Great potential, horrible management company

On my end of the development (as of Sept 2021) the main problems come from the property management company, which part owns this development – One Housing. We have had problems with central fire alarms going off for days, flooding in the underground parking, broken lifts, disappointing weekly cleaning, limited maintenance of grounds including gardens. These unfortunately are not rare events as most owners and tenants complain about the same thing and have logged formal complaints. The management company is unreliable and truly incompetent. This is something that can substantially impact one’s experience of living in their new home. They do repair things eventually but it could be a very frustrating process to get there.

Please tell us what you like and dislike about this area:

The area is great – big parks, nice pubs, good connections to inner London. Air is clean. Parking is a bit difficult sometimes if you don’t have a space. On my end of the development there is rarely any traffic noise, maybe the only issue is mopeds going through the playground sometimes as a shortcut – I believe this is due to be addressed by the management company. Bin collections became bi-weekly when Covid hit, hoping they would be increased again. Anti-social behaviour hasn’t been great in our underground parking – we’ve had cars with scratches and broken windows, as well as kids smoking weed. These occurrences are rare and something very common in central London where I lived before. However, considering this is an area for family living – safety should definitely be improved. Our development, Montmorency Park, is due to also have a Community Centre and shops just under it, so access to goods and services would become even simpler.

Please share one thing (or more) which you wish you had known before you moved in:

Problems may seem overwhelming in the beginning but they are solvable. Get up to speed on your rights and responsibilities and apply them. Get in touch with your neighbours and online community, so you can influence things together. Don’t wait too long before logging in a formal complaint about a persistent problem, it’s sometimes an unspoken rule in these organisations that unless formal it can wait. Buy a contents insurances and have an add on for legal fees. This way if things are really bad you can use some legal help and not be hit by the cost. You usually have 2 years to report defects but start asap – make a spreadsheet, share it with the aftercare team and keep track of progress.

How has the building management responded to any problems or issues you have raised:

Building management has agreed to investigate and review complaints, however even when upheld – repairs need to be monitored to ensure everything has been delivered properly. They are incredibly slow to make repairs or deliver any information. It feels like a heavily bureaucratic organisation. However, I believe the owners and tenants have now established relationship which work, so for any new buyers the process would be much easier to navigate. Whilst for us, for example, with my partner when we moved in and called the management company about bin collection – the person from customer service didn’t even know the development existed and it wasn’t on their system!

Great location, beautiful flats and with a few tweaks would be perfect!

I did a lot of research before purchasing my one bed flat. I visited quite a few in London and having lived in North London my whole life, I knew Arnos Grove quite well and knew I always felt safe in this area.

The interior of these flats was superior to other new builds I had seen. The finishings are really well done and everyone always comments how nice it is when they visit.

It’s great to have a play area for those with young families, however these can be taken over by some local teenagers sometimes.

The cleaning of the communal areas could be a bit better. There are quite a few spiders around (but I might be more sensitive to seeing them as I don’t like them) and quite a few flies in the bin area, especially during the summer. Don’t know if we need more bins in the complex, but the central area seems to gather quite a lot of rubbish.

When I have raised any issues, they are generally done fairly quickly. Sometimes the updates are a bit slow so I find myself having to chase to keep things moving, but that’s easy enough to do.

Please tell us what you like and dislike about this area:

The high street does the job. There is a local Sainsbury’s, as well as some other convenience stores and Co-Op within walking distance. When you can’t be bothered to cook, there is a choice of takeaway options which are pretty decent.

Very handy to be a 5 minute walk to the tube station and a minutes drive to the North Circular. Thankfully can’t hear the traffic from the middle of the complex where I live. I have also taken the night bus from central London and it pretty much stops outside the complex which was ideal. Took me about 30 seconds to walk to my flat.

There is offstreet parking but it is slightly restricted (can’t park there Monday to Friday between 1100-1200). Would be good if we could apply for a parking permit, or even the daily ones on the off chance someone comes to visit during the week. Bin collections are regular. Wish the complex was private as a lot of people use it as a cut through, which normally would be fine but sometimes can attract groups of people gathering.

The local pub Arnos Arms is great and has a massive pub garden at the back. There are a few local parks as well; a highlight being Arnos Park which has a viaduct so well worth checking out. This is about a 7 minute walk away.

I wish I knew how hot these flats get. I think there should have been the option to install air con, like the communal areas. I think this is a problem with all new builds. At least there is an air filtration system, but the flats get very stuffy very quickly in the summer.

How has the building management responded to any problems or issues you have raised:

Yes. I raised a few things in the past and were resolved. The only thing that wasn’t was that I was promised railings on my terrace but then was told I wasn’t going to get them. Not the end of the world though.

I think the development is well-designed.

It’s very difficult to give an overall rating, as there are good and bad points about the development.

I think the development is well-designed. Yes, it’s next to the North Circular, but most of the flats are arranged so that the bedrooms are on the opposite side of the building from the main road, so shielded from a lot of the noise. This also means that the balconies tend to face south/east and get sunshine for the afternoon and evening. I think all of the flats have good sized balconies and large windows so you really get the benefit of the aspect.

The flats themselves seem spacious, have reasonable storage and also have plenty of electrical sockets. Sound insulation is superb – we heard nothing from our upstairs neighbour’s party. Having said that, the walls separating flats on the same floor do not have the same level of soundproofing, but it’s still acceptable.

The communal heating system works well and each flat has an active ventilation system.

The flats seem to be well built. We’ve only had a few minor problems since we moved in 3 years ago – a small leak under the kitchen sink, a faulty light switch, a sagging bathroom cabinet etc. Nothing serious. The builders were exceptionally good at fixing problems while they still had people on site working on the rest of the development.

Of a more serious concern is recent correspondence we have received from the management company hinting that the building may need significant remedial work to bring it up to fire safety standards. We are waiting for surveys to take place but if true, it’s unacceptable in such a new development and may mean extra costs for leaseholders.

Building management isn’t too bad. Problems seem to be fixed relatively quickly and although the management company seems a bit disorganised on occasion, it does feel like they’re trying to do their job properly. Getting a service charge refund was far more difficult than it should have been. I think other parts of the estate have suffered more problems, judging from email newsletters, but we don’t know about any of that from experience.

The Help to Buy process was painful and drawn-out, and the ground rent is quite frankly a rip-off.

Building work continues across the development, which can be noisy. It’s normally not a problem, as it’s during working hours, but of course now working from home is more common, the works can be distracting.

Please tell us what you like and dislike about this area:

The transport links to Central London are very good – there is a railway station 5 minutes walk away, and a tube station less than 10 minutes walk away. You can be at Moorgate or Oxford Circus in as little as 30 minutes, and of course the development is next to the North Circular.

That said, the traffic can be pretty noisy, but the value of the flats reflect that.

Not all flats in the development have parking. Whilst there is free on-street parking on some surrounding roads, space is limited and this is only going to get worse – the local authority plan seems to be to redevelop the area with a lot of housing without dedicated parking to encourage people to use public transport.

There’s some anti-social behaviour, but nothing too serious.

Although Arnos Grove isn’t particularly buzzing, there are some good local shops, pubs and restaurants. Friern Barnet retail park is a 15 minute walk away, and there is a large Tesco close by, too. Wood Green is 10 minutes away by bus.

Don’t just rely on the company they recommend to fit blinds and curtains – shop around.

Generally, fairly well. We haven’t had too many problems or issues to deal with.

It’s Not 10/10 but it’s Still Pretty Good

Pretty good new build in my experience, the communal areas are regularly cleaned, the grass and other plants in the courtyard are well maintained. Typically any complaints over faulty stuff arising are dealt with, however the housing association is sometimes slow to fix specific things. But it is bare bones – if you’re happy to have a low service charge and not pay for extra amenities like a gym or pool for example this should work for you.

Pretty good location, right next to the north circular which makes for quick access to the local big Tesco’s (3 mins), 7ish min walk away is Arnos Grove high street with shops, the tube and barbers etc. Also 7 mins from soon to be crossrail 2 station New Southgate. Parking can be a faff, but it is more about parking up the road a bit rather than having difficulty finding a space. If you’re on the Premier Inn side it can be noisy due to the clientele, however I have found the windows to be genuinely very effective at blocking noise from the road or the above. Before I moved here I checked the crime scores and they were below the national average and below much of London for the same price band.

The flats can get quite warm in the summer as they’re very well insulated, so on your first summer come prepared with fans and stuff

How has the building management responded to any problems or issues you have raised:

They’ve responded promptly to my issues, however I know that this has not been the case for others. We are now getting a spreadsheet from the housing association detailing issues to be fixed and how they’re progressing, with updates etc. It feels as if there are some snags still being worked out, for example the car park gates failed last week but are now fixed.
