A true account of our home in Blythe Fields

We reserved our 4 bedroom detached house during the height of the first lockdown in 2020. Our current home was valued remotely and a sales manager from St modwen contacted us with a very reasonable offer to part exchange. This whole process went incredibly smoothly with communication from St Modwen and enabled us to move into our new home more quickly. Our house type is called Edwen, we would of preferred a larger master bedroom as an en suite was added but this has taken away space from the master bedroom, there is also no window in the ensuite and is quite small giving it a caravan feel. The 2nd bedroom is a decent size but the 3rd bedroom is again a bit smaller than we would of preferred. The front door which is very sturdy has only one glass panel above it whereas other house types have this and 2 extra panels down the side allowing for more natural daylight to stream into the hallway, one panel means the hallway is always quite dark and needs a light on to see clearly even in the day and particularly through the darker winter months.
Our house having stood empty during the first lockdown needed completely re plastering and re painting this was not done to a high standard which resulted in workmen having to return to fix this. In general, the finishing off such as painting and plastering was quite poor and could of been much better. Having lived in 2 other new builds we also have a lot more shrinkage here, all up the stairs and around window sills which we didn’t have in the other new builds it looks unsightly and is something we have to put right. Cornishing in all rooms would improve the general appearance too. However, whatever issues we have encountered your customer service team have always logged and resolved these.

Our estate is still currently being developed, although it has doubled in size since the 12 months we have lived here. We are are still awaiting for the roads and pavements to be resurfaced from their current temporary state in the completed streets around us. we expected this to be done sooner as this part of the build was finished some time ago. The road noise from the extremely busy A50 can be heard in the background, especially when widows are open in the summer or in the garden . In the winter when windows are closed this reduces greatly. I have considered contacting our local council as Draycott Road runs in front of the estate this is restricted to a 40 mph zone but cars and especially motor bikes ignore this and this is the traffic noise we hear the most at all times of the day and night, a speed camera along this stretch of road would surely help to reduce this.
We brought our 4 bedroomed house as our forever home, however the parking is very limited. We compromised on a driveway that was shared with a neighbour we would of preferred our own private driveway where we could of parked 2 cars side by side instead of one in front of the other, my husband works shifts so we have to swap cars around a lot. When my children have their own cars in a few years they will have to park on the street which is already very narrow and not possible to double park. This also occurs when neighbours have visitors. If a small overspill car park either for residents/visitors could be made available that would be greatly appreciated by all of the neighbourhood.
The bin collections are very regular and we’ve had no issues with this. I feel we live in a very family friendly community. As part of the development a park/recreation space is due to be completed next autumn this will give the children on the estate somewhere to play with wide open spaces. A 10 minute brisk walk takes you into Blythe Bridge village where there are local shops, barbers, schools.

The painting and general standard of decor was poor, I hope since we have moved in this has improved for other buyers.
To have blinds fitted prior to moving in we waited 6 weeks for an outside company to fit these.

How has the building management responded to any problems or issues you have raised:

The ground manager Nathan has always been superb, helping and offering advice. He is an asset to St Modwen.

Parklands Property Perspective

The design of the properties here at Locking Parklands is excellent with the principal of ‘life-time living’. Many are of an individual style – even a terrace of houses do not contain every property alike. Use of brick, stone, different woods, grey roof tiles, double-glazing – grey not boring white give the properties a very contemporary edge. St Modwen Homes have thought ahead for you – level entrances, wide doorways, secure by design locking systems, lights at front & rear of property. Bautifully fitted kitchens, available parking for all properties. Eco friendly with excellent insulation and solar panels. Light streams in from the different aspects of the property, so sometimes on a bright winter’s day – you would be forgiven for thinking it is a sunny summer’s day! A residential property management company acts for the Locking Parklands Community Interest Company and does its best to manage resources and give value for money but really could do with at least two Property Managers as this is a fast growing development and will need more as it reaches its target quota of new properties. As more properties are expected it would be good to see apartment blocks no more than 3 storeys high and the inclusion of lifts; as well as serious efforts to keep as much green open space as possible together with the completion of the Cycleway around the complex. It would also be beneficial for there to be continued consultation with residents regarding how the development of property design and facilties are provided as each new phase comes along.

As a growing new development, Locking Parklands [set below the Mendip Hills] is a ‘work in progress’ in a fairly rural area with a couple of shops and pubs, post office, primary schools and with a new Secondary School and Health Centre off the starting blocks. A new link road has recently been completed which will bring with it retail units, some restaurants and hopefully a library. However, Weston-super-Mare is a few miles away with restaurants, beach & Playhouse theatre. Parklands has its own fabulous green open spaces with many beautiful protected trees. If you are a shopaholic Cribbs Causeway is but 20 mins away with all the big brand retailers with good motorway networks connecting to South West, Bristol, the North and East to London – just don’t plan too much travelling on a Friday afternoon/evening! All properties have accessible own parking bays or drives and it works well if people park in their own spaces, unless they have more cars than spaces! We could do with more parking spaces for guests visiting friends and families.

Love my house, love my estate – hate that it’s a building site!

Design of Egstow Park is nice – the houses look impressive from the outside. What lets it down significantly is the constant building work, construction traffic and therefore mess which is still happening in areas which are finished. The roads looks unfinished and there are always signs or fencing up where bits of the road is being dug up. It’s horrifically messy when it’s been raining as the diggers drive to and from building sites through the main estate – there isn’t much point in having your car or windows cleaned. Property management to my home has always been OK but the garden was terrible. The landscaping has been done in a quick and cheap manner without the recommended depth of top soil. It took nearly a year to resolve this issue. The site needs to be managed in a better way. It’s chaos on a daily basis

Location of Egstow Park is excellent for shopping and services such as car garages etc. I would rate average for restaurants, could do with more and bars are very limited. I drive so couldn’t comment much on transport links but the busses seem to be very regular and bus stop very close. Parking availability on my street in particular is poor due to the building works happening directly opposite – it’s made the street very narrow and busy with construction traffic and vehicles. Bin collections are fine. The noise does travel into our street significantly from the McDonald’s at night, particularly when people are driving loud cars up and down the road at speed.

Please share one thing (or more) which you wish you had known before you moved in:

How much you’d still be exposed to the ongoing building work in terms of: noise on a weekend morning (before 8am), vehicles parked everywhere in sections which are finished, heavy duty construction traffic going through the estate almost every minute.
A positive: I didn’t realise how well a community would be established – we’ve had some great times especially through lockdown – singing outside, BBQs, carols on xmas eve. My advice would be to join the Facebook groups which are set up, get on Instagram and follow your neighbours home accounts and just get stuck in

How has the building management responded to any problems or issues you have raised:

Our street reported flooding on several occasions from the building work opposite – it took quite a while – in excess of 4 months for this to be rectified. I know many people have complained about the mud and mess throughout the estate – this does not seem to have been resolved.

The estate itself is reasonably well laid out and has a great sense of community.

The estate itself is reasonably well laid out and has a great sense of community. The location, right on the edge of the city but immediately next to open countryside is great and the properties provide good value for money overall. Main roads are also in close proximity, as are major shopping facilities (supermarkets etc). Issues wise, it is taking the developer WAY too long to complete the basic infrastructure and get it adopted by the council (roads and pavements still unfinished after some residents have been here for 2 years plus). The managing agent also appears to be completely invisible. The builders have been very slow at dealing with residual issues.

There are lots of facilities in the wider area (15+ minute walking time) but the development itself has next to no services directly on it other than a small park. A bus service is available from the edge of the estate but the nearest station is a 30 minute walk. Good shopping is available a short car ride away in Longbridge town centre. The estate itself is quiet and feels secure with a great sense of community. Lots of residents are young families which works great for us. The proximity to the countryside and lots of great walking areas is lovely, as are the views from our part of the estate which looks out over the countryside.

How long it would take for the basic estate infrastructure to be completed.

How has the building management responded to any problems or issues you have raised:

Initial responses and acknowledgement are usually pretty quick, however actually getting things resolved takes forever and they do not manage either expectations or timelines well.
