setting is quiet, rural and peaceful. There is a great community spirit, and allotment gardens are brilliant way of settling in too.

Please share one thing (or more) which you wish you had known before you moved in:

We found the soil quality, levels, and turf quality not very good. Our particular garden is almost impossible to dig, water collects and does not drain. So quality of top soil and ground underneath is poor. In hindsight, we focused on house and never paid attention to the quality of the garden.

How has the building management responded to any problems or issues you have raised:

First class service, all problems / issues for us as private residents have been dealt with professionally and promptly, which has been exceptional.

Somerbrook, Great Somerford. Good space, design, materials and a positive attitude to fixing things that have gone wrong.

Somerbrook feels more like a design led development because it has a different design style to most new build sites we had seen in the Wiltshire, Gloucestershire and Somerset areas we had been searching in. The built form is by no means uncommon across the country, but there were few if any sited in this type of location which offered the type of home found here. This, together with the relatively generous space standards and also ceiling heights, wooden floors, modern window styles and generally higher quality of build, materials and finish attracted us to this development in particular. There have been snagging issues but Stonewood’s problem solving approach is to be applauded.

Please tell us what you like and dislike about this area:

The Somerbrook development is only partially occupied and construction both of houses and landscaping is still underway. Completion we have been told of the site is early 2022. Therefore it isn’t possible to comment realistically until everything is complete. Living in Great Somerford is very pleasant, it may only have one shop, a local pub, the oldest allotments ninth country (apparently) and a small primary school, but it is really well situated for the M4 and Bristol, Bath and London. So ask me again next year.

Please share one thing (or more) which you wish you had known before you moved in:

We did a good deal of research, helped by the material provided during conveyancing and so we can’t really pick anything out of significance. The question implies that there might of been things that we have found out that would have decided us against buying the property which isn’t the case. This is not to say our experience, or the house could not have been improved but these things are not deal breakers. They include: 1) having a second light switch on the landing next to the master bedroom instead of just at the top of the stairs, 2) Designing the location of the boiler and hot water tank in the same way as in the Hendon house type, so that the Utility room is actually capable of fulfilling that function, Instead the house has an unnecessarily large downstairs cloaks and an additional storage alcove off the hallway, space that could have been used for services has therefore been wasted and the Utility room is somewhat cramped and too warm to be used for some types of food storage.

How has the building management responded to any problems or issues you have raised:

I know that our new neighbours have all brought issues to the developer building management team, and for the most part with good communication between everyone these have been, or have been arranged to be, resolved.

6 months at Somerbrook!

Vistor car parking is inadequate. Wider roads would be an advantage. Future proofing the design should have been better. Air source heat pump essential, solar panels and an EV charge point are 3 things that would greatly improve the design. I have already had to install an EV point, which would have looked neater if part of the design. When gas is outlawed and it will be, I’m looking at an additional spend of thousands to convert to air source heat pump. Handcuffed to FloGas pricing structure, as there is no competition. Unit price has already gone up. Very happy with the way that snagging has been dealt with. On some occasions multiple visits were necessary, but in general they are dealt with quickly. Lighting at the entrance to the development can be better and the road signs should be closer to the main road, as many people drive by without seeing it. Problems with the post code but I guess that is a Google thing and not a Stonewood issue – it sends everyone into Frog Lane or even worse Callow Hill. Overall, the house is great.

The location is excellent and the development fits neatly into the existing village. Village facilities are adequate. Great country walks on our doorstep and an array of supermarkets within easy reach. Generally the development is very quiet, very little road noise. Most residents grasp the road use in the area, unlike some site workers and delivery drivers who speed in and out of the development. Lack of visitor parking will be an increasing problem. Cars will be littered up and down the development parked mostly on the pavement.

Please share one thing (or more) which you wish you had known before you moved in:

The impractical tandem driveway is an issue, with shuffling cars around. Garden tap at the front of the garage would have been useful. The open plan front garden is inviting to animals from the farm. I’m not an animal lover, so therefore hate picking up dog crap on my property.

How has the building management responded to any problems or issues you have raised:

Snagging list quite extensive for the show home which was surprising. My expectation was that everything would be perfect and working. The list has been dealt with in a timely manner with great communication from Maisie and Martin.

Kitchen design is very inconvenient – the chopping space should have ideally been next to the cooker .
Gas emissions from side neighbour ( depending on direction of wind ) fly into the houses. Def not happy with this as although it’s built to regulations it isn’t safe for residents.
There are no facilities for children to play ( a little park etc )
Residents were given houses before work was completed thus making a mess of our drives and dust all over due to ongoing work on other houses.
Problems that are reported are not sorted within a reasonable time .

To check that wifi in all properties is up and running before people move in .

Very slow . Some issues reported in October are still not sorted.
