Nice communal facilities

The building feels like its really good quality and the appliances were also ready built in. There haven’t been any snags in any of the appliances which is rare as we are the first tenants of the building. Me and my two flatmates only moved in 7 or 8 months ago. I use the spa quite often however the gym is a little on the basic side but it is quiet. The open plan kitchen is my favourite place to hang out and cook. The apartment also has two balconies with great views of the park and 3 bathrooms, 2 of which are ensuites. The agents we used are called Foxton. The application process was conducted mostly online and felt very easy.
Visitor passes can be brought from the concierge who are open nearly 24 hours. The garden is always kept nicely.
Regular updates are sent via email which is good to keep in touch with other residents.

It feels very modern however it feels quite far out of London. There’s a lack of atmosphere here. The Befort pub is near by, however, no bars. Tesco is okay but I wish there were more premium supermarkets around

We were lead to believe we were able to get parking spaces although they only few months were we actually told of them.

City living made luxurious

Distillery Wharf is truly luxurious. Firstly, it is a new build. Compared with the new builds in Canary Wharf- Distillery Wharf has more facilities and lifestyle offerings (spa, pool, Harris & Hoole, restaurants, Tescos, boat club) which gives off an utopian vibe. Secondly, we picked Distillery Wharf because we wanted to be close to the airport, close to the city and have ‘lock and go’ property but we didn’t want to live in an old house. The fittings are high tech, everything is controlled on a touch pad or an app. Isolated air-conditioning and multiple light adjustments mean that more than one preference can exist in the same house. Lastly, the staff that keep the building functioning are fantastic. We are always in communication with the building manger, problems reported are always solved and the shared area always looks clean. Friends and family that have visited us were all deeply impressed by the presentation.

Bringing a little bit of luxury to Hammersmith

We bought a 2-bedroom apartment off plan and were one of the first residents in Distillery Wharf.

The apartments are of good quality overall with impressive design features (particularly the marble bathrooms, leather wardrobes). Other add-ons include air conditioning which was great in the summer (we never had to use the heating in the winter as the building is so well insulated), built in speakers and Lutron lighting all controlled by the control4 system (although I should add that this system froze a lot and did not function properly after one year of use). A handy video screen also allows you to see who is ringing your door bell at the main entrance (although again we had a few issues with this functioning after one year). The kitchen has high specs and everything worked well for us and the double glazed windows made it virtually impossible to hear anything outside which was great. We liked the pre-payment system for heating/water as we could control our costs and it was easy to monitor (much more transparent than other providers out there).

The facilities were the prime draw for us in this development and are second to none. Having doorstop access to the gym, swimming pool, sauna, steam room and cinema room was fantastic. We used the swimming pool in particular very often (having a swim pre and post the office to classical music was rather nice) and it often felt like we were in a hotel. We did notice however that it got increasingly busy at peak times as other buildings in the development completed so it will be interesting to see how they control this. We used the wine room, billiards room and virtual golf room for entertaining which went down well with friends and family – particularly as our flat could not host large numbers. The development is also very pram and young children friendly with wide doors and lifts.

In terms of service, the professionalism and attitudes from the staff was great and it did feel like entering a hotel with the ambiance and their attentiveness. The 24/7 Concierge service is very convenient for residents and Angus in particular does a great job at running the show. The service charge in my opinion however is high and not justifiable.

In terms of the location, we have really seen the transformation of this area over the past few years and enjoyed having Harris and Hoole, Tescos Express, the Blue Boat pub and Cafe Plum nearby. We also enjoyed being a 5 minute walk to our favourite restaurant, the River Cafe. To add to this, the development is a 10 minute walk to Hammersmith station which offers four tube lines and is conveniently located for the A4/M4 if getting out of London. The river path has also been significantly improved over the past two years with beautiful pedestrian routes down to Putney making this neighbourhood a desirable place to live.

Overall, we enjoyed living here and have many fond memories!

Contemporary living which is great for working people

As the nature of my work requires travelling to Heathrow and Central London , I have moved into the Lancaster House within the Sovereign Court development a few months ago . Sovereign Court is located in the centre of Hammersmith , which is a major transport hub with an underground interchange (Picadilly, District, Circle, Hammersmith and City Lines ). I could travel to Central London in just under 20 minutes , without worrying that I will be late for work . The direct connection to Heathrow Airport also makes travelling easier for me . In addition , it is a very short safe walk from the tube station .
Sovereign Court is also located in a quiet residential street . Moving into Lancaster House was easy as the concierge team was always there to help . Whenever a parcel is due for delivery , I do not need to be at home to wait for it . The concierge always store it for me , and I can collect at my convenience . Working long hours everyday would mean that I have to keep my lifestyle healthy . Just a few steps , I can workout at the gym located just below my flat . On sunny days , I choose to jog down to the Furnivall Gardens and along River Thames .
The apartment is superbly designed . As I work from home , the spacious living area is perfect . There is an open plan fitted kitchen where I can cook . Besides that , the kitchen leads to the private terrace offering exceptional views of the London skyline . Speakers are not installed , but wiring is provided for the Sonos speakers I bought . Over the summer , it was not too hot as the apartment has comfort cooling . Although the rail could be heard sometimes in the distance , the walls dividing the other apartments is soundproof . The communal area is also nicely decorated and there are two lifts serving the 13 storeys high building .
While the Kings Mall is under refurbishment , there are numerous high street shops and restaurants nearby providing a variety of choices . On some day off , I would choose to dine out at other restaurants which are located just less than 20 minutes away by tube . During the weekends , I usually meet up with my friends at riverside pubs such as Rutland or The Dove which is a walk away .
The Montpellier House within the Sovereign Court is close to completion . Overall I would recommend it because this could be a good investment opportunity as the average rental value is 410 per week , and the property prices in Hammersmith have increased at 14% per year over the last 5 years
