The design of the property is very good, access to the building is very secure and people living here all seem to be very friendly.

The design of the property is very good, access to the building is very secure and people living here all seem to be very friendly. When you first move into this property the developers do a handover and go through things with you. There have been a couple of minor issues since I’ve moved in and the management company does get them fixed quickly.

Please tell us what you like and dislike about this area:

Overall the property is lovely, the location is excellent, being very close to the town Centre and mainline station. Although it’s on the main road, you do not hear any traffic noises at any time of the day, it’s always very peaceful even when you’re outside on your patio.

I cannot think of any dislikes regarding the area the property is located.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had read and understood what communal heating is before I’d purchased this property, everything else is perfect it’s just the communal heating.

If there is one thing you would change about your flat or property what would it be:

The one thing I would change is the communal heating, this has proved to be quite expensive, you’re tied into using a company who supply heating to the whole building, you cannot change. Usually if you’re not happy with an energy supplier you can change to another supplier and even get a cheaper deal. Living here doesn’t give you this option, you’re stuck with the same supplier. As a customer I should have the choice to switch to any supplier and find better deals, I have found this communal heating costing more. I would advise anyone buying a property at this development to read and understand how communal heating works before purchasing.

Orchid court

Great development, good quality build. The appliances aren’t of great quality but do the job.
Good isolation, very confortable place to live in. Very efficient heating system via communal boiler and private heat exchanger.
Good quality overall, not much to complain about.

Close to the train station and to the high street, great location

There isn’t any food waste bins. It’s not a big deal but disappointing.

How has the building management responded to any problems or issues you have raised:

Sometimes took up to a week to get a response, but gets things sorted

Nice modern flat with convenient location

It’s a nice department, very convenient, modern design, with good care. I strongly recommend the agency, Lee Martin, who brought us this flat. He is a excellent seller. Overall, it’s a worthy investment.

The property nicely located nearby watford junction station, with 5 mins walking. It is also convenient to visit the market etc. dislike goes to the management of the property. In particular the lift and door checking system. We often encounter with functionless elevator and door access of cycle store.

The exchange takes ages. That’s the only complaint I have.

How has the building management responded to any problems or issues you have raised:

We just move in, have not come to that step. We will see.

Great quality development

The bins are just outside, and the security of the building is great. Several doors with fob entries before your own. The developers are also super attentive and quick to fix things. The design is nice, I have a 3 bed flat, over 2 floors called a duplex, and it’s beautiful.

Good quality development. Local Parking is an issue, but secure underground parking is offered. Traffic is there but triple glazing drowns out the noise.

There’s a kwikfit just nearby and it is quite an eyesore

What is the best feature of your home:

I love the 2 floor aspect to the flat, and the rooms are a huge size
